While the spot was nice with covered parking and a concrete slab with a gas grill ( bring your own gas of course) and a nice picnic table, we were unable to gain access to the dock and lake view until the end of our second day. Therefore we didn't get to use it. Also make sure you have at least 30 feet of sewer hose as all his utilities are located along the concrete slab. The parking area is mostly sand. The parking area is large enough for two units, so you will most likely have a neighbor. The area was very quiet, close to a nice neighborhood bar and grill and a short to medium drive to a lot of lakes and other attractions. His access gate is on its last legs (about to break in half). A little maintenance on our area would have been nice. A quick visit with a weed eater and a blower would have made the area more appealing. I know this is a hip camp but it also cost $50 a night so we expected a bit more. Also we never got any free firewood as advertised. There was one log there which we had no way of splitting. Also, the garbage had not been from the previous coupe of campers. So you could say generally, we were disappointed and would not got back unless we were camping in a monsoon, then the cover would have been fabulous.

Very nice private and safe place. The covered pole barn and cement pad was nice. But our site
had a lot of soft sand under our tires and they spun out. We had to park on the non- covered side out of fear of getting stuck.

We and our friends booked both sites and had a great last camping trip of 2024 here. James was a very attentive host, even bringing us more firewood on New Year's Eve. Our dog LOVED the fenced in area. We took the short drive down to the lake to walk out on the dock. We got to see the Sandhill cranes!

The property was perfect. Fenced in and perfect if you have dogs . The concrete pad you can park next to is awesome too, eliminates bringing in dirt all day . Covered rv parking was also a big plus . When we got there , we had a little bit of a hard time getting ahold of James , the fence was not being nice but once we got in it everything else went great .

We loved James’s property. The land was fenced in, which was great for our 2 dogs. The covered barn was a nice touch. It had power, water and sewer hookups. I would stay again.
It would be nice to have a little light under the barn for night time.
It was a great place to stay and James answered all my texts .

James B’s land was great for a stop on our travels. A sand/gravel lot under a huge covered area with a picnic table, grill and trash can on a concrete slab. The pictures make it look like it’s waterside, but its not. The water is at the end of the road and I guess the dock belongs to a neighbor… but we did not need water access.
There was another RV next to us but they were quiet.
Tip… copy and paste the actual street address into your google maps, not the hip camp coordinates. It’s a manufactured house on a corner with a fort raid down the side. The gate to the backyard is on the dirt road. Check your hipcamp messages for the gate code. I’d stay again.

We had 6 days we needed to fill while we were exploring Florida for winter. We have a 40ft 5th wheel. This is in a large fenced in lot with plenty of room to move a large rig around.
Spot was easy to find. I saw other reviews that said they drove around for an hour looking for it. I don't know what they were talking about. GPS took me almost exactly to the gate - it is down a dirt/sand road behind a mobile home.
There was another 5th wheel there while we were there under the barn. I could have fit next to them with plenty of room but they looked sunk in as there is a ton of loose sand under the barn (almost like a beach). I didn't want to risk it and choose to park outside of the barn along the covered patio. Bring plenty of sewer pipe as the connection is at the far back. Water has a lot of iron in it too so if you aren't staying real long I would just fill your fresh tank and use that.
Was a great spot for the 6 days we needed and our pup loved the fenced in yard (maybe a 1/2 acre). I realize the picture shows a dock on a lake. I don't know where this was or how to get to it but I also didn't ask. I do think there was a lake at the end of the street but we didn't see it.
We would stay here again if we needed a place for a week or less.

Had a great time at this site. 2 RVs and 4 people...and frankly there was room for more if you wanted to have a larger group.
Nice pole barn. Plenty of concrete under cover in case of rain.
It is a short walk to dock...but beautiful country.
Great fires.
Suggestions:
Make sure you have a couple sections of sewer pipe, hose, electric extension so you can place your RV where you want to under the barn.

The listing is slightly misleading. The dock is not convenient to access. You must request a gate code from the owner and its in his back yard. You'll have to drive down to it as his gate will not open if on foot. Otherwise the covered camping area is fine. Has full hook ups. You do have houses on two sides.

We had a great time on this lot with our dogs. It was well fenced, and we made sure to pick up poop to not ruin it for future campers.
The parking area was soft dirt but very level, and it was nice that our front door led to the big concrete slab.
Another family was camping next to us and were very nice. We had no problem coordinating outdoor dog time:-)
We didn’t take advantage of the dock, but it was a short walk from the campsite.

A great site with room to roam for our pup. Will stay again (if available) when we are back in the area. The covered site is a great bonus and the hook ups are well done. We really enjoyed our stay and appreciated the supplied fire wood and fire pit. Thank you James!!!

