Welcome to our small Farm, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature-inspired cottages and camping on our 120-acre working farm. Enjoy an evening under the stars with fireflies and a campfire after a long day hike, fly fishing on one of our beautiful trout steams or touring the local vineyards and breweries.
We currently offer one cottage, glamping and a few campsites for our guests. Our campsites are all private, located acres apart with tables, chairs, firepits, some elevated sleeping areas, some hammock spots and a few with a roof. Three of our spots require walking away from your vehicle, short distances. We have four drive-in sites that will accommodate two or three vehicles. We do not allow RVs or trailers on our main farm due to our narrow mountain driveway. Wisteria Camp has a private driveway, it can accommodate small RV/Trailers. Camper vans are welcome at the main farm!
Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries.
A few offerings on the farm. Tasting in the 1850s Chestnut log cabin, tubing trips, breakfast and picnic lunches, Animal experiences and Yoga. Please inquire about renting the property for private small events.

Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space.
Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life.
All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky.
We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays. We also don't offer longterm rentals as we focus on short term camping.

This is an active 55-acre horse farm. About 2/3rds of the property is developed with barns and fenced pastures and the other third is largely undeveloped areas with a loop driveway where most of the camp sites are located. There is a large white house at the far end of the property. The restroom for campers to use is located there. To one side of the driveway, on the way to the house there is a beautiful large swimming pond, complete with beach and gazebo.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

174 Acres of forested land in the Draper, Virginia area, very convenient to both I-81 (2-1/2 miles south of) and I-77 (10 miles east of) with scattered clearings connected by over 3 miles of cleared roads throughout the property, which are perfect for hiking, cycling, and horseback riding. The property includes a very small creek, several ravines, ridge lines and trails to explore. We frequently encounter deer, rabbits, squirrels, and the occasional turkey, black bear, coyotes and Bigfoot. The thing people seem to enjoy most is the privacy and and quiet that allows you to connect with nature. Each of the 3 sites is hundreds of yards apart. Note: there is no bathroom on the premises, however you can book a toilet tent as an extra. 4 Wheel Drive or All wheel drive are helpful during the winter months, or if there has been a lot of rain or snow/ice.
Be aware that while we do not impose a penalty for cancellation of reservation, HipCamp does. If you cancel your reservation, HipCamp will refund you all the money except 15% (which is their fee.)
Things to watch out for are deer ticks and poison ivy. Campers are expected to leave the site neat and take all their trash with them.
We are located about 5 minutes from I-81 or 15 minutes from I-77 making it an easy place to stop when passing through on your way to other adventures. If you are coming on I-81 (North or South), use exit 89-A. Don't let Google maps take you to Frog Level Ct near the town of Pulaski (LOL). Nearby attractions include Appalachian Gem and Gold Mine on Route 100 (5 min), New River Trail State Park (10 min), Claytor Lake State Park (20 min) and the Town of Draper has a couple small town shops to explore including The Draper Mercantile and Trading Company and the newly opened Conery where you can get wonderful ice cream cones and more. Also, check out the Draper Mountain overlook on Rt 11, just 10 minutes from our HipCamp.
We love hosting campers and are happy to help make accommodations to help you have an enjoyable stay. We have 3 sites but only allow 2 to be in use at a time on the property. This insures that all guests continue to feel complete privacy from others and allows us to always have an alternate site available if campers want to change. Bring your dogs !
Available "Extras" include portable toilet setup, firewood, Woodshop class making a cutting board, Bigfoot sightings as well as various camping gear items and games. If there are other extra's you would like to see or something you forgot to bring please let us know and we will see what we can do.

Big Dipper Ranch is close enough to Etlan and the surrounding area for necessities and local adventures, but far enough away to feel like you've truly escaped.

Each site includes a simple, thoughtfully built deck structure with a roof, offering a bit of shelter while still keeping you close to the elements. (Please note: camping gear such as tents and sleeping equipment is not provided.) There is also plenty of space if you prefer to camp directly on the ground. Solar lights provide a soft glow in the evenings, and hammock hooks are available for relaxing among the trees.
This property is also part of how we’re raising our sons, Ryker and Crew. They help maintain the sites and care for the land—learning the value of hard work, responsibility, and how to interact thoughtfully with guests. If you stay with us, you may see them around or be greeted when you arrive. Your visit helps give them real opportunities to build confidence, develop social skills, and take pride in meaningful work.
Firewood is available on-site for purchase from a local friend (cash or Venmo), making it easy to enjoy a campfire during your stay. Please note that parties or additional unregistered guests are not permitted under any circumstances. You will be immediately asked to leave and additional fines will apply.
The property is shaped by two beautiful waterways—the Robinson River and White Oak Run—which meet nearby and create a peaceful, ever-changing landscape. Fishing is allowed with a valid Virginia fishing license; you may have better luck exploring upstream or downstream, as water depth near the sites is often around 2–3 feet.
Wildlife is abundant here, making it a great place for birdwatching, photography, or simply observing nature. Hunting is not permitted, helping preserve a safe environment for the animals that call this land home.
Kayaking is best in the spring when water levels average at least 2.75 feet. During drier summer months, the river becomes shallow <1', especially near the campsites.

