In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

We're in the heart of the Hudson Valley, close to wineries, breweries, distilleries, restaurants, and hiking trails. The Gunks are only about 20 minutes away. Our campsite is designed to help you relax and escape the crowds. While there are homes nearby, you likely won't see them from the site. A private road leads to your own entrance, secured with a combination lock. We hope you'll enjoy our property as much as we do. We'll do our best to make your stay comfortable and are happy to help with anything you may need. A fire pit is available, and you're welcome to bring your own firewood or purchase some from us. Fresh eggs and seasonal vegetables are also available for sale from time to time. As campers ourselves, we think this place is truly special and hope you'll make wonderful memories here. A charcoal grill is provided—just bring your own charcoal. It's a little bit of glamping while still feeling like camping. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. We love to play music and get together with our friends and have been hosting people for some time. We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground. Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River. We recommend four wheel drive for some of our sites so please ask about them. We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions! Our chemical free farm is set on 45 acres overlooking the iconic Delaware Water Gap in the Pocono Mountains! We're located 1 hour from NYC and 1.5 hours from Philadelphia and the closest national recreation area with millions of visitors each year. There are plenty of activities within the 45 acres: hiking, fishing, farming activities, bird watching, biking all on site. We have luscious fields of sustainably produced vegetables, fruit and flowers. Explore the Delaware river from our boat launch or one of the great canoe rental companies. Hike Mt. Tammany, Ski Shawnee Mt, walk the Appalachian Trail, visit America's oldest jazz club in Delaware Water Gap or visit the dozens of water falls surrounding our farm for a swim. (Autumn is camping season in the poconos, bring blankets and plan hikes for excellent fall foliage) We have 3 camping locations which you can park near with your vehicle. They are all private camps and out of sight from others. Our camps sites are for people that like camping in the mountains and near a working farm. Our farm and the community we built is focused on sustainable living with nature, local self reliance, and kindness. Also, feel free to join us in the fields, request a tour, pet a goat, smell a pig, and check out our DIY home renovation, (built with hempcrete). Pets should not be off leash unless well behaved and pets should not be left unattended. truck campers are allowed if they're under 8 feet. No trailers/campers. Also, if you move rocks to secure tents, please move them back, our mower blades thank you.

Lola’s Loop site is private, less open, enclosed in a natural habitat accessible by short path. Metal campfire holder. No toilet or furniture. The Rocks is shady, lots of wood to burn, firepit, next to a lawn and a natural habitat for animals. Drive to site. Close to: Appalachian Trail, Long Path, Woodbury Common. West Point , Storm King Art Center, Hudson River, Mineral Springs.

The Beaver Lodge is a single-site glamping retreat tucked in the woods just outside Honesdale, PA. The site features two ponds and roughly five acres of quiet forest to yourself. Our site sits beside Spinner Pond. You'll arrive by a short wooded walk (about 3 minutes), or catch a ride in on the UTV — we're happy to shuttle guests and gear. At the waterfront, there's a fire circle, two Adirondack chairs, and a canoe with paddles. Fishing and wildlife watching from the pond edge are genuinely excellent: bald eagles, beavers, deer, ducks, and the occasional black bear on the far end of the property are regular visitors. Inside the canvas bell tent you'll find a real queen-size bed made up with sheets and pillows, LED camp lighting, and a footlocker stocked with cooking essentials — cast iron skillet, pot, utensils, and dinnerware. The site includes a two-burner propane stove with fuel, picnic table, and a second waterside fire pit. Potable water, a composting toilet, and a gravity-fed outdoor shower are all on-site. Optional extras include a propane Buddy Heater, two additional cots, and firewood bundles. The camp is tucked behind our home, so you'll feel completely private — no other structures in view.
