Grouseland's Private Campsites are located on top of our ridge offering a unique scenic overlook and a near virgin sky perfect for stargazing. We have 4 sites ready for you here at Grouseland! Please read their descriptions and book the one best for you! We encourage guests to bring dogs, however dogs must be kept on leads when on site or on leashes when on walks. There are no exceptions to this rule to ensure the safety of all of our guests. All sites include an allotted amount of free firewood, miles of hiking trails, and use of communal facilities including a hot shower and flush toilet. Tall Oaks Campsite: A small private site and is our only rustic style site, so no water or electricity, designed maximum 6 people with parking for 3 cars on site and space for 4 average size tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, a bench and charcoal grill. Twisted Oak Campsite: A medium-sized luxury private site includes potable water and electricity on site, designed for maximum 8 guests with parking for 4 cars on site and has space for several tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, benches, charcoal grill, and on-site string lights. Red Maple Campsite: A large luxury private site that includes potable water and electricity on site, designed for a maximum 10 guests with on-site parking space that is 90ft long and 20ft wide, for an RV or 6-8 cars and overflow parking for several more cars. It is designed to be backed into with an RV and then pulled out of. This site can handle several tents and has two picnic tables, two portable toilets, a scenic overlook, hammock, fireplace, benches, a charcoal grill, and on-site string lights. Aspen RV Campsite: A medium private luxury drive through site great for RVs, rooftop tents, pop ups or camper vans. This site includes potable water and electricity on site, designed with water and electric hookups for a single camping vehicle, maximum 6 people. This site is a drive through site, so guests don’t have to back in or out. This site also has a picnic table, portable toilet, scenic overlook, hammock, fireplace, charcoal grill, and a bench.

They are emptied on a monthly schedule, meaning there will likely be waste in them upon your arrival, do not expect a pristine unused empty toilet, their levels are monitored closely, and they are emptied sooner if need be. We do our best to prevent any smells by using the correct additives, but depending on weather and use frequency this cannot be guaranteed. Portable Toilets are set away from the site to help prevent smells from affecting guests. We are also in the woods, meaning that bugs may be attracted to the portable toilets, again we do our best to avoid this, but it cannot be guaranteed. If you are uncomfortable using the Portable Toilets given this information you are welcome to use the communal flush toilet in our Camp Shop. Grouseland's Vacation Cottage

Our cottage is set back about a quarter mile from the road (all back roads here so minimal traffic noise), in nestled next to the pond in the middle of the woods. Guests staying at our vacation cottage are able to enjoy a furnished bedroom, bathroom, kitchen, and dining/lounging space. As well as exclusive access to the pond (no fishing), dock, hot tub, fire pit, and large deck with a grill! Both rooms in the cottage are complete with a Fire TV logged into many of our streaming apps such as Netflix, Prime, Max, Disney+ and Hulu. To top it all off we are solar powered! Staying with us you are as close to the off grid as you can get without giving up the internet! Campsites are on the other side of the property from the cottage and campers are told that the cottage and pond are off limits and to respect your privacy. There are blinds on the windows to allow for complete privacy while in the cottage. We do live on property and occasionally drive past the cottage to get around, we try to keep this to a minimum and use quiet golf carts when possible.

Host was friendly and helpful, view was gorgeous as advertised, and due to threat of rain we had the area to ourselves. Someone clearly put thought into developing a camping (that could be glamping if you wanted) location with running water, electricity, benches, a long picnic table, a large fire pit, bbq grill, and designated port o potty for each site. Additionally, there were a tree house, game garden with chess set, knot tying and horse shoes accessible through the woods. Unfortunately, some of the amenities have fallen into disrepair. The tree house had multiple wasps nests making it unusable, the game garden activities have definitely seen better days, and most disappointingly for my camp crew of avid hikers, the trails are not maintained with some completely overgrown and unusable. Additionally, not sure how often the port o pottys are cleaned but be aware you’re exchanging convenience of having it so close, with a persistent whiff of unflushable bathroom smell. Nothing the hosts can do about this, but also be warned that at least second weekend in September the mosquitoes and gnat swarms are brutal.

We really enjoyed our stay at Grouseland! The mountaintop setting was peaceful, private, and exactly what we needed after several hectic weeks. The views were beautiful, and the stargazing was incredible—we could even see part of the Milky Way! It was the perfect place to slow down, breathe, and enjoy the beauty of Pennsylvania. Thank you, Mason, for sharing this special place with us. We would definitely recommend Grouseland!

