I live on the land where there is 3 acers and some woods to burn fire and area to tent or park your RV also a nice big swimming pool and goats and chickens to pet and feed. Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville. Learn more about this land: In the heartland of Goochland where you can see deer from far and wide. Come pitch a tent in this gorgeous three acres of lush green Forestry surrounded and nature. Start your day listening to birds chirping, with the smell of fresh Virginia Air. Not too far at the shops from Short Pump Mall, we're dining and Cinema is superb. Only 30 minutes away from Charlottesville world's famous Carter's Mountain orchard, and Thomas Jefferson's Monticello mansion. Theres also a 15 min away grocery store Food Lion, Chinese restaurant a Subway or Hardee's a gas station. Hi I have 3 acres of land I do live on my land. I have room in back for you to camp in a tent or your camper. I have a few animals. Along the woods are blackberries your more then welcome to pick. There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Attention Guests: Please note that ticks will be prevalent in wooded areas throughout the state due to the unseasonably warm winter we had last year. According to VCU Dr. Marconi, Virginia is experiencing a “quite extreme” tick season. As the skoolie is located in a wooded area, we are diligent in our efforts to manage them, but we advise all guests to take precautions. It is HIGHLY recommended to treat your dogs for ticks before your stay, and to perform thorough tick checks on yourselves and your pets during your stay with us and whenever you are in the woods. We want all guests to understand the risks before booking and to take necessary measures to protect themselves. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus (back burner knob removed for fire safety). Pots, pans, plates, bowls, utensils, storage containers, and coffee maker/french press are all included. Pantry space to store your food. RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bus Bathroom* There is a Nature’s Head composting toilet, with instructions included, and please only use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. If you prefer convenience over adventure and are not comfortable with a short walk (approximately 150 feet) to use the bathroom facilities, this may not be the ideal booking for you. The owners of the house also use this space for laundry, but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C unit on bus. A small space heater has been provided that works well to keep the bus warm in winter. Also has a wood burning stove, with firestarters and wood for the stove included. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. Maxxair Fan and personal fans for your use are provided. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. The old brick foundation you see in the pictures is all that remains of a house that was built on the island in 1895 and stood for 75 years! We consider ourselves stewards of an amazing historic, ecological, geologic, and recreational asset, and we had love to have you add your own story to this island's long history! NOTE: The parking situation has changed due to construction! The parking information in the pictures is not correct (but Hipcamp won't let me delete them). Contact Andy at 804-212-6639 for parking instructions. You have to get to Sharp's Island on your own, but we can rent you a canoe or kayak (it's super easy). Learn more about this land: One-of-a-kind really only begins to describe 1-acre Sharp's Island! For starters, this is the only legal camping option in the city of Richmond. You read that correctly. This is your own private island, and it's right in the heart of downtown RVA! The Piedmont meets the Coastal Plain right here at Sharp's Island. That makes for amazing fishing, especially during the spring shad and striper runs.  Some other incredible things about camping at Sharp's Island: You can motor up to it from Ancarrow's Landing, canoe over from the trail just below Mayo Bridge, or make this the destination for your downriver raft/kayak trip; at summer river levels there are literally dozens of great swimming holes along the banks (we can sell you tubes for lounging); choose your own campsite: sandy beach or forested interior; Fire pit ready and waiting for you. The cabin was the first dwelling built on our farm and is only 40 minutes from Richmond, ideal for a quick getaway. We have friendly goats, cows and chickens on our 21 acre family homestead. Tucked into the woods, the farm is peaceful and private. There are walking paths through the woods and a creek to explore. You are welcome to visit the animals. The farm is about halfway between Richmond and Charlottesville. We are about 15 miles from the James River at Maidens. There is a super hip farmstand (like a mini Whole Foods) and an old fashioned country store 2 miles up the road and a good Mexican place about 15 minutes away. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm. Welcome!

