My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins:

All cabins have their own separate listing and can be booked together or combined.
The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed.
All cabins come equipped with full bathrooms, updated kitchens, wood stoves, and the main cabin has a walkout porch on the second floor. All cabins have climate controlled heating/cooling units as well as hot water.
Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life.
The camp consists of 13 acres abutted by 100's of acres of state park land.
There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.

Nestled in the mountainside in Morris County this 10 acre farm estate is home to a plethora of wildlife, small lake, and large brook that runs through the property. The lake is home to native wildlife and the brook is loaded with trout. There are a couple of professionally maintained landscaping areas perfect for camping and firepit. It comes with a firepit, and everything you need for an amazing night out in the wilderness. There are beautiful hiking trails on site as well as right across the way adjacent to the property that are highly regarded in the state. The most secluded property you can imagine, it is home to some truly magnificent wildlife. There is no littering, and absolutely no hunting. As a nature lover, the respect I have shown these animals, is the reason why they love it here. Who knows what you may see! Firewood is available for purchase at the top of the driveway. It is handcut and seasoned for 3 years and stored in a custom hutch. $5 a compartment money goes in the mailbox.

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

There are two established campsites. One campsite is at the back of the property that is a 0.18 mile walk from the end of the driveway. The second campsite you can drive right to. Or you can set up camp anywhere you’d like! This property sits off of a very quiet back round with limited traffic. This property connects to over four thousand acres of State Land that can be explored as you please. Fourteen miles of hiking trails offer magnificent views of the mountains and scenic Mountain Lake. This campsite provides a great location to use as a base for day hikes. The tent site is situated beneath a canopy of two large Red Oak trees. This property was formerly a farm and has since grown back to a pioneer Hardwood Forest. There are stone rows throughout the farm and some areas that have been cleared of invasive vegetation and planted with native grasses to enhance the deer population.
We suggest day hikes such as Catfish Fire Tower, Van Campen's Glen, and Buttermilk Falls. Here's a list of our recommendations for hiking, fishing, and just plain old exploring:
The Delaware Water Gap National Recreational Area (DWG) and nearby Walpack Fish and Wildlife Management Area in Layton have many hiking trails (See the National Park Service's website). Great areas for sightseeing, hiking, biking, fishing, hunting.
Buttermilk Falls, (trailhead on) Mountain Road in Layton. Hike to the top of the beautiful waterfalls near Walpack and take a 6.8 mile loop trail to Crater Lake.
Walpack Inn, National Park Service Rd 615, Layton. A beautiful restaurant with an entire back wall of windows with a view of the Kittatinny Valley. The Walpack is open on weekends for dinner only.
Appalachian Trail (AT). Check out the AMC Mohican Outdoor Center located along the trail in Blairstown. The AT runs through the DWG. \
Long Pine Pond amp; Crater Lake in Walpack. Both are spring fed and great for swimming and boating (clear water).
Van Campen's Glen, Old Mine Road, Hardwick. The 2.1 mile loop trail features several cascades and waterfalls, a narrow stone valley, and a lush hemlock ravine.
Catfish Fire Tower, Millbrook Road, Hardwick. A rocky 2.0 or longer 4.4 mile hike to the top of the ridge. Great views on NJ and PA.
Also check out "Hiking Our Preserves" on the Ridge and Valley Conservancy's website for information on 4 local hiking trails.
Delaware River- Great for swimming, boating, tubing, canoeing, fishing. Keep your eye out for Bald Eagles!
White Lake - 97 Stillwater Rd. Hardwick, NJ 07825.
The Paulinskill (Blairstown) and FlatBrook (Old Mine Road, Hardwick) rivers are local spots for trout fishing.
On Saturdays during the summer, you may want to try out the Blairstown Farmers Market on Stillwater Road. Hours 9:30 to 1:00 pm.

