Balcony Downs is a 50 acre Venue and Retreat nessled in the scenic Blue Ridge Mountains. Southern elegance meets rustic country chic at this private estate. Circa 1776, Balcony Downs is a historic marvel. With stunning panoramic views, nearby rivers, streams, wildlife and hiking expeditions for the beginner to the expert, this retreat will not disappoint! The space This rustic cabin is a converted space once used as an icehouse for the 2,500 acre dairy and corn plantation that became known as Balcony Downs. With much of the original stone and 2' thick walls, the Icehouse is well insulated to provide a cozy winter getaway or a cool summer retreat. The Icehouse comfortably sleeps 6 and offers a fully stocked kitchen, professionally serviced linens, outdoor living space with firepit and grill along with the ease and convenience of Wifi and smart Roku TV. Did we mention the unparalleled views?! Surrounded by National Forest, you can walk to crystal clear streams, climb to the top of the mountain ridge for even more spectacular views, enjoy abundant wildlife, explore all the wonders of the famous Blue Ridge Pkwy, kayak the James and Maury rivers or fish on the farm's own pond. Conveniently located to a wide variety of attractions, wineries and natural spledors, you will want to plan extra days to fully enjoy your stay at Balcony Downs. The Farmhouse at Balcony Downs

This cozy farmhouse, built in the 1930s, is a hidden gem nestled at the foothills of the Blue Ridge on the historic Balcony Downs estate. With an abundance of outdoor activities on site and nearby, Balcony Downs is a wonderland for the adventurous. Due to the age of this cottage, it has some quirks that you should consider before booking: 1. The bathroom is on the 2nd floor. 2. The stairs are open and steep. 3. The shower is small and may be difficult for tall or larger individuals. The space If you are looking to unplug and love the outdoors, wildlife or just the peaceful tranquility of the Blue Ridge country, this family run property is just for you! Nestled on a 50 acre estate in the Blue Ridge and surrounded by national forest, you can walk to crystal clear spring fed creeks, climb to the top of the mountain ridge for even more spectacular views, enjoy our abundant wildlife, explore all the wonders of the Blue Ridge Parkway, kayak the James and Maury Rivers or fish from the farm's own pond. Follow the fork and go right. Continue even when it looks like the trail stops; just look for orange paint on the trees to mark the path to the creek. Follow up the creek as far as you like. You will have to cross the creek several times, depending on water levels.

The Manor House at Balcony Downs

Balcony Downs is a circa 1774 plantation turned private retreat boasting unsurpassed tranquility, rich history & abundant picturesque views. The Manor House at Balcony Downs is 4 bedrooms, 2.5 bath with a sleep sofa in the enclosed porch, a formal dining as well as eat-in kit, parlor, and living room. This home sleeps 10 using the sleep sofa, 12 using cots. Your stay includes use of our sister property with ample river frontage and access, a "beach" area, patio space and naping hammocks. The space Historically a corn and dairy plantation, today Balcony Downs is a 50 acre venue and private retreat with two guest cottages, an event barn and outbuildings in addition to The Manor House. The guest, houses are typically rented so guests can expect to see others enjoying the estate during their stay. We occaaionally host events in the event barn, which may also be in use during your stay. To book you own event or for questions on reserving one of the guest cottages, please contact the host directly. Built in 1802, the Manor House is approximately 5k sq. ft. space with 4 bedrooms, 2.5 bathrooms, large eat-in kitchen, parlor, dining, living and rooms. There is also a queen size pullout sofa in the enclosed porch. While we do have HVAC in the enclosed porch, it does not hold heat or cooling as well as it is not insulated like the rest of the house. Being mindful of that, should you want to use the enclosed porch for additional sleeping, the house will comfortably sleep 10 (or 12 with use of 2 roll-away beds available upon request). The house is fully stocked with all the comforts of home. As this house is over 200 years old, you should expect the character and quirkiness of an old home. There is a small pond on the property where guests can fish or just relax on the dock. Included in your stay is access to our sister property, Haven Hills (6 min from Balcony Downs). Here you can enjoy access to the river for swimming, tubing, fishing, etc. Message host for more details. Balcony Downs backs up to and is surrounded by National Forest, so there are countless options for hikers of all skill levels. Local activities and attractions include: Kayaking, tubing, canoeing, fishing, or just swimming the local rivers. 6 min to Hanev Hills, our river front sister property