Spring Hill Farm is located in rural northwest Hanover County/Caroline County Border on the North Anna River in Virginia. We are between the Cities of Fredericksburg to our north and Richmond to our south. This site had Civil War activity throughout the region, especially along the banks of the North Anna. We are an African American family that has owned this property for 5 generations. My late grandparents instilled in me since when I was young the importance of land stewardship. My mother and I take it very seriously. We have approximately 140 acres of wooded acreage (plenty of places to pitch a tent) with a couple of trails, one leading to the North Anna River. Except for the local freight trains, and occasional afternoon target shooting from neighboring properties, it is very quiet and peaceful. Boat ramp about 5 miles away. Walking access to river on site and at county line (1 mile). Local attractions within a 20 mile radius are Sassafras Shade Winery, Kings Dominion Theme Park, Virginia State Fairgrounds, Stonewall Jackson Death Site, Dominion Raceway, North Anna Battlefield, Scotchtown (former home of Patrick Henry), Ashland Berry Farm, and Randolph Macon College. Nearest store for groceries and gas is about 5 minutes away in Chilesburg. 10 miles to fast food and pharmacy. If you are so inclined, you could also have the opportunity to volunteer on an organic farm in the spring and summer months. #1 Bicycle Highway (Verdon Rd./State Rt. 684) less than a mile away. Learn more about this land: Please note this is a boat in only listing--so launch your canoe or kayak upstream to float in and enjoy a stay! You MUST take the south channel (some call it "River Right") as you approach the Seven Islands chain to access  Campsite 1. You MUST take the North Channel or "River Left" to access Campsite 2.  See satellite imagery. Read on-- Approximately 8 miles downriver from Scottsville and 2.5 miles downriver from the Hardware River Wildlife Management Area, this is the Premier campsite for an overnight float trip on the middle James. With some of the best smallmouth bass fishing the James River has to offer, this is perfect stopover for a take out at the New Canton/Bremo Bluff boat landing 4 miles downstream. Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James.  Enjoy the scenery!  KNOW BEFORE YOU BOOK and GO  1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. Check James River height at Scottsville or other reputable data source.  2. You must take the south channel (some call it "River Right") as you approach the Seven Islands chain to access  Campsite 1. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Pitch your tent on the beach or under the trees if you prefer some shade. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free. The real estate sign at the entrance is for the farm house only. Camp sites are not for sale and won’t be. Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. Imagine a hidden gem where you can relax to the sounds of rushing water and chirping birds, but can walk or bike to coffee shops, breweries, restaurants, parks or the river. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island). Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.  Campsite W ~  Tent footprints: 1) 10' x 12' 2) 10' x 13' 3) 9' x 10' Campsite E ~ Tent footprints: 1) 15'x16' 2) 10' x 15' 3) 9' x 10' **Pricing is based on groups of up to four adults or two adults with children. For groups of five to seven adults there is an additional charge of $10 person per day. For groups of eight or more we suggest you reserve both sites and have the entire camp to yourselves. Campsites W and E are about 80' apart. Both are around 100' to the creek. The spots can accommodate a total length (towing vehicle plus trailer) of up to 35 ft. There is an outdoor spigot with potable water and hoses for clean up. The woodlands and creek adjacent to the campsites have trails that are accessible to the public. You and your furry friends are welcome to use these paths, but know that others may be using them too. Richmond has so much to offer and we are just a hop, skip, and a jump to many wonderful attractions - kayak or sunbathe on the James River, walk or bike on trails around the city, rock climb, dine, imbibe. Peace and quiet equals “Solitude at my farm. I’m just like you. I want to camp at a quiet place in the country where it’s plenty of acres and no houses to look at and a clean bathroom and shower. Well it’s here. I’m Located in Wakefield Virginia. If you’re traveling to Virginia Beach I’m one hour away. From my farm there is a free ferry in Scotland where the ferry departs to Williamsburg just 30 minutes. At my farm I have 5 sites for tent/camping so it’s spaced appropriately apart I have 2 Rv sites totally away for their privacy and a new mini house also properly spaced away. All have a clean picnic table and a fire pit. 100 feet away you’ll find that clean bathroom, shower and a wash station for hygiene. You’ll see the love I put into this and because I love it and my prior guests love it, which means it may be right for you also. In the town of Wakefield you’ll find gas stations, dollar stores, a Value food market and if you want (to go) food we have that also. Plus it’s home to The Virginia Diner. Amenities include toilet access, a shower, trash disposal, picnic tables, and potable water. Pets are allowed, as are campfires.
