The mornings sunrise and the stars out here on a clear night are two of the best things this mountain has to offer. It will not disappoint. We can accommodate up to a 35ft RV. The best part is no long walks, you can park at the campsites and camp on flat ground. Each campsite features chairs, a bench, a swing and a camp cooktop that is fueled by your campfire. Nothing is needed to use the cook tops other than a campfire. The local area has lots to do. Several National Parks, rivers and trails. This is a great spot for mountain bikers and river lovers. So close to snowshoe and affordable makes this an easy decision. Also the wildlife, flowers, and river on the property make this a truly powerful place. There is some traffic and noise from the road but it quiets down through the night and all you can hear is the trickle of the stream.
We have a lovely 20 acre are that has easy to pull up to camp sites and some that take a short walk but are able to camp right near the river bed. We offer camping for all ranges of groups and travelers. We have campsites for tents, cars and vans, big RV's and Trailers, and then group sized sites. - What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

We’re happy to have you! Our little campground off I-81 is growing — with brand new sites ready for folks just passing through or looking to unwind for a night under the stars.
You can hop right off the interstate, roll on in, and find yourself surrounded by Green Arborvitae Trees . Out here, nature does most of the talking — you might spot deer slipping through the trees, a few turkeys wandering by, or bunnies bouncing across the grass.
This is a host-free, self-check-in spot, so no worries about showing up late. Come when you can — just please don’t roll in before 4 PM without a heads up.
We’ve got a roomy drive-through meadow for easy parking, back-in nooks for smaller rigs, and some new cozy spots tucked away for extra privacy. We’re still expanding and adding more, so there’s always something new taking shape. There are 2 entries, 2nd entrance for smaller vehicles/ rigs. See photo!
We keep things simple and seasonal out here. If you’d like some farm-fresh goods, just let us know — we’ll ride up with a couple of baskets when we’re around. Offerings change with the seasons, but you might find fresh produce, homemade goods, or farm eggs when the hens are laying (they usually take a break through fall and winter here in Zone 6).

Visit the site ranked by Hipcampers as one of the top three sites in West Virginia. Pitch your tent on a wooded mountain knoll overlooking the Cacapon River surrounded by the Allegheny Mountains as far as you can see. The Cacapon River is a hidden scenic gem and the cleanest river in West Virginia. This is rugged West Virginia at its best. Wildlife abounds and it is common to see Bald Eagles, Black Bears, and Whitetail Deer.
If relaxing on the ridge line and enjoying the views are not enough, hike down to the river via the powerline cut or trails and swim, paddle, or fish (WV license required...one day passes are available online). You can also hike the creek running through the deep hollow, which follows the state access road while enjoying dark Hemlock woods and shale cliffs. If you like to mountain bike, you will find the mountain access roads and trails offer you some back country riding fun.
The campsite has nice level areas for pitching a tent and an established fire ring and picnic table. Trails allow one to hike in or drive (a four wheel drive is necessary to access the ridge line campsite). The campsite is very private, but it's possible you will see a friendly neighbor pass by on the trail or see folks staying at the cabin in the valley along the river flats if you go down to the river or you can get a bird's eye view of cabins in the valley across the river from the top. The campsite is no trace so you must bag out all garbage and waste. Cat holes and such are not permitted so campers must bring and use a camp toilet. During exceptionally dry periods, open fire restrictions may be put in effect.
You will need a four wheel drive vehicle to access the site. If not, or in inclement weather (snow or heavy rains), you can hike in from the state road where the access road begins.
Learn more about this land:
The property's history dates back to pre-European settlement and was originally inhabited by Native Americans with archaeological evidence dating back at least 10,000 years. After European settlement, numerous
of battles were fought in the area during the French and Indian War, American Revolution, and it was even a cross-roads for armies during the Civil War. Farming, sustenance farming, and logging were the primary industries throughout the region. Later, during the Industrial Revolution, the river, limestone, charcoal, and iron ore from the area fueled a local iron bloomery, which the area, "Bloomery," is still named.
The land you are camping on was nearly completely logged over the last hundred years, but a few old growth trees can still be found throughout the mixed hardwoods forest. On the way to the campsite you will also pass the old original school house (now a hunting cabin) located on a neighbor's adjoining property. There are still a few old timers left that attended the one room schoolhouse as children, but the building predates them by many years. There is also an old Methodist Cemetery located on the property (not near the campsite) that dates back to the 1700s. If you happen to find this site, please do not disturb it.

Currently there are 14 miles of purpose built trails, with plans to install up to 30 miles of natural surface trails that will create access to and feature the natural beauty of the property, which includes open meadows, mature hardwood forests, rock outcroppings, an area of volcanic activity, seven freshwater springs, headwater streams (including Brook Trout habitat), and three distinct knobs. These features provide a rich and unique landscape for a trail system. With so much here, there is no need to leave the property. The property is over 100 acres in Greenbrier county WV. There is a lot of history in this area. There are tons of wildlife on the property as well. Close by is Hawk Knob Hard Cider & Mead, Smooth Ambler Distillery and Greenbrier Valley Brewing company etc. To many things to list this is just a few. Nestled on one of the oldest surviving homesteads in the county, this peaceful RV site sits on a working West Virginia horse farm with around 40 thoroughbreds—some retired and some actively training for the Charles Town track.
The original farmhouse dates back to the 1780s, giving the entire property a sense of Appalachian history that you can feel the moment you arrive.
Your campsite features full hookups and is tucked into a private, shaded corner of the farm with wide-open views of the Blue Ridge Mountains and surrounding pastures. Horses graze in the distance, goats and chickens wander the grounds, and the rhythm of farm life creates a calm, grounding backdrop.
It's the kind of place where mornings are slow, sunsets are golden, and the landscape truly feels like "Almost Heaven."

