Looking for a personal retreat or get away ?  Escape to our beautiful, RUSTIC 34 acre wild homestead / farm.  This is a working medicinal herb farm, a community of beautiful souls,  as well as our home. Please read all of our guidelines for camping here thoroughly, as well as Arrival Instructions, so that you can be well prepared ahead of time. We are happy to answer questions, however most of the answers to your questions will be listed  in the info we've given. We operate by the Hipcamp option of "Self Check in" . This means that once you receive your initial booking confirmation, we will reply to you once. After that, no need to text or call to let us know how far away you are. This allows for more flexibility for you and us. Our arrival instructions have all the info necessary for you to get settled in. We usually, but not always, run into folks at some point and introduce ourselves and say hello. *We do not provide firewood, but you can buy a bundle from 7/11 or Food lion just down the road. Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables), hang out in the hammocks, get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered  and at at risk plants. You may see our dog, Tulsi wandering about.  She is friendly, just please let her sniff you first. She is old and going blind, and that helps. There is also a lot of wildlife out here on the land and they make a lot of weird and sometimes startling noises. This is perfectly normal for rural / wooded areas. We have 2 campsites and they are not numbered (even though Hicamp numbers them) pick whichever one is available. No arrivals after 8pm. Downtown Shepherdstown, the Potomac River and the C &O Trail is just 10 minutes away. Upon arrival, grab a handout from the box on the visitor parking sign. The map on the back has a layout of the land and should point you in the right direction of campsites, water, shower, outhouse, and whatever else you might be looking for, including recommendations of great places to eat in town and fun things to do. Shepherdstown  Peddle and Paddle in town offers rentals for kayaking , canoeing tubing or biking. We are also within an hour drive to the Appalachian Trail and several state parks - Harper’s Ferry, Washington Monument State Park, Gathland State Park , Shenandoah  National Park and Catoctin Mountain State  Park  !!   We offer a variety of classes and events on the weekends as well. Small groups... not to worry. We have 34 acres, so there is plenty of space. If you would like to know what we are offering for the  weekend, you can visit our website sacredrootswv.com.  Schedule a massage on the farm! Andrea Jannotta is a licensed massage therapist offering holistic bodywork and somatic meditation both here on the farm as well as in downtown Shepherdstown.  Experience a calming massage surrounded by the beauty of the land and the songs of birds.  Her contact information can be found on the Sacred Roots website, call or text for rates and to schedule an appointment.  We are 100 % Solar Powered . Power is not available at campsites. If you need to plug into an outlet, you can plug into a power strip that is in the garden pavilion on the other side of the land....IF there is power available at the time. Power availability is subject to the weather. There is no guarantee. We bought this land 6 years ago and it was slated to become a 15 house housing development. The soil was depleted and the land was in bad shape. There was no infrastructure  whatsoever when we arrived...only dead corn stalks. We have lovingly tended the land back to health through regenerative agriculture practices, and it is still a work in progress. We do not use any herbicides or pesticides and we integrate the principal of reciprocity in all that we do here. We view the land, plants and the web of life as sacred, and feel so incredibly grateful to call this place home. If you are looking to come to the woods to PARTY... this is NOT the place for you!

Check out this place in the Summer!
Absolutely unique location. Great communication, signs and it was overall pretty quiet. We were there for a quick overnight on a rainy November evening, so there wasn't a ton to see, but it was clear that this place would be awesome in the summer when all the gardens come alive. The signs were east to find and there was good cell signal. Definitely want to go back in the Summer and see what it's like.

