About the property
Located on a 66-acre plot just five miles from the Shenandoah River, our property offers amazing access to hiking and the outdoors while also keeping civilization within striking distance. Bear Chase Brewery is just a half mile walk across the street, and we are 15 miles from Purcellville.
The land and lodge used to be the summer home of a trained opera singer, whose singing could be heard throughout the mountain.
Your Host lives onsite in the stone house that also acts as a hostel for hikers on the Appalachian Trail. Built in the 1930's all from locally sourced hand-hammered stone, the house is open every night from 5pm - 9pm.
Note that we offer several campsites relatively close to each other, so you should expect to see and hear other campers on the property during your stay.
About the listing
Pitch your tent in a forested area just a short walk up from where you’ll park your car. Enjoy unbeatable proximity to hiking and panoramic views while still having basic amenities that ensure a comfortable stay.
You’ll have access to a composting pit toilet, and can access potable water from the tap in the lodge. That’s also where you can access hot showers. As noted above, we host Appalachian Trail thru hikers on the property, so you may see them hanging around or sleeping in the bunkhouse near the shared facilities. so please be respectful of hours when you come in for a shower.

For meals, we have picnic tables, and you are encouraged to cook over the fire pits that accompany each site. Please practice Leave No Trace practices during your stay, as the property has raccoons and other critters who will be drawn to any food scraps that are left behind.

Welcome to our small Farm, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature-inspired cottages and camping on our 120-acre working farm. We currently offer one cottage, glamping and a few campsites for our guests. Our campsites are all private, located acres apart with tables, chairs, firepits, some elevated sleeping areas, some hammock spots and a few with a roof. Three of our spots require walking away from your vehicle, short distances. We have four drive-in sites that will accommodate two or three vehicles. We do not allow RVs or trailers on our main farm due to our narrow mountain driveway. Wisteria Camp has a private driveway, it can accommodate small RV/Trailers. Camper vans are welcome at the main farm!
Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours.
The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries.

- What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

Fly fisherman will quietly walk the banks and creek as they fish, and campers are requested to allow a fly fisherman to pass through without disturbance as they quietly move through your site to fish beautiful Cedar Creek. Watching them fish, catch and release beautiful rainbow and brook trout can be a relaxing, enjoyable experience.
The oral history of Coal Mine Hollow has it that a moonshine still once graced the banks of Camp Cedar Creek. It was run by a recluse, who was always on the move from the Revenuers. A revenuer went missing along Cedar Creek one moonlit night, never to be seen again.
The bearded recluse who ran the still, owned two mules, and an old car frame without a motor. Those mules would pull him through the hollow, and up into the mountains, where the revenuers never found him. Some say on a cold, moonlit night, they’ve seen his two old mules, pulling an old car frame past Camp Cedar Creek.

Camp is wooded acreage centrally located between Massanutten Resort and the Blue Ridge Parkway. Currently very, very basic with improvements happening weekly. Currently 2WD is okay and some clearance preferred like Outback sized vehicles over all. A van can fit in site #3 (The Vanner) but will take a multi point turns to come and go. Country vibe but NOT remote. Close to restaurants, and outdoor activities near by making it a great BASE for activities such as mountain biking, road biking, hiking, skiing/boarding, and the floating/fishing on the South Fork of the Shenandoah River. A safe / legal place to park for the night. There is a hwy nearby so there is some noise from that but it doesn’t seem to bother most (see reviews). Sites are priced for the amenities they have or don’t and due to location.

Voted Top VA site! See Reviews. Pastimes on Passage Creek Ranch is conveniently located at the north end of Fort Valley. The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. Taskers Gap OHV/ATV park is a short drive south, and the valley is sandwiched between both forks of the Shenandoah River for those looking to paddle.

Enjoy one of our four large, beautiful sites with friends or family. The South, North and Rocks sites offer great privacy and seclusion. The Bridge site offers unique charm and close proximity to river, creek and bridge, and has the best WiFI access.

Welcome to our Hipcamp in Madison, Virginia—a quiet, scenic spot designed for those who want to slow down and enjoy the outdoors. Both sites are located in a lower field, intentionally spaced to feel like separate private retreats, giving you room to unwind while staying connected to the natural surroundings.
Each site includes a simple, thoughtfully built deck structure with a roof, offering a bit of shelter while still keeping you close to the elements. (Please note: camping gear such as tents and sleeping equipment is not provided.) There is also plenty of space if you prefer to camp directly on the ground. Solar lights provide a soft glow in the evenings, and hammock hooks are available for relaxing among the trees.
This property is also part of how we’re raising our sons, Ryker and Crew. They help maintain the sites and care for the land—learning the value of hard work, responsibility, and how to interact thoughtfully with guests. If you stay with us, you may see them around or be greeted when you arrive. Your visit helps give them real opportunities to build confidence, develop social skills, and take pride in meaningful work.
Firewood is available on-site for purchase from a local friend (cash or Venmo), making it easy to enjoy a campfire during your stay. Please note that parties or additional unregistered guests are not permitted under any circumstances. You will be immediately asked to leave and additional fines will apply.
The property is shaped by two beautiful waterways—the Robinson River and White Oak Run—which meet nearby and create a peaceful, ever-changing landscape. Fishing is allowed with a valid Virginia fishing license; you may have better luck exploring upstream or downstream, as water depth near the sites is often around 2–3 feet.
Wildlife is abundant here, making it a great place for birdwatching, photography, or simply observing nature. Hunting is not permitted, helping preserve a safe environment for the animals that call this land home.
Kayaking is best in the spring when water levels average at least 2.75 feet. During drier summer months, the river becomes shallow <1', especially near the campsites.

