Excellent Group Site! We only host one group at a time so you can be with your family and friends in a large, flat and private space. We listed the site for up to 12 campers but feel free to reach out if your group is bigger. Please check out the newest addition of our cabin bunkhouse. Take a look at the pictures - you can add it to your stay as an extra when you book! The land was originally purchased in the 1980's. Since then, it has been used by four generations of the family as a place to gather, relax, camp and even celebrate. I had my wedding on the property in 2010. For a few years we held an annual music festival with the very inventive name of Samapalooza. Up to 400 people would attend the day filled with live music, food and drinks. You will still find the stage and bar we built as an outdoor kitchen and dining area. Around 2008, my father and I planted our first olive trees. Many have been planted since which has gifted the land the timeless sense of purpose it deserves. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward. 'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here. This is a very private camp on a small olive farm. Geographically close to highways and the town of Novato, Sonoma and Napa wine country, this camp feels remote and secluded. Only one camp on the property to keep it private and special. You basically have your run of the land. We have just updated the land and made some nice improvements. Located on ten acres, you will drive past a small olive grove before reaching the spacious and open campground. Just up the hill from the camp is a private pond where you can fish, take out a small boat or just sit and watch the birds. It can be great swimming on hot summer days. This spot has been used by the family for decades and is now open to share with fellow nature lovers. Just a note: While the majority of the time you can expect complete privacy, this is a working olive farm. From time to time you may run into me (Sam) or someone else associated with the land. We will always do our best to respect your space.

Immediately adjacent is a luxury "outhouse" with full sized hot shower and a composting toilet. There is an additional converted farm shed with a pull out couch and TV to relax comfortably indoors (the "rec room"). The outdoor area consists of a breakfast patio and large barn with couches and dining table. We are just starting to develop the property as a working farm. Currently we have a dozen chickens, 30+ fruit trees, and cows pasturing in the main field. The location is fantastic for exploring the area. In the middle of wine country, it's only a thirty minute drive to the coast or to the redwoods, and one hour from San Francisco. Plus easy access to the bike path leading to both Santa Rosa and Sebastopol. Weather issues: The tiny house has heating but no AC, which is not normally an issue unless daytime temperatures are in the mid 90s or higher. Summer nighttime temps are usually in the 50s and the space cools rapidly with windows open. The rec room has both heating and AC, which can be slept in in the case of extreme temperatures. In the winter, heavy rainfall can make the stay unpleasant as you need to move outside frequently between buildings.

In our family-friendly campground, our tents are 16-Foot Canvas and come with one queen-size bed, two futon lounge chairs (May be converted to twin beds), rugs, tables, lighting, and complementary firewood the first night. At no additional cost, we can add up to two twin beds to each tent upon request to sleep up to 6 people. 8 people max allowed at the campsite. The glamping sites include a picnic table, fire ring, outdoor seating, and room for additional tents if desired. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. There is no cell service in the park, but free WiFi is available at the Visitor Center. PLEASE NOTE that Bedding (sheets, pillows, blankets) IS NOT included in a standard rental, but is available as an add-on. Guests are encouraged to bring their own bedding whenever possible. If no bedding is added, we will assume a one-queen setup with mattress covers only. We kindly ask guests to provide at least 48-hour notice if bedding will be required. We will always try to accommodate last-minute requests, but we cannot guarantee this. PETS and SMOKING ARE NOT ALLOWED INSIDE our glamping tents! The Meadow Grove is a wild and natural pasture with campsites located near the historic Narrow Gauge Railroad bed on a family owned working ranch in coastal Northern California. Site #1, #2, #3, and #4 have the most level areas for parking and tent-ing. Up until mid-June, we recommend #1 for 2WD access. Campervans that do not have 4WD may have trouble accessing other sites. The ranch itself is 300 acres of rolling hills pasture, with hilltop views of the Estero Americano valley. The Meadow Grove is home to many varieties of raptors and other birds-providing excellent bird watching. Seasonally there are blackberries to fill your containers, and some hiking. We are mere minutes from the quaint towns of Valley Ford, Tomales, and Dillon Beach, and a short drive from Bodega, Bodega Bay or Marshall, Pt. Reyes Station and Inverness. Nearby attractions include: Sonoma Coast beaches, Pt. Reyes National Seashore, coastal hiking trails, local farm-to-table eateries. Inland attractions include: redwoods, wine tasting, Russian River activities and so much more. The ranch borders Hwy 1, so there is some degree of road noise. Traffic usually dies down mid afternoon, and isn't too much of a disturbance. Virtually all traffic on our stretch of road is daytime traffic. There can be however, some heavy weekend traffic during the day with car clubs and motorcycle riders enjoying the coastal highway. *The Friendly Gray Cat's name is Boots!*