What makes W.T. Farm special is the diversity of textures of the landscape. We have great mountain top views, as well as, a deep holler with cliffs, rock outcroppings, and waterfalls. The fields are full of fruit and nut trees and there are 5 ponds. Each of these supports its own flora and fauna.
I acquired stewardship of this land years ago and have developed perennial orchards wherever possible. I started with pears and have branched out into pawpaws, apples, persimmons, currants, black walnuts etc. and I boast that I planted the first commercial hickory oil orchard in the world. I am an eccentric horticulturalist and graft cultivar varieties onto existing trees like oaks, hickories, black walnuts, and even the maligned invasive honeysuckle, autumn olive and multiflora rose.
Just last year I bought an adjoining farm that opened up 50 acres of more orchard planting. It is on top of the mountain and offers an expansive view of the valley and ridge system that defines our region. Funny thing is that because the land between the old farm and the new farm is divided by cliffs in the holler the only way to get from one to the other is a 12 minute drive or vigorous hiking. On this new land is a historic log cabin I am renovating that is said to be one of the original settler's cabin on the mountain.
Because of the amount of tree fruit I grow and the varied landscape, there is a rich diversity of birds and animals to be seen. One of my favorite walks is along the cliffs to the top waterfall where there is a sweet wading pool. I have also built a number of ponds and four of them are quite swimmable. One has a dock and is where we spend much summer time refreshing and frolicking.
The farm is also a small (very small) licensed farm winery and we make and sell traditional hard cider from our apples and pears. Our cider can be purchased along with our nut oils and flours and other farm produce you may not be familiar with. We live to eat. Coming here is a gastronomical adventure!
I run the Acornucopia project from here and from it we are developing a foragers network that would very much suit the lifestyle of hipcampers. We pay foragers for wild nuts they gather. Also often there is an opportunity to work on the farm harvesting and processing food. Let me know if that is something you would like to do.

This was a super great spot! We had one neighbor the first night and then had the whole place to ourselves, but the sites are well spaced and have greenery between so even if there were other people it still would've been pleasant. Having flush toilets at a campground is unheard of levels of luxurious, and the general store down the street really does carry a little bit of everything.
The entrance is truly *right* before the bridge, so it's a little deceiving the first time in as there's a gravel road slightly sooner that you'll want to take. Other than that instructions were super clear!

Jaren’s property is very private, and great if you have a dog. The hookups worked perfectly, and the water was good! It’s a ten-min drive to Harpers Ferry and about 35 to Leesburg - both worth a visit. There are nice wineries nearby too. We loved watching the horses during our stay, and the moon rising each evening. The nearby highway didn’t bother us at all. Would definitely stay here again.

Second time camping here. The sites have nice separation with some beautiful tall flowers around each site (blooming in late August) so you can barely see anyone else. Bathrooms were absolutely SPOTLESS. No cell signal, as noted. Very quick ride to the store in Seebert, and takes me about 45 minutes at a medium pace to bike to Marlinton. Sites are nice and level and heavily shaded.
Walk right over to the river and go for a swim. This place is seriously awesome. Went the last Friday in August and only 2 other guests camping there.
This campground is on my regular rotation list for bike trail camping. THANK YOU STEVE!

We’ve travelled all over the country and this is one of my favorite spots. The view of the rolling hills and horses feels like you’re in a camping ad haha. It’s super private, perfect little getaway. So close to explore Harper’s Ferry and other historic areas too. 10/10 recommend!

My second stay at Bear Run Farm, and I can honestly say this wonderful place has become my favorite escape from the busy, hectic pace of life.
Amber, the host, was incredibly helpful, welcoming, and hospitable. The cabin was cozy, spotless, and had everything we needed for a comfortable and relaxing stay.
And the blue lake… absolutely magical! 💙 The water is so clean, refreshing, and peaceful. I call it the Caribbean of West Virginia! 🌴🏞️
What makes Bear Run Farm truly special is the untouched, natural beauty surrounding it. Everywhere you look, there is lush greenery, beautiful trees, peaceful woods, and the feeling of being completely immersed in nature. It feels like a hidden paradise, far away from the noise and stress of everyday life. The peaceful landscape and fresh air make it the perfect place to slow down, breathe deeply, and simply enjoy the beauty of nature.

We came here to stargaze during the meteor shower! I upgraded us to the overlook cabin which was right by the water.
The site is beautiful and the owners are very friendly, accommodating & helpful! We got there late and they still cut us some wood & let us buy some eggs & butter. We also got a visit from the cows which we LOVED.
The swimming pond as gorgeous in real life as the photos. My dog loved it & we had a great time.

Potomac Highlands
Winding mountain roads and backcountry hiking trails lead the way through the Allegheny Mountains and the Monongahela National Forest in eastern West Virginia. Four-season adventures await at Blackwater Falls State Park and Canaan Valley Resort State Park, which harbor some of the region’s best ski slopes, while rock climbers congregate at Seneca Rocks.