Tiny Treehouse on the Farm
Unique experience close to Potomac!
Was an amazing location and really fun adventure, great alternative to tent camping! Just be sure to be prepared to lug any wood up a path to the fire pit because you can’t park and unload without a short walk on the path to the site. I thought it would be so smart of the host to provide a wheelbarrow or cart of some kind to help but right now, it’s not an option. The bed was a futon mattress on top of a pallet, not very comfortable so would recommend some extra cushion if you have it and want to lug up the stairs. It’s a beautiful tree house, (especially the staircase!) has two good chairs on the treehouse deck for spectacular star gazing and a couple of stumps to perch yourself around the fireplace if you bring your own wood. I was so excited to see that there were little battery powered string lights but the batteries were dead. We went to the dollar store and replaced the batteries which made a huge improvement to the nighttime ambiance. There wasn’t a fire grate to cook food but we had a cast iron which helped with cooking our fresh caught fish from the Potomic nearby! There is a table which we could filet the fish and prep our dinner under the tree house. Be careful sitting on the bench swing, i fell out of it trying to share the space with my boyfriend. At night, the treehouse makes a lot of noise in any kind of wind but that kind of adds a fun element to the experience if you stay brave and sleep deeply. There’s a porta-potty and shower close-by if you need it.

This was a great campsite! The two camp sites are each fairly secluded, in the woods and separated by a decent sized field with easy parking. We loved the chance to walk around the beautiful property. A few notes for reference—Bathroom is an extremely clean port a potty. There are no picnic tables at the sites themselves, and we wished we’d brought a table to make our cooking easier. There also was quite a bit of loud dog barking at night—sounded far away enough to seek like it might’ve come from neighbors, but it was loud enough to disrupt sleep.

I LOVED my experience and will definitely be returning! Such a great space for a mental health reset. I got to chat with Hillary for a minute, and she was so sweet and welcoming! My favorite parts were the meditation hut, sacred circle, and the owl that was Hoo-ing away near my tent. You can tell that the land is well-loved and wants to provide peace to whoever stays here! 5/5 stars

We had a magical stay at Sacred Roots. Every aspect of our stay was planned with ease. We had a map of the property upon arrival and clear directions on where to park and camp. The porta-potty was very clean and easy to find. We loved walking around the property and viewing the special spaces and plants.

A relaxing peaceful stay! Enjoyed taking a meander through the property at sunset around the herb gardens and other structures. Campsites are on point! Definitely rustic but that’s just the way I like it :-)

Tiny Treehouse on the Farm
Chill spot for some time away
I rented the treehouse for a night of respite in solitude and enjoyed the sounds and atmosphere offered at this site. I had a great time. I only wish I bad brought an air mattress, as the futon was a bit hard on my old bones.

The tree house is very impressive. The land allows people to spread out so you only occasionally run into others at the shower or bathroom. The host was very responsive and prompt in responding to emails. The map of the grounds and instructions were very helpful.

Beautiful farm and great setup. Two spots with a large parking area between them, convenient and clean outhouse nearby, showers and water available. Hillary was warm and welcoming, and the weather was perfect. Nearby to a nature conservancy, Antietam, and the AT. Directions to the site were clear and the info provided was very useful. Would absolutely camp here again. Only negatives: you can hear car noise in the roads (but again, it’s car camping) and we heard some gunshots on Saturday night. Not on the farm but still a little jarring. Nothing Hillary could do about it, though. Didn’t affect our good time.

Garden getaway
Hillary's place is so cute. My campsite was easily accessible and out of the way. I walked the grounds before leaving... and OMG! The garden! The meditation hut! I loved it all! I ran into Hillary on my way out and she was super sweet and hospitable. Don't think... just book!

Treehouse was awesome. Fire pit right next to the stairs to the treehouse was perfect. Property is very nice, short drive to lots of hiking and activities. Train whistle unfortunately can be heard at intervals throughout the night which was less than ideal. Otherwise highly recommend.

Perfect place to relax and reset
I have stayed on Hillary's property a few times a year for the past few years, I love it every time! Some people are bothered by the nearby train sounds, but I love the sound during the day, and sleep with ear plugs.

Rustic and beautiful. Since we were there in July, the wild raspberries surrounding the treehouse were ripe. Made for a very peaceful overnight and tranquil morning.

Dreamy escape under the stars
Aww I’ve just raved and raved and raved to all my family and coworkers since my sis and I took a trip here. The audio tour was amazing and Hilary was even there in the garden leading us around through the herbs. We saw bunnies, groundhogs, fireflies and heard coyotes and owls howling at night. Even though it was really hot and sticky there weren’t any mosquitos and a little wine helped us sleep fine in the treehouse. I will be dreaming of this place until we’re able to visit again.