The site offers great star gazing, sun rises, moon rises and access to a charming walk on a beautiful country lane for sunsets. We highly recommend visiting for the Spring bloom in April and May for a temperate tropical experience. If you choose to rent this cabin, this is our really roughing it experience with no Wi-Fi or electricity, just walls, high ceiling, floor, door and bed (comfy futon). It is very peaceful. You will still find the stage and bar we built as an outdoor kitchen and dining area. Around 2008, my father and I planted our first olive trees. Many have been planted since which has gifted the land the timeless sense of purpose it deserves. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward. 'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here. This is a very private camp on a small olive farm. The glamping sites include a picnic table, fire ring, outdoor seating, and room for additional tents if desired. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. There is no cell service in the park, but free WiFi is available at the Visitor Center. PLEASE NOTE that Bedding (sheets, pillows, blankets) IS NOT included in a standard rental, but is available as an add-on. Guests are encouraged to bring their own bedding whenever possible. If no bedding is added, we will assume a one-queen setup with mattress covers only. We kindly ask guests to provide at least 48-hour notice if bedding will be required. We are mere minutes from the quaint towns of Valley Ford, Tomales, and Dillon Beach, and a short drive from Bodega, Bodega Bay or Marshall, Pt. Reyes Station and Inverness. Nearby attractions include: Sonoma Coast beaches, Pt. Reyes National Seashore, coastal hiking trails, local farm-to-table eateries. Inland attractions include: redwoods, wine tasting, Russian River activities and so much more. The ranch borders Hwy 1, so there is some degree of road noise. Traffic usually dies down mid afternoon, and isn't too much of a disturbance. Virtually all traffic on our stretch of road is daytime traffic. We are so excited to find this gem. We stayed at campsite three and would highly recommend it. The add-ons were a great bonus. We have a campervan, but the tent platform overlooking the creek looked great. The fire pit had a rake, a shovel, and a fire extinguisher, which is great if you are new to campfires. We will definitely be back.

We loved our glamping experience at Sugarloaf SP! The tent was spacious and cozy with comfortable beds and plenty of places to sit and hang out. We rented the heater which was much appreciated when the temp dropped and some rained moved in. We appreciated our first bundle of firewood. All of the staff was very friendly and quick to help out if we needed something. They also keep the bathrooms super clean and well stocked and a short walk from any site. The center of the campground being a beautiful meadow with lots of wildlife at night and clear skies show a perfect view of the starry night. We would definitely stay again.

Bill’s land was one of the best hip camps I have ever stayed at! The Indonesian bedroom was so serene and I slept like a baby with the heated bed. The bathroom was so beautifully decorated with ornate paintings, little treasures, and the stained glass window was intricately stunning. The hot tub was a bonus and it was extremely close to the town of Petaluma and hiking trails. You definitely should stay here for a romantic getaway!

After a week in the bustle of Carmel and Carmel Valley we needed a quiet place to stay going north. A three plus hour drive to the ranch was enough. Having a perfect place to camp by ourselves and not having to deal with anyone was ideal. A few cows came up the fence and checked us out. The night was dark and very quiet and being treated as a capable adults and taking care of ourselves was ideal. Will definitely stay there again.

A couple of things to note: 1 - the redwood grove campsites ABSOLUTELY require a 4WD or AWD. there is a very bumping/steep road that descends down into the meadow. 2 - the creekside campsites are essentially just parking areas for an RV. we were so lucky that the creek was low so we were able to cross by foot and enjoy the rest of the property on the other side. 3 - don't skip the redwood walking trails on the property!! super beautiful and green area. lots of banana slugs and newts to spot. bonus activity: spot the laurel bay leaf trees! 4 - there is a LOT of poison ivy around the creekside camping sites. make sure your party knows what it looks like, bring cortisone as backup, and do your best to avoid brushing against the edge of the campsite! (worst case, soap and water will help)

Site 4 of the Meadow Grove is the best site in terms of location, view and privacy. It's up and over a knoll and backs up against a bigger hill. The new picnic table is great and there is a little tree to pitch tents under. Green, lush grass abounds. The site did get some traffic noise from the main road further away on a Saturday night but otherwise was a very nice experience.

Weekend Trip to Sugarloaf Ridge State Park Glamping
We had a wonderful stay at Sugarloaf and would return. On the positive, the campsite and surrounding area were stunning, with plenty of space for our group and easy access to great hiking trails (both kid friendly and more strenuous). The staff was friendly and easily accessible. We came with two other families, each with two kids under six, and the little ones loved biking around, exploring, and playing hide-and-seek. Other campers were friendly and the vibe was laid back and easy. A couple of things to watch out for: two of the three glamp tents could have been drier (site 29 & 30). The floor stayed a bit damp and there was a noticeable mildew smell; and the showers are coin operated, but worth it as they had good pressure, hot water, and consistently clean bathrooms. You can get coins from the visitor center so this wasn't a dealbreaker for us. We’d definitely come back, maybe with a few extra socks, soled house slippers, and something like coffee grounds to deal with the mildew tent smell.