Fairlawn Riverfront is a private conservation-zoned property located along the New River in the Fairlawn neighborhood of Radford, Virginia. We are the stewards of approximately 700 feet of river frontage and this recovering riparian corridor. Wildlife viewing, fishing, tubing, hiking, and peaceful riverside relaxation will fill your days here.
We offer a handful of spacious campsites with plenty of room to spread out and enjoy nature. Each site will have a table and chairs, a fire ring, a flat area, sun and shade, and views of the New River. Guests also have shared access to The Lawn with its river access, tables, communal fire pit, footpaths, woodland play area, port-a-john, and parking.
Thanks to our ongoing efforts to "Garden for Wildlife," deer, heron, osprey, songbirds, fox, rabbits, waterfowl, and other wildlife are commonly seen throughout the property.
The property is minutes from Radford, Christiansburg, Blacksburg, Virginia Tech, and Radford University, making it a convenient basecamp for exploring the New River Valley while still feeling private and secluded.
Fairlawn Riverfront is an active conservation project where native habitat is being restored through invasive species removal, native plantings, and ongoing stewardship efforts. Every reservation helps support the continued restoration and protection of this unique stretch of the New River. If you're looking for a quiet riverfront experience, beautiful sunsets, abundant wildlife, and a place to slow down and reconnect with nature, Fairlawn Riverfront is for you.
We set up and reconfigure spaces for visitors as needed. Photos of sites show the sites "naked" (as they are whenever not in use), but each site gets set up prior to guest arrival. Although we have designated 6 sites to allow guests options, we rarely allow all sites to be in use at the same time. If something doesn't suit your needs, contact us to talk through your request. We are pretty flexible.
We are handicap accessible, and the port-a-john is ADA-compliant. We have two sites where vehicles are permitted to drive into the campsite (with host approval); one site is fully wheelchair friendly. The host can help transport equipment to and from your site if your mobility is impaired—please let the host know if you need extra help.

Fly fisherman will quietly walk the banks and creek as they fish, and campers are requested to allow a fly fisherman to pass through without disturbance as they quietly move through your site to fish beautiful Cedar Creek. Watching them fish, catch and release beautiful rainbow and brook trout can be a relaxing, enjoyable experience.
The oral history of Coal Mine Hollow has it that a moonshine still once graced the banks of Camp Cedar Creek. It was run by a recluse, who was always on the move from the Revenuers. A revenuer went missing along Cedar Creek one moonlit night, never to be seen again.
The bearded recluse who ran the still, owned two mules, and an old car frame without a motor. Those mules would pull him through the hollow, and up into the mountains, where the revenuers never found him. Some say on a cold, moonlit night, they’ve seen his two old mules, pulling an old car frame past Camp Cedar Creek.

The Guinea farm is 18 acres of field and forest on the rural middle peninsula. Only 1 mile from 2 separate secluded dog friendly beaches and a boat launch. There is very little traffic or light pollution here, nature is at your fingertips.
Come visit the farm and experience agritourism at it's finest. Pick your own veggies in the community garden and meet the Guinea fowl! Enjoy the wilderness and learn about the local ecosystem here on the middle peninsula.
There are 3 sites spaced out across the 18 acres set apart for privacy. Wisteria Treehouse site closer to the entrance gate. Trilogy Micro Cabinz is in the pines 700' beyond that and separated by dense forest. Stargazer Tiny cabin is an off grid rustic camping cabin on the back side of the property.
Each site is surrounded by several acres of forest and close to the edge of a large field. There are roaming guinea fowl that may come make a very loud appearance as they canvas the property eating bugs. Deer, Turkeys, Bald Eagles, foxes, and other wildlife are common guests also. Mid-summer is what I call frog season, Tree frogs are abundant and provide a wonderful soundtrack.
There is an axe throwing board and cornhole boards available.
4 miles from shopping and dining in Mathews Virginia, 15 miles to Gwynn Island. Gwynn's Island is an island located in the Chesapeake Bay off of Virginia's Middle Peninsula. The island is located in the northeast part of Mathews County, south of the mouth of the Piankatank River. It is connected to the rest of the county by a swing bridge over Milford Haven.

We are a family owned and operated vineyard and farm. Home to Southern Revere Cellars - Farm Brewery and Winery! 70 acres of forest and fields with a small pond and 3 Nigerian Dwarf goats. There are some fish in the pond, but it is catch and release. Fenced dog park and playground located behind the tasting room. Located conveniently between Richmond and Charlottesville only 3 miles off I-64 but feels like the secluded countryside. There are trails around the property to explore as well (please be considerate of other campers if present). You are welcome to visit the playground behind the tasting barn too. Porta john is also available in front of tasting room building, and water hose on East side of building for small amounts of potable water if needed (not intended to fill camper tanks).

