Looking for a personal retreat or get away ? Escape to our beautiful, RUSTIC 32 acre wild farm. A lovely balance between wild and tame.
We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road.
We are also close to several state parks.
- What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

- Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables there and hammocks), get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered and at at risk plant plants. (heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

Mushroom Trail featuring full size DoDo birds and giant connect 4 game is now open and free to all guests. Our private roads are in great shape. We are located 10 minutes from the interstate and Winterplace Ski Resort and just 20 minutes from New River Gorge State Park. Corn hole boards, swings, campsite cookers and chairs are provided.
Want to see 5 star panoramic views of the Appalachian Mountains? This ultra-safe, ultra-private property is located only 10 minutes off interstate 77. There is only one farm past ours so road traffic is very minimal. Plenty of room to do what you and your pets want to do while exploring our 60 acres. The sun rises up behind the view and lets you see just a little further. It is nothing short of amazing. The sunrises are always different and some are the most beautiful you have ever seen. The mornings sunrise and the stars out here on a clear night are two of the best things this mountain has to offer. It will not disappoint. We can accommodate up to a 35ft RV. The best part is no long walks, you can park at the campsites and camp on flat ground. Each campsite features chairs, a bench, a swing and a camp cooktop that is fueled by your campfire. Nothing is needed to use the cook tops other than a campfire. The local area has lots to do. Several National Parks, rivers and trails. View stars as only those miles away from any light can experience. The crickets and whippoorwills will sing you to sleep. Google link, trail map, and campsite location map will be emailed the day before arrival. The onsite Porta John is cleaned every month.
Prior to the first family inhabiting this gravel road it was used as a bird sanctuary. To this day, the entire road maintains one of the most diverse displays of Appalachian aviary wildlife.

Located on 600 acres, we have developed the previously used agriculture land into a trail center in hopes of transforming the property from an underutilized farm into a facility that could support local outdoor recreation use and programming. Currently there are 14 miles of purpose built trails, with plans to install up to 30 miles of natural surface trails that will create access to and feature the natural beauty of the property, which includes open meadows, mature hardwood forests, rock outcroppings, an area of volcanic activity, seven freshwater springs, headwater streams (including Brook Trout habitat), and three distinct knobs. A place like this isn’t only in fairytales. This magical cabin is exactly what we needed to get away from noise and the fast pace of life. From the mere vibes of the place, you can feel the serenity seething through. Every aspect of this camp is perfect from the stunning esthetic, the trails to hike through on property, the beautiful lake with options of canoe or peddle boat, the JUKE BOX is STOCKED with hundreds of free songs, the fire pit outside and the wood burning stove inside - just perfect. It all was a dream for us and i’d recommend anyone who enjoys bringing it back to nature. Much love to the host as well, he’s such a kind & thoughtful guy, super responsive and super chill! 🤘🫶🏼

We rode the Greenbrier River trail 10 years ago, camping all along the way and back again…. older and wiser we came in our little camper van and found the perfect place to stay , it was magic. What a find, peaceful, clean as a whistle , toilets, showers, water, a campsite kitchen area , firewood and the beautiful night sky with no interference. I was delighted to see several comets. Steve communicated well, we had a wonderful time. I wish it wasn’t so late in the year, I will have to wait until next year to return.

Quiet, Clean bathroom, nice outdoor shower, right off the bike path. Right off mile marker 46 on the Greenbriar River Trail. About 20 miles from Sharps Tunnel and 16 miles from Droop Mountain Tunnel. This has to be one of the best locations for the bike trail.
No lights in the park; it was neat. You can really see the stars. Site 7 was awesome. Right by the brook, and there was a swing to hang out by the water.

Going into this campsite we were really just expecting a place to park our camper, a 31' travel trailer, and maybe have water and power. Boy were we surprised. We ended up with both and then some. John met us at check in and is probably one of the friendliest, laid back people you will ever meet. He gave me the basics and then provided the real information, like where to see the best views on the property, etc. We got set up and just admired the scenery that afternoon, That night it was nice and peaceful with hardly any noise. The next day we explored the property and took in the sights of nature. That evening we sat under the stars and just enjoyed the peace and quiet. Sunday John came up and checked on us and gave us some more useful information and basically treated us like family. If you are looking for the RV resort feel, this is not your place. If you want to have some peace and quiet and be treated like a family member, this is the place you want to go. Plenty of room for off-grid or tent camping if you want. We are already planning our next visit and hope to stay a little longer.

A wonderfully tranquil and secluded cabin, perfect for anyone looking to unplug and enjoy some peace and quiet. Schuyler was incredibly accommodating and entertaining during the introduction, making me feel welcome right away. The property was wonderfully isolated, and the dog friendly setup made it an ideal getaway to enjoy with my dog Bear. Lots of cool archaic trinkets in the cabin to take in as well. I’d happily stay here again!

Nice area for group camping. Very clean. Like the way we have our own bathrooms. Hosts were very nice. Had a great time. Definitely will come back again.

We had an amazing stay at this Hipcamp! There are three Hipcamp sites at this property. The parking is shared parking with the two other sites. You will need to walk past the other sites to get to the invisible love house, so you may come into contact with other campers. To get to the invisible love house site, you have to walk up a hill, but a small wagon is provided. It is a little bit of a hike when you are carrying your luggage so if you have trouble walking it might be a problem. While the other two sites share an outdoor common area and are right next to the owners house, the invisible love house is completely private with its own outdoor area, shower, and outhouse bathroom. If you are looking for privacy, I would definitely book this site above the other two. This site has almost everything you need. There is electric with room to plug in multiple items and WiFi. Also, there is a solar light in the cabin, small solar lights outside, and the owner provides some battery laterns. Some items that are included were toilet paper, paper towels, eating utensils, hand sanitizer, coffee, homemade tea, coffee maker, tea pot, aluminum foil, plates, cooking pots, grate for cooking over the fire, sheets, pillows, games, books, salt and pepper, sugar. You really just need to bring your clothes, food, towels, and a pair of potholders. It was very cold during our stay, but the owner provided a nice queen sized electric blanket that kept us very warm. The river access is a little ways down the road. Even though it was cold, we drove down to check it out. It was beautiful and would be lovely to kayak in warmer weather. We would love to visit again!

I was a little worried with a name like Camp Comatose that it might be sketchy, but it was very well kept! Beautiful river view, great outdoor kitchen and super clean bathroom/shower. A ton of amenities at your disposal and a responsive host. Thanks!

Weekend Trip to Hill House on Green Gate
What a lovely time at the Hill House! My stay was in October but the wood burning stove kept me warm, the views are gorgeous, and there’s lots to explore around here including Green Ridge State Forest. Hosts were very intentional with communication and hospitality. I’d love to stay here again!!
