Towner's Country Paradise started out as a wild forest and pasture for cows in the 1940's, owned by Llewellyn Towner. In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. By the early 1970's our main and largest pond was built and since that time our fully functional cabin, several more fish ponds, roads, trails, running water and generated electricity have been added. Christmas Trees are still grown and harvested by Terry's son Scott Towner. Green rolling hills, deep valleys, a waterfall, ponds stocked with fish, a fully functional cabin, herds of deer, flocks of turkey and Canada Geese, & well-maintained roads and trails here in Addison NY. Pooh's Corner lies in a rural area just 1.5 miles from Watkins Glen. (3315 County Road 28, Watkins Glen, NY 14891). We took great care to make sure each campsite is PRIVATE (parking on-site*) and the trails are easily navigable. Our 'Welcome Shed' is equipped with a compost toilet, local information, (newly added) Hot Water Station, first-aid kit, charging station, bug spray etc. and is located in a safe, well lit, open area on the property. Each site is equipped with a fire pit and comfortable seating with tables, chairs, and/or picnic tables and tripod grills. Firewood is available on a donation basis.
There are State Parks and places to hike one of the many gorges around beautiful Seneca Lake and surrounding area. Take a tour of the many wineries and breweries which our region is famous for. Enjoy hiking, swimming, biking, kayaking, and many historical sites to see. Our reviews tell it all. We know you'll love it here :)
*PLEASE NOTE: Our sites are custom made for TENT or CAR camping. Because we have "parking on-site", Large RVs, Campers (over 16'), and any 5th-wheel campers are very difficult to place since there are no easy ways to back in or turn around. We highly recommend "Havana Glen State Park" (same general area) for those types of camping units.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky.
This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite.
When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves.
The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite.
Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Thanks!

We are a 30-acre working active Hay farm. We purchased the farm when my grandfather passed away in 2014. It was once used to feed his cows. We had a working dairy farm. Now the property is used for your enjoyment and ours. As well as making hay.
We have an 8-acre garden planted with rhubarb, raspberries, and berries on the farm too. We are located next to the Wallkill River which the campsite overlooks.

Camp TedRock Adirondack Forest Retreat provides private and secluded off grid campsites and structures on 5 forested acres within the Blue Line of The Adirondack State Park in Thurman New York. Just minutes from I-87 and the Lake George Region, our A Frame site offers a 120 square foot authentic A-Frame cabin with an open Adirondack Lean-to approach. This 1-4 person A frame comes with 2 to 4 sleeping cots, 2 hammocks (available) with hanging space inside or out and plenty of space to pitch a tent all around, tent included. Down by the runoff stream (sometimes there is no runoff!) you'll find a fire ring with a cooking grill and outdoor seating. Inside the A frame you're provided a lantern, gas cook stove, kitchen ware, food storage cooler and small table and chairs. 14 gallons of potable water is provided. There is a small corner loo inside the A frame with a flushing RV type toilet for the ladies and also a comfortable Adirondack outhouse with an ecological waste removing system. Please note: We ask for photo ID. Once we receive your photo ID via text we will provide exact directions to our property. Please plan to check in no later than 4:30pm as we are not available for later check ins unless we agree to meet you. It is dark at 5pm so early check in is critical.
We host NYS Police along with local police/sheriff deputies here through our organization Hearts in Hand Horsemanship LLC. Don't be surprised if you see a NYS trooper or police unit parked up in the field near the horses.
Fires: We allow small fires in specific spots, namely the fire ring at Camping on Blueberry Hill, at Ft Sky and inside the Tipi. Campsite fires are allowed weather permitting, when it's not windy and must be kept small. If it's windy then you can still have a fire in the tipi. No large fires or bonfires. All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding.
Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Please bring lots of clothes and layers. Stay warm!
Smoking: We are primarily a non-smoking/vaping farm and appreciate you smoking/vaping in your vehicle not on our premises please.
Partying: Nope not us. Our farm is peaceful and quiet and so are our neighbors. Please party elsewhere and come here to relax in the blissful quiet of nature. Quiet music, just playing some Spotify tunes and acoustic musicians are welcome here. There's a great bar restaurant 5 minutes from us, "17 Cherry Plain Sq". Live music, great food and something like 40 beers on tap. Party there then chill out here with us.
Breakfast and the best beef this side of the Mississippi can be found at Gardners Cafe and Icecream Shop only 5 miles up 22 South from our place. You can enjoy a big fat omelet with homefries and bacon then grab frozen hamburg and steaks from Gardner's own local beef grown wild and free outside.
Cherry Plain Sanctuary Farm is adjacent to miles of public forest. Peace and solace can be found in these quiet mountains. In addition to amazing hiking, backpacking mountain biking, road biking right from your Hipcamp site, with kayaking nearby.
We are 10 minutes away from Cherry Plain State Park (which has a gorgeous lake and kid-friendly sandy beach), and even closer to the Taconic Crest Trail.
Our location is nestled between the Taconics of New York, the Green Mountains of Vermont, and the Berkshires of Massachusetts.
Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you.
We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age.
There is a $50 additional charge for garbage left at our farm including cigarette butts (we are a no smoking farm!), broken glass, bottles, cans, plastics, containers, bags and other trash.