This was a nice space. The hookups are under a pole barn, which came in handy as it started to storm when we came in.
Address instructions could be much clearer. All we had was a dropped pin. It did not bring us to the site. We had to turn a rig around on a dead end road. When we asked for an address or clearer instructions, we were told the wrong road at first (no address). Then the right road-but the gate is not apparent and there are no signs. After an hour of searching, we about gave up and boondocked. Finally figured it out. In addition, the listing talks about lake access. It wasn’t apparent to us how that worked. We weren’t using it regardless-but before you go make sure you get EXPLICIT instructions from the owner.

We recently stayed at this campsite and had a fantastic time! One thing we really appreciated was how easy it was to get in and out, as well as connect our travel trailer to the site's utilities. It made setting up camp a breeze!
Another great feature of this campsite was the ample space for our kids to run around and play. They had a blast exploring the area and burning off some energy. Plus, plenty of shade kept us all cool during the days.
One of the best things about this location was its proximity to various attractions. We enjoyed checking out the nearby drive-in movies, bowling alley, and drag racing museum. We also loved exploring the beautiful Rainbow Springs and River and the stunning Silver Springs.
In addition, plenty of convenient stores nearby, including a Walmart, made stocking up on supplies for our stay easy.
Overall, we highly recommend this campsite to anyone looking for a fun and convenient vacation spot. The ease of access, plenty of room for the kids, and great location make it a perfect choice for families exploring the area!

For travelers with dogs this location is hard to beat. Ours loved roaming freely on the huge lot, and we absolutely loved not having to worry about them. The site is really well thought out and has everything you need plus extras. Communication with James was excellent, he was very responsive to our questions. Instructions for arrival were accurate. The lake and dock are lovely and were a nice bonus for our stay.

The setting was perfect! We appreciated having full hookup! We thoroughly enjoyed our two week stay to get out of the snow back home. We also enjoyed going to flee markets, state parks & the national forests. It was very nice to have grocery’s and all conveniences very close. James B always was very prompt to answer any our questions. We definitely would come again.😀

The covered parking was really nice and would make a big difference in the Florida summer. Access was easy and it’s about an acre fenced in which was nice for our dogs. The hookups were great.
We spent our time at the Santos Mtn biking trails so we didn’t go down to the lake. It was about a 10 min. drive away. This campground was much quieter than the Santos Campground.
All in all a great place to stay.

We arrived and it took us at least 45 minutes before entering the gate. First we weren’t sure it was the correct gate because there wasn’t a sign or address. We called, texted, and emailed the owner with no response. A kid down the road yelled to us that we were at the correct location and gave us what he thought was the gate code. He was wrong. Finally the owner contacted us with the code. We thought our troubles were over. At 1:30 am another camper arrived and experienced the same troubles. They were not quite about it. Also, the kid told us we had access to the lake. Never found access or saw the pretty dock in the listing photos.

This hipcamp was ideal for us. We have dogs and the large fenced in yard was perfect for them to be able to roam around and play in. The covered RV spot was really nice to keep us out of the sun. The site was large and the patio was great for pending time outside. It's a short walk to the dock on Lake Smith. We had an all around great time!

Very nice place and a host that goes the extra mile. Greated us warmly our first night and was very responsive. He even left work to help pull us out after our tiny home got stuck in the sand and my truck blew a hose.(Because we parked in a different spot than intended) Lots of room to roam and play with the kids. We felt extra safe because it was totally fenced in with a gate. Definitely would stay again

James and Alexis were fantastic Hosts! Very communicative and even greeted us upon arrival. Any questions that we had, they responded promptly and timely. The pole barn, the land, the dock are all beautiful. Had electric water and sewer hookups, which allowed us to figure out our new travel trailer and all its features. We shared the pole barn with a lovely family for the holiday weekend. It’s a large pole barn and really, each space is of its own, with a picnic table and grill.

We had a great stay on James' land. We were his first hipcampers, as this is a brand new pole barn on his land. The fenced area feels private and quiet, and was the perfect space for us and the dogs. James was available via text to help and answer any questions we had.
Big rigs: Yes, you can fit your 45' bus or tri-axle 5th wheel in this spot. We're in a class A 43' tag axle, 44klbs. The ground gets softer/sandier the further back you go in the pole barn, so we laid down some boards/traction, and had no problems getting out or staying level.
remote workers/wifi: This is quiet country land... no wifi but we ran zoom meetings via verizon and att hotspots without issue for 8 days. I recall verizon being slower, but both worked fine. We'd live/work out of this pole barn again in the future for sure.
It sounds like James is building a few more of these things on nearby land; we look forward to coming back and staying either in this one or one of his new ones.
