A 15 acre farm with over 100 LOOSE FARM ANIMALS! Lake views, free boats, a hot shower, picnic tables & fire rings. No children under 16. There are no specific campsites here. Cheap firewood, $20/shelf. We provide a custom Google Map, full of farm details and several local activities like boating in the lake, hiking up a nearby Walnut Mountain and swimming at the gorge, a secret swimming hole. Well behaved dogs are welcome and may be off leash if they do not chase the animals. We cannot offer reimbursement for tents damaged by animals. This is extremely rare, but it CAN happen. If you do not wish to put your tent at risk, please do not camp here. We charge "per person, per night", not by the campsite or vehicle. Check-in anytime between 10am and 9pm. Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

It all started when grandfather Charles B Wright first establish this farm in 1904. He purchased it for its natural springs. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. You will enjoy rolling hills of fruit trees and fruit gardens along with beautiful views of the Shawangunk Mountain Ridge. We have 450+ acres so it in very private. As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. You are also welcome to come down to the farm market and purchase bags to pick your own apples in season.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. We love having chill rock climbers, hikers and families on our farm/wedding venue.  It's not a campground!  It's just a super cool place to have some privacy and a camp fire and be really close to the best hiking and climbing, and swimming holes and farmers markets and road biking around.Horse farm / Wedding venue super close to Gunx, Minnewaska State Park, Mohonk Preserve, Lipman Park (Mt biking) Great for rock climbers, families, hikers, horse folks.Sites are private with fire pits. It is $25/ person per night!Strict cancellation policy so if not sure, just book for 1 person to guaranty a space and settle up upon arrival when you know your actual plans and numbers ?So, we do weddings on some summer /fall weekends.   You camp in a totally different part of the property and are no where near the wedding activity at all.  Occasionally, the music is audible.  We do our best to let the wedding folks have their fun without irritating neighbors and campers, but feel free to check in with us before booking.

No car, No problem! We are a hike in-hike out place. If you don't have a car, the easiest way to reach Blossom Dell Sanctuary is to take the short line bus.Please note that owners of the land will be on site.We are not a Commercial Campground.We have multiple camping spots right now with more in the making. Each camping area contains various campsites with and without firepits. Some sit beside the Shawangunk kill, while others are nestled alongside a beautiful and tranquil brook. We also offer camping areas that are not bordered by water. Each campsite within the camping areas are 100 feet or more apart from the other sites in the area.There is a short line bus that goes to Bloomingburg NY from NYC port authority. Ask the driver to stop at 809 Bloomingburg Road, which is in front of the Horse and Sulky Grill. We are only 1/4 mile down York Road, which is across the street from the grill. Our driveway is across the street from a green mailbox.All water sites are NOT exclusive to just the campers at the campsites beside the water. The campground at High Point State Park has 50 spacious tent sites, many with direct lake access, located in a wooded area surrounding Saw Mill Lake. Store food properly as there are bears in the area. Swimming in the park, with a seasonal lifeguard, is a few miles away on Lake Marcia. A bathhouse with shower is also here (no shower or running water in the campground bathrooms). Show your campground receipt to avoid the entrance fee. We also hiked Monument Trail (3.5 mile loop trail) from near Lake Marcia to High Point Monument and onward. The monument was erected in honor of war veterans and on weekends it is possible to ascend the staircase inside the 220-foot monument to ~1800 feet above sea level for mountain and valley views.