Nestled on the ridgeline of the 3rd Watchung Mountain, the property sits above The Great Swamp National Wildlife Refuge. Welcome to The Record Room - Built directly from our hands and our hearts, The Record Room borders the fine line of camping and glamping, with a wood-fired cedar hot tub and outdoor shower that feeds off a small artesian creek, a sauna tucked within the trees, overlooking scenic ridge, and solar-powered vinyl that plays inside and out across a vast selection of vintage, classic, and current albums.
Back to our small creek, there are plenty of quaint spots to dip your toes. The Monguap River is close enough to see and hear, and the Delaware River is just 2 miles up the road, with rafting, kayaking, and canoeing companies all along it.
A queen Tempur-Pedic bed, as well as an overstuffed futon, will take care of you come nightfall. The outdoor kitchen is built for cooking some real food - a flat-top grill, a single burner, a stainless steel grate grill, cast-iron pans, and all utensils, all powered by propane. A wood stove inside will handle the chilly mornings and brisk nights. We have a pool table under a custom-built pavilion just for your enjoyment. And last but certainly not least, our outhouse, which is maintained by the women of our family.
We also have a nearby waterfall, which is as close as a three-minute drive down the road. The Hawks Nest lookout is under 10 minutes away. We recommend downloading a trail finder app, as once you arrive here, there will be zero service or wifi. Since we only have one bed and one futon, only four individuals can sleep comfortably, but we also have a couple of spots for your friend circle to set up some tents. Our mission is to get people back into the life we feel so disconnected from nowadays, and we provide the space to be able to do so.
We highly recommend the firewood package, as it makes life much easier, unless you plan on picking through the woods on your property (which we totally support!)

Kathleen’d property is adorable! I stayed at The Gypsy Rose Vardo for a night and was able to enjoy a little bit of everything. I swam in her pond very close to my cabin, went on a kayak and paddle board! There’s a 10 minute hike to a waterfall, which was so relaxing! And besides the great night sleep on a comfortable and cozy bed, after some wine by the brand new brazier, Kathleen’s kindness and clear instructions were what made the most difference for a great time in her property, to me!

We had a great time camping at Site 5. It's very close to the road, though there are trees surrounding it, so it feels a bit more secluded than some other sites. The very well maintained compost toilet is right across the road from the site. You can also buy firewood with cash. There's nice trails and a gorgeous river waterfall, and a little pond with kayaks/canoes/paddle-boats. At the campsite you can hear some of the louder vehicles from a main road somewhere, but generally the sounds of the forest were the most featured.

Shawn was great, property was perfect for the getaway with friends and family that we were looking for. The property was off the beaten path enough to feel like you’re backcountry camping but close enough to civilization to resupply quickly when needed! It was also nice that we could glamp/car camp from the campsite without a hike!

I was blown away by the atmosphere of this place! I just got back from a 3 day camping trip to do some mountain biking in the area, and stayed at Site 10, one of the more secluded sites. It was exactly what I was looking for.
I camped with my rooftop tent in my midsize 4x4 Frontier. You definitely want a capable 4x4 vehicle to reach the back sites, but the drive back there is part of the experience! Site 10 was beautiful and spacious. I was able to park on the middle level, above the main path and found a perfectly level spot for my RTT setup.
The views and atmosphere were incredible. Massive rock outcroppings, tall trees, moss-covered stone, and dense forest completely surrounded the site.
The nearby waterfall added even more to the experience! The sound of the falls was honestly perfect. Loud enough to create a relaxing backdrop, yet subtle enough that you could still enjoy the birdsong and all the other sounds of the forest around you.
One thing I really liked was how far apart the back sites are spaced. You truly feel tucked away in nature and don’t hear your neighbors.
Kathleen, the proprietor, was also a fantastic host. She stopped by just to check in and see how everything was going. We ended up chatting for a while, and she even gave me a little tour of the surrounding area while talking about some of her future plans. You can tell she genuinely loves what she’s building here and wants to create something special for her guests! I'll absolutely be back!

Excellent Hipcamp. Spot #9 is super-solid. Very remote and next to a great network of hiking trails. Bring leveling ramps if you’re sleeping in or on your vehicle. Kathleen and Bob are great hosts. Outhouses were immaculate. We will be back!

I recently spent a night at this site and had a fantastic experience.
The actual campsite was clean and felt very well-maintained. One of the highlights was the private atmosphere—it felt like a true getaway without being overlooked by neighbors. The site also featured a great fire pit, which was perfect for a relaxing evening under the stars.
I had a great stay and am already looking forward to my next trip back. Highly recommended for anyone looking for a quiet, clean, and welcoming spot!

Kathy's property is great! Super quiet & relaxing. We were able to check out the waterfall during our stay. We were on site 3 it was perfect, spacious even with my giant tunnel tent. The compost toilet was always kept clean/fresh. The wood sold on property (cash) was a great value & the wagon for transporting it was extremely helpful. Kathy was friendly & informative about the trails. My only suggestion would be for there to be picnic tables at the sites as a possible future improvement.

Lovely campsite with a gorgeous waterfall!! If you have a high clearance 4x4 highly recommend the higher sites (7 ,8, 9, 10) as they’re much more secluded. The host was helpful and welcoming as well. Firewood was available on site.