I purchased this property in 2013 ---my Uncle Abe Kibler and Aunt Lizzie Good Kibler owned and operated a tavern across the road for years and rented river lots to their guests---in time this 265 acre spread was sold and divided to many. I am grateful to have a little piece of the Rock Tavern History back in the family. Looking to tend to you? Would it be to rest in nature and soak up the sounds and wonder of our wooded landscape, explore hiking trails and national and state parks, float down the Potomac, and/or visit historic sites and towns? Fern Yabin (a hard sided yurt) is nestled in a forest on a ridge (Elk Ridge) directly across from the Maryland Appalachian Trail. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs.
Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking.
We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. For amazing dining opportunities and small city life - Frederick, MD, Boonsboro, MD, Brunswick, MD, Shepherdstown, WV and Charles Town, WV are about a 30 min drive. We are also close to several state parks in the tri state area (MD, VA, WV).

My friends and I have stayed here twice in the last 4 years. Both times we really enjoyed it! The host is friendly and stopped by to say hi! There is a nice bathroom, the site is right by the river, and has some nice tree cover! You are pretty close to your neighbors but with the tree cover and river sounds it’s not too noisy. All in all 100% recommend!

We had a decent size group (16 people). We also had 3 dogs. This site was a great size. Plenty of room; even if we had more people in our group. Easy access to the river. Shallow to get in, and deeper as you go out.
The only thing that caught us off guard was the "private bath house". We just didn't realize it was "one bathroom" (one toilet, one shower). But it worked for us, and wasn't bad!
It was nice to have the little convenience store with food available.
10/10 our whole group said we would stay here again!

We had a great time here. Between the river, the playground, and the creek, the kids and adults really enjoyed the stay.
The Bridge site was good for us. It was close to the playground, bathrooms, and store.
The site is big, but there weren't a lot of flat places on the site. We l but we did get two tents up in fairly level ground.
There was lots of natural spots and everyone loved seeing all the animals. We saw lots of fish, a frog, a turtle, a salamander, lots of lizards, and one water snake. It was great for the kids to see it all and the adults loved it, too.
The biggest con was that the river was low, making the tubing trip kind of a bust (not the camp grounds fault, but something to consider). The rooster made us a bit crazy cause it went off all day.

Juan's place was the perfect getaway right outside Culpeper. I really appreciated the optional amenities like the generator we rented. While I was initially disappointed that we couldn't fish right from our site, there was a small dock 100 yards away that was perfect for fishing. We caught bluegill, crappie, and largemouth bass! Juan was super responsive to any questions we had. We really enjoyed all the wildlife on the property like deer, herons, frogs, and lots of small birds.

We stopped at the farm for a last minute overnight getaway. It was a nice change of scenery and pace — adorable goats and super friendly farm dogs! Rodney was very kind and offered a better spot than we had originally planned for (bonus!). We also had the unexpected pleasure of having a campfire on an uncharacteristically cool July evening — so relaxing!

This was a nice spot if you have everything you need already. Tent camping was in a open field clean and kept up nicely. The listing said there was showers and laundry available but that did not seem to be true as we could never locate either. The "store" where you can but fire wood was closed the entire weekend we where there so bring your own i guess. We will probably be back but we will be better prepared next time.

I stayed on the farm for two nights to do some mountain biking in the area and it was a great spot. Plenty of room, very quiet, and next to the river. Real close to the Main Street of town. About 30 minutes to Bryce Resort. Perfect for me.

We stayed for a long weekend at the “Rocks” site. Plenty of space for 6 tents to accommodate our group- with space left over for our cooking supplies. The cooking grate swung over the firepit, which was convenient when we needed more space for firewood. The river was easily accessible for all ages- make sure you bring water shoes with non-slip bottoms. The host was pleasant and accommodating, and allowed us our privacy. There was plenty of wooded space between our site and the others. The shower house was convenient and accessible. We brought our own camping toilets and privacy tents- highly recommend for the comfort of the ladies in the group. We utilized those in the evening/night especially. We explored the Paw Paw tunnel and Berkeley Springs during the day and returned for lunch and swimming in the afternoon. Overall it was an enjoyable experience!
