Learn more about this land: Come take a load off at this forested Richmond retreat overlooking Reedy Creek. Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. Imagine a hidden gem where you can relax to the sounds of rushing water and chirping birds, but can walk or bike to coffee shops, breweries, restaurants, parks or the river. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island). Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.  Campsite W ~  Tent footprints: 1) 10' x 12' 2) 10' x 13' 3) 9' x 10' Campsite E ~ Tent footprints: 1) 15'x16' 2) 10' x 15' 3) 9' x 10' **Pricing is based on groups of up to four adults or two adults with children. For groups of five to seven adults there is an additional charge of $10 person per day. For groups of eight or more we suggest you reserve both sites and have the entire camp to yourselves. Campsites W and E are about 80' apart. Both are around 100' to the creek. The spots can accommodate a total length (towing vehicle plus trailer) of up to 35 ft. There is an outdoor spigot with potable water and hoses for clean up. The woodlands and creek adjacent to the campsites have trails that are accessible to the public. You and your furry friends are welcome to use these paths, but know that others may be using them too. Richmond has so much to offer and we are just a hop, skip, and a jump to many wonderful attractions - kayak or sunbathe on the James River, walk or bike on trails around the city, rock climb, dine, imbibe. PLEASE NOTE* These sites are on a private property with a house that is visible to campers, but we give our guests complete privacy and don't plan to interact unless you need something from us. While you are on a 2 acre property backed up to a 20 acre wooded area, we are still in the middle of the city and you will hear city sounds. This is a safe space. We do not discriminate based on anything that makes you...you.

Sharp's Island

Sharp's Island is so named because the Sharp family of Richmond owned it as far back as the 1850s. The old brick foundation you see in the pictures is all that remains of a house that was built on the island in 1895 and stood for 75 years! We consider ourselves stewards of an amazing historic, ecological, geologic, and recreational asset, and we had love to have you add your own story to this island's long history! This is your own private island, and it's right in the heart of downtown RVA! The Piedmont meets the Coastal Plain right here at Sharp's Island. That makes for amazing fishing, especially during the spring shad and striper runs.  Some other incredible things about camping at Sharp's Island: You can motor up to it from Ancarrow's Landing, canoe over from the trail just below Mayo Bridge, or make this the destination for your downriver raft/kayak trip; at summer river levels there are literally dozens of great swimming holes along the banks (we can sell you tubes for lounging); choose your own campsite: sandy beach or forested interior; Fire pit ready and waiting for you. And lots more! (You have to get to Sharp's Island on your own, but we can rent you a canoe or kayak!)

Our skoolie is the perfect basecamp for outdoor adventures-30 minutes to Richmond and 5 minutes from the nearest trailhead at Pocahontas State Park with pass included. ——— The space Our fully functional skoolie comes equipped with everything you need for a comfortable stay, but please read the full description of this space and property to make sure this is the right experience for you! Since we are heading into the winter months, we would like everyone to be aware that it might get chilly inside the bus if it is super cold outside. While the bus is insulated, we do lose a lot of heat through the windows and floor. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus. Pots, pans, plates, bowls, utensils, storage containers, and coffee maker are all included. Small pantry space to store your food. Decent sized RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bathroom* Features a skylight window. While it is a fully functional bathroom, we prefer you to use the main house bathroom for all your needs. There is a Nature’s Head composting toilet, with instructions included. We ask you to use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. We encourage you to utilize this space. The owners of the house also use this space but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C and heating unit on bus. Also has a whole bus cooling Maxxair Fan and personal fans. Includes a wood burning stove to keep you warm. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. There is parking right next to the campsite. We will be respectful of your space and privacy, but with that being said we like to grill out and hang out on the back deck pretty often so feel free to come over and chat. ——— Other things to note The interior height of the bus is only 6 feet so please note that it could be a bit cramped for taller individuals. As a result, there is wildlife and birds galore. Hummingbirds will delight you as will the tree frogs and lizard frogs at the frog pond canoe. Wander down the path to our first vegetable garden location which is now a prime spot for pitching a tent or just hanging out and watching for deer, turkeys, or turtles. Depending on the season, you can enjoy blooming azaleas, coneflowers, crepe myrtles or zinnias. Welcome to our farm! The cabin is located on our working family farm (horse boarding) only 6 miles from the heart of Richmond. When you stay here, you will enjoy the slower pace of life while still being able to get to restaurants and shops in Richmond within 10 minutes. Our 30 acre farm houses horses who are turned out daily in fields around the cabin, cows who meander around, a flock of sheep, and chickens who roam freely around the farm. Our family manages and maintains the property and we are looking forward to sharing our hidden gem! The cabin is a small quaint space that has been carefully thought out. It is only a little bit bigger than a tiny house, with approximately 400 square feet downstairs and an additional 200 square feet in the lofts. The lofts are only tall enough to sit in. The main floor has a living room with electric fireplace, TV (antenna), games, and pullout sofa, which is open to the kitchen. In the kitchen you will find a full size gas stove, fridge, microwave, and single serve coffee maker. There is a small kitchen table and access out to the deck. There is a bathroom with toilet and shower downstairs. The main bedroom with a queen bed is very cute and comfortable, with only the essential space. There are two loft areas upstairs, one with a full size bed and the other with toys for kids to play with. Guests have full use of the 4 acre field the cabin is in. Horses, cows, sheep, and chickens will come and visit the fence lines. No parties are allowed at the farm.

Tucked into the woods, the farm is peaceful and private. There are walking paths through the woods and a creek to explore. You are welcome to visit the animals. The farm is about halfway between Richmond and Charlottesville. We are about 15 miles from the James River at Maidens. There is a super hip farmstand (like a mini Whole Foods) and an old fashioned country store 2 miles up the road and a good Mexican place about 15 minutes away. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm. Welcome!
