The Hill House sits atop 15 acres in an intimate setting with beautiful views of rolling hills and mountains. It features a full-glass garage door, allowing you to fully enjoy the landscape during your stay. This simple and comfortable space accommodates two individuals and serves as a quiet getaway with limited to no cell phone reception, Wi-Fi, or television. The house is furnished with a queen-size bed and a kitchenette that includes a microwave, hot plate, refrigerator, and a toaster oven with an attached coffee maker. There is a small dining table and chairs, as well as covered outdoor seating options. The home is heated by a small wood stove, and wood is provided. Located separately from the main space is a small room with a compost toilet. While there is no running water, five-gallon jugs of bottled water are provided and can be easily refilled at the state park in downtown Berkeley Springs. Also on the property is our rustic 130-year-old cottage farmhouse. An outdoor shower at the back of the cottage can be made available; it is just a short walk down from the Hill House. Already planning to come back

My best friend and I absolutely loved our stay here. We live about 12 hours apart now, so we were looking for somewhere roughly halfway between us where we could slow down, spend some much-needed time together, and not feel like either of us had made an enormous drive. This ended up being exactly what we needed. We usually tent camp, but for this trip we wanted to arrive somewhere without having to build our home for the week first. 😂 This gave us the best of both worlds: a cozy, peaceful place to settle in while still feeling tucked away in nature. The hosts were lovely and communication was wonderful. They showed us around, walked us through the composting toilet, and made sure we had everything we needed. The cooking appliances, refrigeration, and ceiling fan were all such appreciated amenities and made packing much easier. We spent time playing board games and working on craft projects, hiked in Shenandoah National Park, did a little antiquing, and still had plenty of time to simply enjoy the property and each other’s company. One of the absolute highlights was watching the lunar eclipse with virtually no light pollution. The sky was incredibly clear, and it became one of those moments we’ll remember for a long time. Between the view, the quiet, the thoughtful amenities, and how genuinely restful the stay felt, this place gave us exactly the time together we had been hoping for. We are already planning on coming back.

When you think of “almost heaven-West Virginia”, little spots like this are what that tune is all about. Ken is a very friendly host, and the whole spot is set up for relaxation. You get a lovely view, complete with bird song and buzzing bees. Even the compost toilet is easy to understand thanks to thoughtful, thorough directions provided. I will absolutely be back and for a longer stay.

Wild and wonderful!

The whole experience was incredible. Ken is an amazing host, super responsive and kind! The little house on the hill is such a jewel! Not only it is located nested in a scenic valley, but it is flawlessly decorated! We loved the fusion of iron and nature, art and function all over the place. And then, there is the view... stunning mountainside, facing west from the porch. There is more tho, the surrounding land is weaved through to inviting paths, that just tease your feet to take a stroll and discover wonders, explore like a little child would, with wide eyes full of wonder and beauty at every turn. The place is is quiet and peaceful, the music from the honey bees on the lavender bushes in the front greets me for my cup of coffee in the morning. Thank you sharing your wonderful place!

This is a beautiful cottage with a stunning view! It was very hot during my stay and the fans provided were a great help. The little details everywhere you look made it so homey and inviting. The hosts were very communicative and kind, and helpful with directions.

We really enjoyed our evening in this beautifully decorated cabin on a hill. Gorgeous views and plenty of privacy. Only about 10 minutes to Berkeley springs, but plenty remote to still feel like a proper Hipcamp experience. We stayed on a hot day–the lack of AC was no problem because it gets plenty cool in the evenings. There’s also a fan, windows, and a garage door if you need extra circulation. While we didn’t get to meet Ken in person, he was super kind and helped us get acclimated over the phone. We’d love to come again!

Perfect stay!

I had a wonderful stay at Hill House! The house and land took my breath away. I wish I had stayed more than one night. Enjoying a meal while catching a beautiful view out of the open garage door made for a perfect evening. The house had everything I needed for a peaceful and comfortable stay. I would highly recommend staying here. Thank you Ken!

Private, tasteful, comfort house

Ken’s Hill House is a perfect getaway accommodation. The house is furnished very comfortably, tastefully with all the needed amenities including a very cozy and quality bed, well equipped kitchenette and small dining space. There are lots of places to sit and relax, read and enjoy the private and beautiful vista and rolling hills. There are easy walking trails around the property too. My only regret is that it was cold and I could not enjoy opening the large garage door and enjoy the fresh air. But, the fireplace kept me warm and the view was still great. I will definitely return in warmer weather to enjoy this open air and private Hill House.