the locals know our street because of the indigenous people and early Dutch settlers mixing with the slaves. Much history here, with the small town of stone houses, making Hurley a national historic destination.
This serene is secluded on a mountain surrounded by trees with seasonal views. The campsite is neighboring 105 acres of beautiful conservatory land available for hiking. No true trails are available, but you can be adventurous and hike further up the mountain, arriving to a clearing, providing you with a lovely mountainous view. From the mountain, you can hike to a waterfall or even hike across a lovely plain field surrounded by mountain ranges on both sides and crossing the creek over to Historic Stone houses in Hurley. Within a 10 minute drive check out some of the local restaurants like Alebrijes, Hickory BBQ & Smokehouse, and the Hurley Inn where the movie “Tootsie” was filmed!. Hurley Marbletown Trailhead and Rail trail parking are only a 6 minute drive away! The town of Kingston is about 15 minutes from our site where you will find Bluestone Wild Forest, antique shops, restaurants, other outdoor activities!
The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you.

Feels like you’re away from civilization but yet close to all the Hudson valley has to offer. 15-20min from Woodstock, rosendale, stone ridge, Rhinebeck, red hook, New Paltz and Mohawnk short 30 min drive. The glampsite is a yurt with a fire pit and a full modern bathroom just a short walk away. For a small fee, you can also rent our bikes for riding the nearby rail trail or just visit the waterfall 2 miles away. Wood available for purchase. Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River.
We recommend four wheel drive for some of our sites so please ask about them.
We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions!

This land was once all pasture for grazing animals.
We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide.
Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Towner's Country Paradise started out as a wild forest and pasture for cows in the 1940's, owned by Llewellyn Towner. In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. By the early 1970's our main and largest pond was built and since that time our fully functional cabin, several more fish ponds, roads, trails, running water and generated electricity have been added. Christmas Trees are still grown and harvested by Terry's son Scott Towner. Pooh's Corner lies in a rural area just 1.5 miles from Watkins Glen. (3315 County Road 28, Watkins Glen, NY 14891). We took great care to make sure each campsite is PRIVATE (parking on-site*) and the trails are easily navigable. Our 'Welcome Shed' is equipped with a compost toilet, local information, (newly added) Hot Water Station, first-aid kit, charging station, bug spray etc. and is located in a safe, well lit, open area on the property. Each site is equipped with a fire pit and comfortable seating with tables, chairs, and/or picnic tables and tripod grills. Firewood is available on a donation basis.
There are State Parks and places to hike one of the many gorges around beautiful Seneca Lake and surrounding area. Take a tour of the many wineries and breweries which our region is famous for. Enjoy hiking, swimming, biking, kayaking, and many historical sites to see. Our reviews tell it all. We know you'll love it here :)
*PLEASE NOTE: Our sites are custom made for TENT or CAR camping. Because we have "parking on-site", Large RVs, Campers (over 16'), and any 5th-wheel campers are very difficult to place since there are no easy ways to back in or turn around. We highly recommend "Havana Glen State Park" (same general area) for those types of camping units.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky.
This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite.
When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves.
The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite.
Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Thanks!

Camp TedRock Adirondack Forest Retreat provides private and secluded off grid campsites and structures on 5 forested acres within the Blue Line of The Adirondack State Park in Thurman New York. Just minutes from I-87 and the Lake George Region, our A Frame site offers a 120 square foot authentic A-Frame cabin with an open Adirondack Lean-to approach. This 1-4 person A frame comes with 2 to 4 sleeping cots, 2 hammocks (available) with hanging space inside or out and plenty of space to pitch a tent all around, tent included. Down by the runoff stream (sometimes there is no runoff!) you'll find a fire ring with a cooking grill and outdoor seating. Inside the A frame you're provided a lantern, gas cook stove, kitchen ware, food storage cooler and small table and chairs. 14 gallons of potable water is provided. We host NYS Police along with local police/sheriff deputies here through our organization Hearts in Hand Horsemanship LLC. Don't be surprised if you see a NYS trooper or police unit parked up in the field near the horses.
Fires: We allow small fires in specific spots, namely the fire ring at Camping on Blueberry Hill, at Ft Sky and inside the Tipi. Campsite fires are allowed weather permitting, when it's not windy and must be kept small. If it's windy then you can still have a fire in the tipi. No large fires or bonfires. All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding.
Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Please bring lots of clothes and layers. Stay warm!
Smoking: We are primarily a non-smoking/vaping farm and appreciate you smoking/vaping in your vehicle not on our premises please.
Partying: Nope not us. Our farm is peaceful and quiet and so are our neighbors. Please party elsewhere and come here to relax in the blissful quiet of nature. Quiet music, just playing some Spotify tunes and acoustic musicians are welcome here. There's a great bar restaurant 5 minutes from us, "17 Cherry Plain Sq". Live music, great food and something like 40 beers on tap. Party there then chill out here with us.
Breakfast and the best beef this side of the Mississippi can be found at Gardners Cafe and Icecream Shop only 5 miles up 22 South from our place. You can enjoy a big fat omelet with homefries and bacon then grab frozen hamburg and steaks from Gardner's own local beef grown wild and free outside.
Cherry Plain Sanctuary Farm is adjacent to miles of public forest. Peace and solace can be found in these quiet mountains. In addition to amazing hiking, backpacking mountain biking, road biking right from your Hipcamp site, with kayaking nearby.
We are 10 minutes away from Cherry Plain State Park (which has a gorgeous lake and kid-friendly sandy beach), and even closer to the Taconic Crest Trail.
Our location is nestled between the Taconics of New York, the Green Mountains of Vermont, and the Berkshires of Massachusetts.
Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you.
We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age.
There is a $50 additional charge for garbage left at our farm including cigarette butts (we are a no smoking farm!), broken glass, bottles, cans, plastics, containers, bags and other trash.

