From the flat land at the bottom to the top of the mountain, this is a place where you can find a spot to sit and think, draw, paint, nap, or identify over 30 medicinal plants in their natural habitats (absolutely NO harvesting of medicinals or wildflowers!). Listen to the many birds, spot the wildflowers.
Some areas are accessible by wheelchair, while others are not, but all areas offer something to sustain your spirit.
If you feel the need to explore the area, you are within walking distance of NotaViva Farm Brewery and Winery, 15 dirt road minutes from the new Sweet Run State Park one direction and Breaux Vineyard in the other direction. The surrounding old growth forest makes for a great hiking and biking as well as a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay.
Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay.
We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans
4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events.

Every year in the spring there are 4-6 Thoroughbred foals born that eventually will become racehorses. They live on the farm until they are 2 years old and then they go off to begin their racing career.

The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

This is a beautiful 44 acre land with a water stream running through it making it a serene and relaxing hidden gem. The camp site is on a 12 acre open field with complete privacy from the main road with Sheep living on the property. There are two small mountain ridges that are great for hiking while being able to enjoy the scenic panoramic views. There is also a 9 acres of land across the main camp site that is surrounded by water on 3 sides, which is excellent for fishing.
We are located just a few miles from the West Virginia boarder.
TIPS:
-PLEASE KEEP ALL FOOD IN THE CAR when going to sleep or when you are away from the site.
- The area has wild animals (snakes, bears, coyotes, etc.) so make sure you stay safe and keep your food in a secure place. *pro-tip: animals are typically more scared of you, however be cautious and watch your step.
- During the Spring and Summer, there are all kind of bugs around so make sure bug spray is a priority!!
- There are two natural spring waters locations near by.
- If your planning to go into the water make sure to put on WATER SHOES! and enter at your own risk.

Greg was easy to communicate with & went above & beyond making his sites comfy & shaded.
Only stayed one night but we were able to take a great walk along the canal path that is down the hill before you get to river.
We were saying how we’d like to stay longer next time while exiting & almost didn’t make it out!!
Unfortunately, the grade back to the driveway was too steep for us. Would not recommend anything but a four-wheel-drive vehicle for both upper AND lower campsites. We were driving a converted ram Promaster 3500 extended.
Our running boards did not fare well would’ve loved to return but not worth it without 4WD.

Camping here was great! We tented at site 8 and had a great time. Access to the canal and fishing was directly behind the sites which was very awesome. The place is beautiful and would be great to bring your dogs or kids along. We even were visited by a couple camp kitties. Definitely will be back soon!

This was the best camping experience we’ve ever had. My friends and I gathered at hilltop one for a birthday campout weekend. The site is spectacular with an expansive view of the mountains and the moonrise. This land is sacred, you can feel the care that has gone into tending it. Greg is an absolute gem. Our first time camping here and we absolutely loved it! We camped at hilltop two and the views were absolutely incredible. It was super easy to find and Greg’s hospitality was so kind. This place is so perfect because the drive from Virginia has the best views and goes through really beautiful and scenic views to get to the site. Once on the site, we were able to go on several walks along the sea and O canal path and there is access to the river as well. I definitely recommend this site and we are coming back for sure!

Eric’s property was absolutely perfect! Such a beautiful area, stunning views and tons of space! The lakeside site was perfect for our group as we love fishing, swimming and kayaking. We even got to see Eric stock the lake Saturday morning with this seasons catfish. Such a friendly host! They have plenty of on site activities such as kayaks, canoes, floatation devices, firewood, fish food, charcoal grills and a nice outdoor toilet set up and handwashing station. We will definitely come back again and again!

Such a beautiful campsite. The sounds of the creek while you sleep along with star gazing at night while enjoying the fire was wonderful. We also had our puppy with us. She loved the open fields and was so curious about the adorable sheep in the property. Our host also was very attentive and he checked on us to make sure we didn’t need anything.
We did leave early because of the impending rain storm coming but would have loved to stay longer. We are already planning a 2nd trip and will bring friends along.