We are located about 20 minutes outside of Middletown. Be aware that half of the road is dirt (and that's better than the asphalt half) all of it is fine for small cars, just take your time. The last 1/2 mile or so is a one lane road, so please be careful of opposing traffic and uneven surfaces. We cannot accommodate vehicles longer than 28’ on these roads. Please do not take County Road 110 from Boggs/Cobb - it is not maintained at all. We offer California camping at its finest. Fresh air, whispering trees, amazing star fields . . . this can mean the less attractive side of nature as well. We have ticks, rattlesnakes, stinging things, poison oak, uneven trails and surfaces, and a bear on one ridge with mountain cats on the other (no sign of either in the campground). We keep the restroom stocked with tick spray and Tecnu for the poison oak, but please watch yourselves and especially children. Dogs are welcome, but should be kept on lead for their own protection and the comfort of others. We are fairly hands off in our hosting approach. Unless there's a question or problem, you likely won't see us. But we have people close by and are only a message away.

The Redwood Alliance camp is just a few miles up Bohemian Hwy if you dare to zip line through the redwood canopy forest or Armstrong woods in Guerneville for those that would rather keep their feet on the ground and take a hike to enjoy the majestic beauties. Duncan's Mill is a quaint town (less than 3 miles from us) on your way to Jenner by the Sea which is just about 9 miles to the west of us. You can take a gorgeous coastal drive to Bodega that is only 15 miles away. Historic Fort Ross is another beautiful 20 mile coastal drive. Bike Enthusiast love the back roads out here and the Biggest Attraction Is… Wait for it…. Wineries are everywhere! During the summer there are several Music Venues close by too. The Rio Nido Roadhouse has outdoor music on the weekends. Rockin the River is every other Thursday in Guerneville. The Monte Rio Variety Show just celebrated it 111th year to a sold-out crowd. Zac Brown, Steve Miller, Jimmy Buffet, James Taylor are just a few Headliners that have been here in the past.We have a great Lightwave coffee shop across the creek that is a quick 5 minute walk. Finley Camp is nestled along Finley Creek in West Sonoma County. Campsites are located in open flats surrounded by Coast Doug Fir, Alder, and California Bay forests. Each campsite has a picnic table and fire pit with cooking grate, and access to a porta potty and hand washing station. The campsites are located past the end of the county road allowing for a quiet peaceful experience. Enjoy a quiet stroll on site, the surrounding communities of Bodega, Bodega Bay, Valley Ford, and Tomales, or just enjoy a quiet day in camp. Our sites are located approximately 20 minutes from Bodega Bay. The campsites are 2.5 miles from the coast and the weather can be unpredictable. As a general rule, it is very similar to that of San Francisco. All camp sites are situated in a valley that offers protection from the coastal winds. The have both morning and evening shade. Sites #2, #6, #7, and #11 have the most space, while sites #4, #7, #8, #9 and #11 offer the most privacy. Sites 1-3, any combination of 5-7, and 12-13 are well suited for groups. Other site groupings work well depending on the number of sites being reserved. Site #8 is unique in that it has a wood deck/platform for tents. There are also NO wood fires allowed at site #8 as it is under the tree canopy. A propane firepit is provided for your use. You can bring a 5 gallon propane tank from home, or a full one is available for rent on site. Well behaved dogs are welcome at Finley Camp. All dogs must be kept on leash at all times while on the property. There are no exceptions to this. Finley Camp is located on an active cattle ranch and directly adjacent to a neighboring ranch with cattle. Also be sure to check out our orchard tours! The apples are ripe now and our verities will continue to ripen thru late November. We'll take you to our family orchard where you can pick apples, pears, or blueberries in season and taste yummy treats out of our family garden.

Located right off coastal US highway 1, Timber Cove campground sits right at the edge of breathtaking, oceanside cliffs. We are situated on roughly two acres of land, with multiple campsites for tent/car camping or RV’s. Each bluff campsite has a picnic table, fire pit and water. Electricity is available to use for an extra fee. The beach and waterfall campsites do not have picnic tables so you might want to bring one if you’ve booked there. We have separate men’s and women’s flush bathrooms, with coin-operated hot showers. We have firewood with kindling for sale on site, payable with cash or Venmo. Please take note of local fire bans, when in effect. Dog friendly, though be advised a leash is recommended as we are close to the road, but they can run leash-free down at the beach. We are located 30 minutes north of the town of Jenner, with Gualala 30 minutes to the north. Gualala has grocery stores, a post office, and some shops. Fort Ross Store is located one mile down the road, just before Timber Cove, and sells basic food necessities, drinks, sandwiches, ice and gas. Internet cell service can be spotty in our area, depending on your provider, so bring your own Starlink services if you have them. We also have access to the beach below, and offer beach camping as well. Take note that the road down to the beach is steep with uneven terrain. The weather can vary quickly here, so be sure to bring multiple layers of clothing and camp gear for various types of weather, and headlamps are useful for getting around the property at night! We hope you’ll come visit our little slice of heaven on the ocean cliffs, gaze at the stars, marvel at the sunsets, watch the harbor seals dozing on their rocks and the many bird species that inhabit our property.
