After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

No true trails are available, but you can be adventurous and hike further up the mountain, arriving to a clearing, providing you with a lovely mountainous view. From the mountain, you can hike to a waterfall or even hike across a lovely plain field surrounded by mountain ranges on both sides and crossing the creek over to Historic Stone houses in Hurley. Within a 10 minute drive check out some of the local restaurants like Alebrijes, Hickory BBQ & Smokehouse, and the Hurley Inn where the movie “Tootsie” was filmed!. Hurley Marbletown Trailhead and Rail trail parking are only a 6 minute drive away! The town of Kingston is about 15 minutes from our site where you will find Bluestone Wild Forest, antique shops, restaurants, other outdoor activities! The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you. Learn more about this land: Feels like you’re away from civilization but yet close to all the Hudson valley has to offer. 15-20min from Woodstock, rosendale, stone ridge, Rhinebeck, red hook, New Paltz and Mohawnk short 30 min drive. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. As far as we know, this land has been occupied since shortly after the civil war. It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well. All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time. During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings. There have been many owners over the years, but we are proud to say it has been with us the longest. Our family bought it in 1961 and we have been trying to be good stewards ever since. Come and visit our little patch of wilderness!

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

Our stay at this site was amazing. The site itself was beautiful and perfect for tent camping. The hike in isn’t too bad and is short enough that you can make a couple trips if absolutely needed. Many things like a pan, saw, axe, and firewood were already provided on site which was definitely a pleasant surprise. Jeremy was super helpful and responsive whenever we had any questions. I would definitely recommend this site to people who are looking for camping with a bit more privacy. I would definitely consider coming back for another trip.

We had a wonderful time at this private campsite. The site was well thought out and had everything we needed for a comfortable stay. There was a fire pit with logs around it for seating, a structure to place our pot over the fire, and an axe provided so we could chop more wood. The host supplied us with firewood and a wheelbarrow to bring them. We had no problem starting a fire and cooking our meals. The site also had a table for prepping and eating food, and a wooden platform that was perfect for setting up our tent. The space is large enough to fit two four-person tents comfortably: one on the platform and one on the ground. The host was welcoming and let us use their bathroom, which we really appreciated. At night, the sky was full of stars and beautiful. We heard a few animals in the distance, but nothing too close or scary. Overall, it was a peaceful.

I was with a group of 7 and the place comfortably slept all of us! It was pretty chilly out but the insulation of the place and the heaters kept us nice and warm. There was plenty of firewood supplied to keep us toasty as well. The view of the stars at nice was also spectacular. We had a truly magical, outdoor adventure here. We hope we can come back in the future!