Self-Contained Units Only / No On-Site Dumping: Our property features primitive campsites. We do not have an on-site sewage dump station. All RVs, trailers, and campers must be completely self-contained. Discharging greywater or blackwater onto the ground is strictly prohibited by state law. The nearest public RV dump station is available for a $10 fee at Lake Anna State Park (approx. 30 minutes away), or at some major commercial travel plazas along the I-95 and I-81 corridors.

We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed.
You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well.
We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest.
Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. I offer Forest Bathing and individual retreat support sessions, an quarterly sweat lodge and also vision quest support if people would like to experience a solo nature immersion feast.

When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting.
Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river.
Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer.

Only 15 minutes from the Swift Run Gap Entrance to the Shenandoah National Park our farm has a mountain feel.
Our 17 acre slice of heaven is tucked back off the county road and up against the little chapman mountain. Large white oaks and Tulip Poplar trees are the main attraction along with the Mayapples in spring and the fall colors are terrific.
The campsites are in the woods and around the field a good distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. Many local wineries to discover and many historical sites including Montpelier and Monticello and Charlottesville and UVA.
Come on the 3rd Saturday to see Tom perform on his banjo at the local Farmers Market.

Beaverdam Falls is a rare place for the lack of stone and the centuries of beavers who have left their trace in & on our creek—and swamp, the Stick Marsh, which has an active beaver dam. Be careful! They do bite!

My wife and I usually will book a more traveled and popular campground but decided to try this spot out for a weekend. It was wonderful, and everything we wanted in a semi private space. We had site 4 which was awesome! Water from the creek close by, woods surrounding us, and a nice big campsite to put our tent, canopy, and the rest of our stuff. Only saw a few people fishing and a couple families walked by renting the other sites.

This was an excellent place to camp for the night. I had traveled eight hours that day and so it was perfect to roll right up a nice driveway to reveal the campsite with an amazing view! My dog was beside himself with all the new scents and time playing fetch. I rolled out early AM for another long day behind the wheel on my way to Maine. Would definitely book there again based on my pleasant experience.

Weekend Trip to Big Dipper Ranch camping - glamping
We had an absolutely wonderful stay at Big Dipper Ranch! The property is beautiful, peaceful, and the perfect place to escape and relax. The glamping accommodations were comfortable, thoughtfully designed, and had everything we needed for a truly special experience.
What really made our stay stand out was the incredible hospitality from our host, Jud. He was so welcoming, friendly, and accommodating from the moment we arrived. He made us feel right at home while also giving us the privacy to enjoy the property. His recommendations and attention to the little details made such a difference.
Between the beautiful scenery, peaceful pond, comfortable accommodations, and amazing night skies, Big Dipper Ranch is a truly special place. We loved our stay and would absolutely recommend it to anyone looking for a relaxing and memorable getaway . We can’t wait to come back!

The property is nice and we really enjoyed all of the birds, Ian knows a lot about birds and it was fun to talk with him about all the different kinds. It is very close to a couple of beaches which were both lovely and relatively empty at the time we were there (a weekday in September) The cabin is cute a comfortable.

We had a blast! Adam was very helpful and responsive with anything we needed. It was very quiet. The campsites for tent camping are nicely spread out and wooded for privacy, and very spacious! The bathrooms were clean and plenty of stalls / showers available. Will definitely be back.

Wow!! Just wow! We stayed at Up On Top for our wedding anniversary this past weekend and can see why 100 acre wood was given the honor of Best Hipcamp of 2025 and 2026! David and his wife took us on a tour of their beautiful property and couldn't have been any kinder! The views were amazing as well!
David made sure we had everything we needed and was extremely accommodating. We truly enjoyed the laughter and great conversations. This place is a gem, quiet, peaceful and truly magical! We can't wait to go back! Highly recommend!!!

Overall, I would definitely recommend camping at this Hipcamp! It is much more private than a typical campsite, and there is plenty of room for large groups. The fire pits are a nice touch, and we even had a few tree stumps and logs to sit on. This recent trip I was at Site 2, which I preferred to my previous stay which was at Site 7. Site 2 is located at the bottom of a hill so we had to carry our things, but it was a short walk. This site is also closest to the bathroom, which was really convenient. We were able to park our car next to the road and out of any mud. At Site 7 we had to drive through a bit of mud to get to the campsite and my car got stuck and had to be pushed out. The only major downside of this Hipcamp is that the grass is so long at all of the sites I've been to. It makes it a bit uncomfortable to walk through, especially after a rainy night. Fortunately, I haven't found any ticks yet!
