The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. We are close to the location that Airbnb put us, but due to West Virginia addressing it is the closest we could show on their map. Please ask us any questions you may have prior to booking about location, the tiny houses, activities, or anything!! ** No children under age of 10 and all tiny houses are not pet friendly** We love the location being 2 minutes from the New river and close to all national parks. The Gorge is an awesome site and we hope others enjoy are area as much as we do. Close to white water rafting and rock climbing areas too. Guests have access to the parking lot and the yards in back of the cabins. Feel free to bring a frisbie! Please note that these may not warm up to 80 degrees or more*** ***PLEASE NOTE****The couch on the first floor has 3 sections that are stacked and are made out of a regular 8 " memory foam , full size bed mattress. The mattress was cut into 3 sections and each section covered. This can sleep 2 people but please note it is a full size mattress, not a queen size. The 3 sections lay next to each other & become a regular full size mattress on the floor. *****The fitted sheet included in the bedding will keep all the pieces put tightly together side by side*** Please ask us any questions you may have prior to booking if you are unsure. There is a regular home mattress that is queen size in the loft as well. Both are very thick memory foam, regular bed mattresses with all pillows and bed linens provided. The bedding for the first floor bed will be laid out on the couch when you come in. There is a folding card table and 2 metal folding chairs in the tiny house. The full bathroom has a shower, toilet, and sink. We include towels, toilet paper, and hand soap. Usually the towel sets are underneath the bathroom sinks. You will have access to the laundry building where washers and dryers are free to use. Kitchenette has a kitchen sink with running water, mini fridge, coffee maker, microwave and a hot plate. We include a Mr Coffee type coffee maker, filters, coffee and styrofoam coffee cups. We have one pot, one pan (which are specific to the hot plate), paper plates, paper bowls, plastic ware -knives, forks, and spoons, & plastic cups. We also provide liquid dish soap and paper towels. There is a television but no satellite, cable or local stations. Feel free to bring your own DVD player, games, etc. and cords. We do not supply cords for your devices. **Please Note** There is NO wifi. The entire New River Gorge area does not have a good service provider yet. Cell service in our area is usually very good for most carriers, as we are high up and off the main highway. Your cellular hot spot should work very well. Outside the tiny house, there is a picnic table and fire ring that you’re able to use to cook and push aside the grate later to sit around a fire. Firewood is for sale for $5 per bundle if you call the phone # on the door. They will deliver it in a short period of time. You may want to bring lawn chairs as I do not supply them. Also any outdoor cooking utensils would be good to bring as well. Love playing games? This is the place for you! More than enough space outside to play bags, horses, washers, frisbee, soccer, kickball...you name it! Ask me about our space! There is plenty of parking to include trailers and toys. Our tiny houses are along the side on the inside of a campground. Feel free to have a friend camp outside the tiny house. Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others. Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience. In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house! We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you! Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. Meadowcroft is a semi-primitive cabin on the bank of the beautiful Meadow River. Swim, fish, and hang out with the river otters. It's like camping, but with a roof over your head, WiFi, A/C in the summer, and a cozy wood stove in the winter. Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others. Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience. In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house! We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you! Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. Awesome little place even if it's snowing. Snow on the ground and the little rocket stove was great because we had no heat in the vehicle! Beautiful stream and the bathroom facilities are always a bonus even if outdoors. Everything was clean and inviting. The host was very responsive and had lots of ready to burn wood for sale.

My friends and I had a great time at Cabin 3! The hosts were quick to respond to our inquiries, and the staff were friendly and made sure we had everything we needed. The cabin can comfortably fit more than four people and still has plenty of space to move around. Both the indoor and outdoor bathrooms were clean. It’s the best place to relax, unwind, and enjoy good company. Highly recommend!

Kara’s property is a lovely getaway in the woods. It has all the amenities you may need, and a little extra-like the very nice hot shower. If you are down at the campsite on the river, you have river views all the time, if you are up at the top, you can simply walk down and get a great view. Would stay again! The glamping option was very nice for when it started to pour down rain. We hung out, played games and still had a great time! Kara‘s instructions were clear and very helpful.

Truly a magical place for exploration and relaxation. we stayed in CB1- it has 4 beds. No light or electricity but you know that beforehand. LOTS to do and quite a bit of amenities- a coffee pavilion that has outlets for charging, an abundance of firewood ($12.50 for an entire wheelbarrow full of wood), port-a-potties with toilet paper, air fresheners, sanitation wipes, and hand sanitizer. Friendly management. Breathtaking views.

So beautiful standing on the waters edge. Cozy, clean cabin. Nicest "outhouse" I've used. Shepardstown nearby is a great little town and so close. Note: Wifi did not work well at all but only really wanted it to look up nearby places. Sadly it was drizzle so I didn't get to sit by the firepit by the river so I guess I'll have to come back. :-)
