HORSES WELCOME! Why not run your horse on the beach, then come to our campsites to relax for the rest of your day. There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay. We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom. It can easily sleep six people. If you have your own RV, we have a full hook up at the same area. The pasture where your horse stays will also have hay, water and shelter with a run-in. This is a sanctuary for our animals. We have nine animals here, four horses (some minnies) and five donkeys (some minnies). By staying here, you will be helping us to support our animals. We are in Frankford, De which is close to all the beaches and parks. There are many shopping adventures awaiting you, either outlets or upcycle stores. If you just want to relax, there is a small pond out back stocked with bass and turtles. We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up. We believe this is Heaven on earth and would love to share it will you. So please come, stay at our farm and relax. We are here year round.

Camp in a backyard in a quiet area with a barn and horses nearby. Site 1 has water hookup and a 30 amp and 110 outlet available. Site 2 has water access and a 110 outlet available. Site 3 is for tent camping only and is more secluded. It does have water access available. These sites are a great spot to watch the sunset or watch the stars at night. These all are self contained camping spots. I do have two very friendly dogs that will most likely come say hi to you. Dewey Beer is 1 mile away in Harbeson. Lewes beach is only about 10 minutes away and Rehoboth beach is about 20 minutes away. Sports at the beach is only 5 miles away. Tanger outlets is 8 miles away. Delaware Turf sports complex is 24 miles. There are many great restaurants and shopping nearby. You can also bring your bikes and ride the bike trail from our lane to Lewes or Rehoboth! Feel free to ask for recommendations!

Enjoy thoughtfully placed gathering spaces throughout the forest, including a whimsical Forest Tea Party area and Uncontained, our cozy repurposed shipping container—perfect for reading, board games, or shelter during a summer pop-up thunderstorm. Walk the short Jeremiah Dixon/Charles Mason Trail, a path similar to one they would have taken in the 1700s. Before heading back, stop at the main farm gate to visit our friendly goats—Dixie, Dolly, and Star.

The speed limit on our road is 35 mph. Both sites are set back from the road with plenty of trees providing a natural buffer. Traffic is generally limited to daytime and rush hours, and nights are typically very quiet.
Please check yourself for ticks daily. Before parking, look up to ensure you are not beneath a loose tree limb. We experienced a blizzard this past winter, and although no dead branches are directly above the campsites, please use caution when parking or walking beneath trees.
A short drive brings you to beaches, restaurants, shopping, fishing, kayaking, miniature golf, a drive-in movie theater, wildlife preserves, nature trails, canals, arcades, ice cream, bowling, fresh seafood, outlet shopping, and more!

This Hipcamp was a great stay! Firepits, hot showers, and clean toilets. Can’t get much better than that at a campsite. We stayed in the open field which still offered some privacy in our van by the treeline. It’s a quiet peaceful plot of land with great location and access to nearby beaches.

Site was just as pictured. We’re tent campers so we were able to set up nicely in the space available, however, the communication was poor. When arrived, someone was already in the site I reserved. When I called Jane, she informed me that her daughter was supposed to call me and said she would call me back but never did. Never heard from her again.

We had a great stay over July 4th weekend. The Barndominium overlooks the goats and chickens and other animals, so we had fun running out to feed them throughout the day while taking shelter in the beautiful air-conditioned 2 bedroom space during the brutal heat. It was easy to drive to Fenwick State Park beach for a morning run and Bethany Beach for the fireworks. 10 minutes away is a great grocery store and pizza restaurant.

Dawn was an amazing host and so accommodating!
We loved staying on her beautiful land, saying hi to her donkey, horses and also her dog who stayed the night next our tent keeping a great watch!
The wooded areas on Dawn's land at night were a great contrast to the beach day trips we took in the heat of each day!

We thoroughly enjoyed our stay. We were in the area visiting friends, and this campsite was conveniently located nearby, making it an excellent choice for our visit. Communication with Jane was prompt and easy, and her husband, Jack, greeted us upon arrival and made us feel welcome.
The only suggestion we would make is to add a sign marking the Hipcamp entrance. Since the property is located along a busy main road, especially during the summer months, it can be a bit difficult to safely slow down while looking for the driveway. A clearly visible sign would make finding the entrance much easier for future guests.
