Grouseland's Private Campsites are located on top of our ridge offering a unique scenic overlook and a near virgin sky perfect for stargazing. We have 4 sites ready for you here at Grouseland! Please read their descriptions and book the one best for you! We encourage guests to bring dogs, however dogs must be kept on leads when on site or on leashes when on walks. There are no exceptions to this rule to ensure the safety of all of our guests. All sites include an allotted amount of free firewood, miles of hiking trails, and use of communal facilities including a hot shower and flush toilet. Tall Oaks Campsite: A small private site and is our only rustic style site, so no water or electricity, designed maximum 6 people with parking for 3 cars on site and space for 4 average size tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, a bench and charcoal grill. Twisted Oak Campsite: A medium-sized luxury private site includes potable water and electricity on site, designed for maximum 8 guests with parking for 4 cars on site and has space for several tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, benches, charcoal grill, and on-site string lights. Red Maple Campsite: A large luxury private site that includes potable water and electricity on site, designed for a maximum 10 guests with on-site parking space that is 90ft long and 20ft wide, for an RV or 6-8 cars and overflow parking for several more cars. It is designed to be backed into with an RV and then pulled out of. This site can handle several tents and has two picnic tables, two portable toilets, a scenic overlook, hammock, fireplace, benches, a charcoal grill, and on-site string lights. Aspen RV Campsite: A medium private luxury drive through site great for RVs, rooftop tents, pop ups or camper vans. This site includes potable water and electricity on site, designed with water and electric hookups for a single camping vehicle, maximum 6 people. This site is a drive through site, so guests don’t have to back in or out. This site also has a picnic table, portable toilet, scenic overlook, hammock, fireplace, charcoal grill, and a bench.

Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable.

~ Voted West Virginia's No. 1 HIPCAMP, three years in a row!! ~ The Byrd's Nest is a river front, primitive campsite on the scenic Cacapon River in Great Cacapon, WV. The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. If I do not respond soon after your inquiry, it's because I am without reception. if your inquiry expires in 24 hours, I will still get back to you! Thanks in advance for your patience.

We have a beautiful forested mountain that sits at the southern edge of the GreenRidge State Forest. We sit on top of the Paw Paw tunnel and have access to the C and O Canal Trail. We view this place has nature's forest that we are stewards of. We are reclaiming this land that was clear cut over a hundred years ago for an apple orchard and then used as a sawmill and car dump. We have a beautiful deciduous and pine forest with an incredible scenic mountain top that can view the Potomac River at one end. Each day we are working the land to create a beautiful back to nature spot for campers, hikers, bikers, river and travel enthusiasts. Currently we are suited for being a “bring all your stuff with you” camping as we are completely off grid.

Loved the site and Greg was a great host! Getting the shade sail is a must if you don't have one of your own as there isn't much protection from the afternoon sun! The river is lovely to swim in but it's down a steep bank so bring your water shoes for that extra grip. Friendly cats on the campsite and so many fireflies :D

We loved camping at this site! Andrey was the perfect host, he had our requested items (tubes and firewood) waiting at the site and he popped over to introduce himself. Andrey was very knowledgeable of the river and the surrounding areas. The bathhouse was clean and well stocked; the private bathrooms was a nice touch! The picnic tables and fire ring were in great condition. I also recommend booking a tube float through Andrey which was well organized and the tube float ended at our campsite (Bridge) - you couldn’t plan it better! The camp ground also had a playground, ping pong table and nice common areas. Will def return and happy to recommend!

Such a sweet little getaway! It’s clear time and care have been put into this cabin. It feels like a little private oasis even though you’re not that far from others. The bed is nice and firm and comfy. Chris was great and made sure I knew where I was going even though I got in late. The drive in is a little bumpy so if you have a low riding car you may want to park and walk in but I drove in no problem. I definitely recommend staying here!

