Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The Gypsy Rose is a cozy homemade Gypsy wagon. It has a high full-size bed. The second person will have to climb over. There's a small sink and solar lights. it will only sleep 2 people and no pets are allowed inside the wagon. Outside is a paver stone patio, with a Gazebo, table and chairs, and a fire brazier with 4 chairs. there is plenty of room for a couple of tents for your guests. The compost toilet outhouse is just a short walk away, and you are still close to my 4 hiking trails and the pond.

Sleep in a 12ft by 18ft, thatch roof and canvas sides pavilion tent with a queen size bed. Perfect for a couple who want a little more space. Their guests can stay in the 8ft by 12ft Viking house with canvas roof. There's plenty of space outside to gather around the fire brazier.

This was a nice site. Site 5 is on a road with a number of sites around it, but it is surprisingly private set off slightly from the road and separated by trees from the others. I would stay here again. It rained when we were there but the trees really did help when we were loading up the car because we didn't get nearly as wet as I thought we would.

Nice spot in the woods with bonus trails and a little waterfall area to hang out in. We got a great welcome from the host and her sister who we encountered on the way in. The SUV/4WD warning is no joke - I was only able to park at the very bottom of the site because there are rocks past that you definitely need high clearance to get over. The sites aren’t right on top of each other but you can hear the ones near you and should expect to see people walking along the main path. The outhouse was close and very clean, firewood available for purchase near the entrance was convenient.

This was a lovely stay! I drove into the site at nighttime, the campsites are well marked. Glad that I had the jeep for the wooded site. Kathleen and her pup walked by in the morning, and we had a friendly chat. The site had a large cool rock and a nearby waterfall! Would stay again.

Site 3 - Paradise Valley Homestead
Amazing daddy daughter camping trip, it was our second time back and already have the 3rd planned. Site 3 was awesome, centered but secluded, big site. We went in the lake, hiked down to the falls, built a fairy house, explored… then a nice relaxing fire to end the nights. Kathleen is a super sweet, very welcoming. Great memories, hopefully more to come !

The property is beautiful and site 6 was perfect. Large, good tree coverage to avoid baking in the morning in our tent, but also enough clear areas where you can still see the stars. Site was clean with no major rocks and there were lots of good spots to pitch our tent. Fire pit was excellent and the wood we bought from Kathleen was dry and burned well. The walking trails are well marked and we loved strolling around on them. Outhouses were the cleanest I’ve ever seen, no smell from them, and they were cleaned and restocked throughout our trip. We will absolutely be coming back here, feeling very lucky to have grabbed a spot here that opened up last minute!

The Medieval Encampment
It was a long, winding dirt road through hills to get to the camp, and Kathleen had to direct us to our site on ATV upon arrival, but the medieval encampment was the perfect themed stay for our trip to the New York Renaissance Faire! We kept the ale flowing and the fire roaring all weekend. The site is very reminiscent of a Viking Village with mud thatched roof and traditional fire pit. We loved the king suite, but definitely bring a bug net in the summer months as mosquitoes can get in. Otherwise very private (there were other campers but not visible from the site), only 40-min drive to the Faire, and the cleanest--best smelling--outhouse experience I've ever had in many years of camping, faires, and festivals. I would say the camp fits a max of 4 people comfortably. Bring cot covers and sleeping bags for the smaller hut. Try to arrive before dark as it can be very hard to navigate otherwise, and bring extra lanterns, water, etc. Kathleen has plenty of firewood for sale at a reasonable price with wagons to haul it if needed.

Had a great time! It’s a beautiful property with several sites in the woods on the way to the waterfall. I stayed in site #5 which was not so much in the woods but is conveniently near the water source, common yard, and bathroom. Kathy is a friendly host, and I look forward to visiting again!

We loved Kathleen's property! The Medieval homestead was perfect for our family. It had lots of space, was lovely and private, and the tent was fantastic. We enjoyed our walk to the waterfall and all had a very refreshing dip! I would definitely recommend it.

What a great campsite. We camped at site #2 and it was perfect - very large campsite - including a grassy area, campfire spot under trees and plenty of space for yoga and our tent. We had a wonderful experience. Kathy welcomed us upon arrival and informed us about campsite details (composting toilet and hiking trails including a beautiful waterfall). We really enjoyed our stay and would highly recommend this spot.
