Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

Our offerings include fresh air and sunshine, amazing night sky, endless views, and plenty of space and privacy to enjoy your moments in nature. You'll find our amenities and activities puposefully sparse here. Upon booking, there are about 5 miles of dirt road on the property that you are welcome to explore on foot or by bicycle.
Rustic is the theme here. There is no shower, no wifi, and no electricity available, but you will enjoy your own private spigot and the cellular service is acceptable.
For any sites located south of Ballinger Wash, your vehicle length is limited to 22' and no more than 4' overhang from the rear axle, so you don't get stuck in the crossing and block access for others. Towing services are 1-3 hours away.
Our Songdog Camps are sparsely scattered atop a 200 foot mesa that looks west over a valley offering stunning desert sunsets and amazing stargazing. These UPPER SITES are NOT OHV friendly, but any of our canyon bottom sites are a great base for your riding adventures up in Ballinger Canyon OHV. We'll be happy to recommend a site for you. **Forest Service law enforcement is actively ticketing unplated OHV on Ballinger Canyon Road. Be sure to know and abide by the laws.**
Our friendly cancellation policies vary between 24 hours for simple campsites and 72 hours for our Glamp sites and Group sites. Be sure to check the Google for distance to Cuyama Valley, and your dates for availability and site descriptions. Welcome to Finnon Lake Recreation Area!
The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the Mosquito Fire Protection District's fire protection efforts and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website. Finnon Lake is also home to a popular 27-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only. 530-622-1060.

Finley Camp is nestled along Finley Creek in West Sonoma County. Campsites are located in open flats surrounded by Coast Doug Fir, Alder, and California Bay forests. Each campsite has a picnic table and fire pit with cooking grate, and access to a porta potty and hand washing station. The campsites are located past the end of the county road allowing for a quiet peaceful experience. Enjoy a quiet stroll on site, the surrounding communities of Bodega, Bodega Bay, Valley Ford, and Tomales, or just enjoy a quiet day in camp. Our sites are located approximately 20 minutes from Bodega Bay. The campsites are 2.5 miles from the coast and the weather can be unpredictable. As a general rule, it is very similar to that of San Francisco.
All camp sites are situated in a valley that offers protection from the coastal winds. The have both morning and evening shade. Sites #2, #6, #7, and #11 have the most space, while sites #4, #7, #8, #9 and #11 offer the most privacy. Sites 1-3, any combination of 5-7, and 12-13 are well suited for groups. Other site groupings work well depending on the number of sites being reserved. Site #8 is unique in that it has a wood deck/platform for tents. There are also NO wood fires allowed at site #8 as it is under the tree canopy. A propane firepit is provided for your use. You can bring a 5 gallon propane tank from home, or a full one is available for rent on site.
Well behaved dogs are welcome at Finley Camp. All dogs must be kept on leash at all times while on the property. There are no exceptions to this. Finley Camp is located on an active cattle ranch and directly adjacent to a neighboring ranch with cattle.
WE HAVE BEEF AGAIN! Beef is free range grass fed and all naturally raised. Please contact camp host for a price sheet or review price sheet attached to the firewood stand near Site #1.
Also be sure to check out our orchard tours! The apples are ripe now and our verities will continue to ripen thru late November. We'll take you to our family orchard where you can pick apples, pears, or blueberries in season and taste yummy treats out of our family garden.

This 60 acre property is located approximately 3 miles east of San Gregorio Beach in the San Gregorio area. There is no home here, only a travel trailer on the Upper Meadow. It is very peaceful, quiet and beautiful throughout the seasons.
We are 5 minutes away from the San Gregorio General Store and cafe and 20 minutes from Alice's Restaurant. We have great cell coverage for Verizon, AT&T and Visible. Experience shows that T-Mobile does not work here and I don't know about the other internet providers.
There are four campsites, each with easy 4WD access. Two of the sites offer total isolation with amazing views while the third site, while in a nice setting, is more useful for a quick overnight stay with no views of the ocean or canyon. Please note that five easy-going cows (no bulls) reside on this property.
Dear winter and spring campers, please consider using "Sensible Weather" for your trip protection in the event of heavy rain or even high temperatures in the summer and fall. I have not used this insurance feature but the description makes it look worth considering, available when reserving on Hipcamp.

Located within 45 minutes of the wine country and 2 miles from the coast, our property is 400 acres of rolling hills and redwood groves, with a creek running along its base. With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The evenings blanket guests with a sea of stars. Toast up some s’mores and warm up some hot-coco over a beautiful, crackling campfire. Remember the s’mores and always follow the “Leave No Trace” principles. There are large trash bins by the entrance.

Please note:
OHV’s are allowed. They count as one of the allowed vehicles per campsite and must adhere to the speed limit (10mph) and remain on established camp roads while on the property. They may not be driven from 8pm to 8am. It is strictly forbidden to ride your vehicles through the forest, meadow or off any established roads on or off property. Please research which of the surrounding forestry roads allow for your vehicle type to be driven on. Campsites on the west side of the meadow (F, G & H sites) are partially accessed by a forestry road that does not allow dirt bikes.
Horses: The horses which may be roaming the meadow during your stay are not property of Holcomb Valley Ranch. When horses are present, guests and their pets are prohibited from entering the meadow. Please do not approach, interact, feed or touch the horses. This is for your safety and the safety of the horses. Do, however, take lots of photos! They make a perfect backdrop:)

There is NOTHING like being in the wilderness of this area for a good re-centering of the soul! We have found it to be a true blessing for our family, and we hope you can experience this blessing as we share this space with you.
We feel certain you will not be disappointed with our beautiful river canyon. Our property is situated right on the middle fork Cosumnes river. The swimming is awesome and the stars at night will put you into a state of awe!
In the area there are many family owned wineries in the area, most of them offering free tasting! It’s a short drive to Tahoe and the Marshall gold discovery site as well as the historic hangtown Placerville. We are happy to make suggestions for local hiking areas, like the Devil's Slide "Gorge" only a 15 minute drive but like a trip to mini Yosemite. The Caldor Fire was VERY close to our property and a back burn was initiated nearby the our house (literally 200' away!). Our property became a pivotal point of fighting the fire in our community known as the “Ant Hill Army”. Ask us about the story!