Taylor’s landing is a great camping destination. Beautiful views and a short walk to the river and C & O canal. Hill top two is spacious and private. It was a perfect place to camp with our horses. This spot easily accommodates a large horse trailer ( even three would fit easily ). We set up our portable corral on a grassy area that backed into the shade and trail rode each day. The canal path is shady and quiet here. We had it mostly to ourselves, aside from a few people on bicycles. The footing is mostly stone dust and flat and our unshod horses were fine. Note-the sites have no running water or electric. Generators are welcome. Water is brought in daily for horses and humans

Went tent camping in spot 11 it was nice area the river was not too far away kids enjoyed themselves very much. At night when the sky is clear you can see many stars and during the day you get to see many beautiful butterflies- 2 things I don’t get to see much in my city. In all it was a great experience we all enjoyed ourselves and will be visiting again in the future.

Highly recommend to book a stay here. We only spent one night but it was perfect. The location has amazing views, animals you can feed, a field of wildflowers and fireflies in the summer, and iconic sunrises. We also stayed during a heat wave and while it was extremely hot outside during the day, it cooled down nicely at night and we slept inside the a-frame with the door closed and fan running and were completely comfortable.

This cabin was pure magic. Nestled in the woods just minutes from Harpers Ferry, it felt like a true retreat—but with all the comforts you could want. The host was incredibly kind and welcoming, greeting us with local recommendations and even grilling up some sausages in the evening. You can tell how much heart he’s put into the space—he built the cabin himself using recycled and reclaimed materials from the property and old homes, and it shows in every unique, thoughtful detail. Windows on three sides make it feel like you’re sleeping in a treehouse, completely surrounded by nature. We had our coffee in the morning and watched hummingbirds just outside the window. There’s also a fire pit, cozy sleeping area, and some much appreciated AC during the heat wave. Our dog absolutely loved it too. We spent our days tubing, hiking, and exploring the historic town of Harpers Ferry, and it was always such a joy to come back to the site. It’s whimsical, woodsy, and wonderfully convenient—a perfect blend of adventure and serenity. We’ll definitely be back.

Looking for a personal retreat or get away ? Escape to our beautiful, RUSTIC 32 acre wild homestead / farm. A lovely balance between wild and tame. We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road. We are also close to several state parks. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response. -BOOKING - If you are interested in booking and / or availability, go to the HIPCAMP BOOKING CALENDAR and enter the dates you are interested in. for the most up to date accurate info on availability. - Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables there and hammocks), get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered and at at risk plant plants. (heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

The land and lodge used to be the summer home of a trained opera singer, whose singing could be heard throughout the mountain. Your Host lives onsite in the stone house that also acts as a hostel for hikers on the Appalachian Trail. Built in the 1930's all from locally sourced hand-hammered stone, the house is open every night from 5pm - 9pm. Note that we offer several campsites relatively close to each other, so you should expect to see and hear other campers on the property during your stay. About the listing Pitch your tent in a forested area just a short walk up from where you’ll park your car. Enjoy unbeatable proximity to hiking and panoramic views while still having basic amenities that ensure a comfortable stay. You’ll have access to a composting pit toilet, and can access potable water from the tap in the lodge. That’s also where you can access hot showers. As noted above, we host Appalachian Trail thru hikers on the property, so you may see them hanging around or sleeping in the bunkhouse near the shared facilities. so please be respectful of hours when you come in for a shower. No showers after 10 pm For meals, we have picnic tables, and you are encouraged to cook over the fire pits that accompany each site. Please practice Leave No Trace practices during your stay, as the property has raccoons and other critters who will be drawn to any food scraps that are left behind. Pets are allowed! Please keep them on leash during your stay. Trash can be disposed of in dumpster up the hill Additional details to note Expect to see and hear other campers on the property during your stay. This is a 160 square foot tiny house/cabin in a small wooded area at the rear of my 2 acre property. A separate 90 square foot bath house is also provided. Both are primitive, ie, no electric or running water. The are some solar lights and candles for nighttime. Enjoy laying in the hammocks with a nice camp fire in the evening. The house is heated with a small wood stove but there is no air conditioning. Cook either on the wood stove or over the fire outside. In the summertime it is nice and private with the surrounding vegetation Please keep in mind. This is a primitive setting in the woods. It will be hot in the summer and temperature must be maintained in the winter with the wood stove or Buddy Heater. While I do spray for bugs to the best of my ability, there is a good chance you will encounter at least a few. We are in a residential country setting, so you may experience other wildlife as well. In the summertime while the foliage is up it is quite private, although you can still hear the neighbors. In the winter you will be able to see the neighbors as the trees are bare.