Enjoyed a couple of peaceful and quiet days at Grouseland Hospitality. Great views from the large and private Red Maple site, plus some incredible stargazing just steps off the site. Really nice rural property, not too far off I-70. Mason was communicative and easy to work with.

What an incredible place. If you’re looking for private, non-traditional campground, this is it! Perfectly graveled, leveled site. Water, electric and the view… wow. We absolutely enjoyed every second of our stay there. Berkeley Springs and Cacapon State Park is a short drive. Great time at both. Mason was a great host. Met up when we got there and he showed us to our site. Gave a quick run down of the do’s & don’ts and let us enjoy the place. Exactly as mentioned on Hip-camp and pictures are true to life. What a beautiful place. Will definitely be back. True gem of a private piece of paradise. 👍.

Mason’s Red Maple site was the perfect anniversary camping getaway for my husband & I as well as our 2 dogs. You can see the other sites but we never even heard the other guests or their pets. The electric and water hookups are super accessible, 2 porta potties very close by, and we could easily walk or drive to the flushing toilet and shower in the camp shop. Mason was super easy to contact during our stay and we already want to go back another time! The hammock on our site was such a perfect touch for our weekend getaway.

Campsite was nice and views were great. Host met us and took us to the site. We appreciated it. Bathrooms were clean. Our only issue was we had a hard time with the road below and what sounded like M80’s or a shotgun Saturday evening. From 9 til 1am. Was not on the property it was down the hill.

We stayed in Red Maple — gloriously positioned campsite with loads of shade and a westerly view of the valley and mountains that was just chef’s kiss at sunset. Facilities were clean (both the port-o-potty and the flush toilet and shower), campsite well prepped with complimentary firewood, and electric and water hook up worked flawlessly. Even with other campsites on either side, we felt completely private and alone. The value for the price of this site is very high! On hospitality: We were there during an exceptionally frightening severe storm on July 4th. Hosts contacted us quickly to advise on shelter options, and were out with chainsaws to clear out fallen trees immediately (it was a VERY big storm). Can’t say enough good things about how they handled a tough situation.

We had a great stay at Red Maple Campsite! The site was incredibly spacious, private, and very well set up for our pop-up camper. The little details really made the site feel special — string lights, benches around the fire pit, hammock, scenic overlook, charcoal grill, and multiple picnic tables made it feel cozy while still being roomy. Having potable water and electricity onsite was also a huge plus and made camping much more convenient. We brought our dog, and the space was perfect for him to roam and relax safely. The peaceful, secluded setting made it such a relaxing getaway for both us and our pup. Mason was very helpful and communicative throughout our stay, and it’s clear a lot of thought went into creating the campsite. Would absolutely stay again and highly recommend for groups, campers, or anyone looking for a comfortable and private camping experience!

We are so thankful for our experience at Grouseland Hospitality! The host was incredibly helpful in guiding us to the campsite and made us feel welcome from the start. The views were incredible, and the site was exactly as described, with both electric and water hookups available. There was plenty of room for our tent and our dogs to enjoy the space comfortably. Overall, we had a fantastic experience and would highly recommend Grouseland Hospitality to anyone looking for a peaceful, well-maintained campsite with beautiful scenery.

We were a large group and everyone loved the Red Maple Site. Sunset was amazing. Site has all basic amenities needed. A full bath at store was very useful. Mason responding quickly helped us jump starting one of car. This site is private and amazing star gazing views when the time is right

Great experience overall. Mason was an excellent host, friendly and welcoming. Our site couldn't have been better and the view was amazing. Although we didn't need it, was nice touch to have a water hose and electrical chord available to use. We had an issue one evening with very loud music coming from site next to use. I sent a message to Mason and he had it resolved within 30 minutes. If you enjoy peace, serenity, and an amazing view then Grouseland is for you. We'll definitely be back!

Our campsite was great and had everything we needed and wanted. A picnic table, bench, charcoal grill, fire pit, and hammock. Wonderful details that made us feel at home. Mason was helpful and great at communication and we even got to know Murray and Jane a little bit when they welcomed us to their home to take shelter at when a storm came through. The property is well maintained and easy to navigate. Highly recommend!

Seriously, that camping trip was something else. The views were absolutely breathtaking, and there were so many trails to hike. Plus, provided firewood to burn was a major bonus. I'm already dreaming about going back. It was truly one of the best outdoor adventures I've ever had.