Patchen Farm is a 6 acre, choose and cut Christmas tree farm. Since the farm is only open during the holiday season, in the off season you'll find a working farm (work being done, cars coming and going, etc.).
THIS IS A NO FRILLS STAY. NO ATTENDANT ON SITE. NO NEED TO CHECK IN OR OUT. NO RESTROOM.
Patchen is located only 10 mins from downtown Los Gatos in one direction and the Santa Cruz beach in the other direction. Perched at the summit of the Santa Cruz Mountains, Patchen offers the scenic beauty of lush redwood forests and views of the surrounding area. There are several wonderful wineries within 5 miles and great hiking and biking trails. The one and only store in the mountains is the Summit Store and just 3 miles down Summit Road. They have plenty of the essentials plus an excellent deli, wine collection and coffee bar.

The Meadow Grove is a wild and natural pasture with campsites located near the historic Narrow Gauge Railroad bed on a family owned working ranch in coastal Northern California. The camp sites are nestled in a pasture and grove of mixed Eucalyptus, willow and cypress trees. The sites are perfect for tents or camper vans, or small trailers. [When we open in the spring, the grass can be 'slippery' and it is recommended you have 4WD. Around mid-June it is dried out enough for 2WD access to all sites]. Not suitable for RVs
It is also, managed and operated by a single mother. Please keep this in mind.
Notes about the campsites are: They each come with a picnic table. The grounds are a working ranch, so there is variations of the soil- some lumps and bumps and general natural state of a pasture v. a groomed lawn. Site #1, #2, #3, and #4 have the most level areas for parking and tent-ing.
Up until mid-June, we recommend #1 for 2WD access. Campervans that do not have 4WD may have trouble accessing other sites. Please remember this when you book!
*Campers who "change sites" without written approval by the host will be charged double!*
There is a composting camp toilet, we do not have running water at the campground.
The ranch itself is 300 acres of rolling hills pasture, with hilltop views of the Estero Americano valley. The Meadow Grove is home to many varieties of raptors and other birds-providing excellent bird watching. Seasonally there are blackberries to fill your containers, and some hiking. We are mere minutes from the quaint towns of Valley Ford, Tomales, and Dillon Beach, and a short drive from Bodega, Bodega Bay or Marshall, Pt. Reyes Station and Inverness. Nearby attractions include: Sonoma Coast beaches, Pt. Reyes National Seashore, coastal hiking trails, local farm-to-table eateries.
Inland attractions include: redwoods, wine tasting, Russian River activities and so much more.
The ranch borders Hwy 1, so there is some degree of road noise. Traffic usually dies down mid afternoon, and isn't too much of a disturbance. Virtually all traffic on our stretch of road is daytime traffic. There can be however, some heavy weekend traffic during the day with car clubs and motorcycle riders enjoying the coastal highway.

Iconic sunset views, crashing surf sounds, and chill vibes make Malibu RV and Surf Outpost our new favorite place to camp in our airstream. Our 28-ft trailer was a tight squeeze, with large campers on each side of us, but we had room to set up our 2 chairs near the site picnic table and enjoy a glass of wine every evening at sunset during our 4-night stay. Sleep was peaceful, store had all we might need and location was perfect with shopping, restaurants, and beaches so close. Loved every second!

This place is the cleanest rv spot I’ve been to so far! The staff is wonderful and we were welcomed with such friendliness! I was actually impressed with their little market and how well the washers and dryers work! Faster than mine back at home that’s for sure 😂

Malibu RV Park is stunning!! Getting to sleep looking out over the Pacific Ocean is magical. The park itself is well kept with a nice bathhouse and our neighbors were all lovely. One thing to keep in mind is that you are camping pretty close to the Hwy 1 so street noise can be pretty loud, with our ear plugs and fans on we still got a good sleep and enjoyed the most amazing sunrise!

Nice campground close to Carmel-by-the-Sea.
We were greeted by the friendly hosts and they were very helpful. Beautiful pool, gazebo and walking trails. We found the Saddle Mountain RV park convenient to downtown. It was typically about a 15 minute Uber to Carmel by the sea.
Highly recommend eating at Hogs Breath and Mission Ranch (both once and currently owned by Clint Eastwood)- excellent food!!
We also took the 17 Mile Dr e-bike tour from the Big Sur Bikes - OUTSTANDING WAY TO SEE PEBBLE BEACH. If you go, ask for Suzy!

We really enjoyed our time at this campground. It was very clean and quiet and a great place to unplug and relax. Very easy to get to. There’s ATVs to rent however we didn’t indulge on this trip. Our main reason for this location was to be close to Yosemite National Park. The distance to get there was only 30 minutes from the campsite. This was a great experience. The owners were very communicative on the details we needed to know and availability of resources. We got there after dark but had no concerns because everything was clearly make and match all the information provided. The skies were amazing. Little to no light pollution! Stayed the next night inside Yosemite and there was way more sound and lights at night. Highly recommend.