All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay. (check individual sites for shade sail size available and in the "extra" section) Parents: This summer we will have a lifeguard watching the main beach from 11-4 to allow you greater flexibility during your stay as well as someone to take groups to the cave or on other special hikes, activities. Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay. We have two kayaks and 3 SUP's on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans 4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events. Please pre-order firewood via a message to me or via the "extra" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well seasoned hardwood. There is evidence of civil war activity here and the old river ford is on our property. Creek and river access make this a beautiful, peaceful place that is full of life. The energy here is overwhelmingly positive. Our house was built in the 1850s and the neighboring farm was built shortly after—lots of history on this property. You will be able to camp right next to Glade Creek which is always cool, clean, and refreshing. Our goal with opening the land up for camping is to eventually phase out commercial farming on the property and transform it into woodlands using native plants and trees. We've already started by planting hundreds of native tree species along the creek and river banks. Each camper gets us closer to that goal! Thanks for your support! Those mules would pull him through the hollow, and up into the mountains, where the revenuers never found him. Some say on a cold, moonlit night, they’ve seen his two old mules, pulling an old car frame past Camp Cedar Creek.

The campground is situated in the wooded area on the back of 27 acre horse farm which is known as "The Stables at Mezza Luna." There is Wi-Fi to all the sites. Every year in the spring there are 4-6 Thoroughbred foals born that eventually will become racehorses. They live on the farm until they are 2 years old and then they go off to begin their racing career. In the daytime, when you are not sitting around your campfire, you can walk the fence lines and visit with the Mares and Foals or just watch them frolic in the fields. Hint! "They love peppermints, carrots and apples." Who knows, you might get to meet a future Kentucky Derby winner. Note: For the winter months we are closed, we reopen in march. The furthest we are open at any given moment is about six months. We close when hunting season comes in during the fall. Description of camp: This is not a glampsite! There are limited utilities here. No Drinking water, just water for the fire. There is a self serve firewood store, you may also forage dead wood. Here only one group may camp at a time. The campsite is a big level hilltop clearing surrounded by acres of woods. There is stone driveway that leads to the site that gets you back into the woods. The driveway is wide enough for trucks, trailers, vans, etc. Since the site is up high it gets a great breeze which helps on warm days and gets good cell service. The campsite gets great sun and has shaded areas along the sides that make for good tent pitching. We have had people set up hammocks, tents, tarps, or camp in their vehicle. We provide a privy (outhouse), an outdoor showerroom/changing room, picnic tables, and a metal fire pit with grill rack that you can put in the fire pit if you wish to cook/grill over it. The woods are hilly so biking is not recomended. On the property we have 2+ miles of hiking trails. PLEASE feel free to contact us for any questions. Also please look at our pictures for a better idea of what we offer. Nearby Activities: A short drive from here will take you to Gettysburg, York, or Hanover. Codorus park offers great hiking and is next to a lake. There are many excellent restaurants and brewpubs nearby, including the award winning Warehouse Gourmet Bistro and Brewpub. For more information read our activities section to find out what other things we provide or have nearby that you can do. Pricing: We have a weeknight discount for the site which is 29 dollars (Sunday-Thurdsay nights). Friday night and Saturday night we charge 35 dollars. Any additional guests after five we charge 9.50 dollars per person. We allow up to 10 guests total. Rules: Extinguish camp fires that are unattended and to only make them in the designated fire pit, no noise past 9 o'clock, discharging of firearms and fireworks are prohibited, do not bring firewood (to prevent invasive bug spread), keep your pets attended/on a leash, clean up after your pets, no cutting down trees