The Upper Shire Private Campsites in the Hudson Valley are on a gorgeous hill with a small pond surrounded by 22 acres of an old horse ranch. It is located in Columbia County near the Massachusetts and New York border. There are currently 5 unique camping areas located here. Each one is special due to its location on the hill. Check out our map and enjoy our spacious yet secluded campsites and our new off-grid double shower shack with hot and cold water on demand. This place has a relaxed atmosphere and is located near Catamount Ski Resort, Bash Bish Falls, Taconic State Park, Hudson NY, and Great Barrington, MA.
If you plan on bringing a pet please be sure to add that fee to your booking under "extras" ($25) If you have additional guest(s) that would like to join you that fee is ($25 a night per person) and you will need to message us about how to arrange that. We have extra easy pop-up two-person tents available to rent ($15 for two nights) you can also find that option under "extras" along with bundles of firewood ($15)

the locals know our street because of the indigenous people and early Dutch settlers mixing with the slaves. Much history here, with the small town of stone houses, making Hurley a national historic destination.
This serene is secluded on a mountain surrounded by trees with seasonal views. The campsite is neighboring 105 acres of beautiful conservatory land available for hiking. No true trails are available, but you can be adventurous and hike further up the mountain, arriving to a clearing, providing you with a lovely mountainous view. From the mountain, you can hike to a waterfall or even hike across a lovely plain field surrounded by mountain ranges on both sides and crossing the creek over to Historic Stone houses in Hurley. Within a 10 minute drive check out some of the local restaurants like Alebrijes, Hickory BBQ & Smokehouse, and the Hurley Inn where the movie “Tootsie” was filmed!. Hurley Marbletown Trailhead and Rail trail parking are only a 6 minute drive away! The town of Kingston is about 15 minutes from our site where you will find Bluestone Wild Forest, antique shops, restaurants, other outdoor activities!
The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you.

Feels like you’re away from civilization but yet close to all the Hudson valley has to offer. 15-20min from Woodstock, rosendale, stone ridge, Rhinebeck, red hook, New Paltz and Mohawnk short 30 min drive. The glampsite is a yurt with a fire pit and a full modern bathroom just a short walk away. For a small fee, you can also rent our bikes for riding the nearby rail trail or just visit the waterfall 2 miles away. Wood available for purchase. THE HOT TUB IS PART OF A MINI-SPA PACKAGE AAND IS AVAILABLE FOR AN ADDITIONAL FEE. Not only will You be relaxing, but also connecting with the cosmos through a 1 hr transformative healing session offered by the host for an extra fee.

Ugly Apple Farms was started by my Wife and to try to bring fresh organic/permaculture
food to our community. We love to play music and get together with our friends and have been hosting people for some time. We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground.
Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River.
We recommend four wheel drive for some of our sites so please ask about them.
We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions!

This land was once all pasture for grazing animals.
We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide.
Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Brooks Mullahy manages Sunswick Farm’s apiary, which includes 13 bee yards and over 200 hives. A bee yard is a collection of anywhere from 4 to 21 hives in one place, and our yards are located at the farm and on private properties throughout Cayuga, Cortland, and Onondaga Counties.
We are busy with our bees and at the same time want to share the wonders of our farm with folks so we are
very fortunate to have our neighbors Debbie Kahl and Tracy Yardley manage the HipCamp bookings on our behalf. Debbie and Tracy live very close and will

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

My son and I really enjoyed camping on Mike's property. It was tucked away and quiet. Mike was very supportive and kept the firewood coming for the cold temperatures. The entrance comes up quickly, but Mike's directions were spot on.
The hiking near the property was fantastic. Try Anthony's Nose; the hike was challenging, but the views were worth it.

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.).
Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future.
NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers!

Our stay at this site was amazing. The site itself was beautiful and perfect for tent camping. The hike in isn’t too bad and is short enough that you can make a couple trips if absolutely needed. Many things like a pan, saw, axe, and firewood were already provided on site which was definitely a pleasant surprise. Jeremy was super helpful and responsive whenever we had any questions. I would definitely recommend this site to people who are looking for camping with a bit more privacy. I would definitely consider coming back for another trip.
