We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away. The first two pets are included at no additional cost. The campsites are just 2 minutes from downtown Fruita, offering easy access to good restaurants, great coffee shops a drink. You will find a grocery store, pharmacy, and gas station in the same area. To consider: Our place is great but not for everyone. We have three convenient sites, all with electricity and water and one with sewage. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. We are open to discussing any inquiries. Between May and October, when our lake is full and usable, our place is great for gatherings and a big BBQ. Camp #1 / 30amps + 110V (NO WATER). We have a spot on the property for you to fill in your water tank, but there is no water directly at the site. This site is on an old concrete pad and will need some leveling. This site is close to the tenant's house. You might see some chickens running around, but your camper will face the opposite way, and you will get your privacy. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. 4WD Spirit Ranch is comprised of 35 acres of isolation in the lush green aspen forest, above the sage and juniper at 8800’. Somewhat hard to get to, up a bumpy road, it’s very private, quiet and green. Within 45 minutes to the city of Montrose, a day trip to the Black Canyon of the Gunnison, Ouray, the Cimarron's and the San Juan's. Spirit Ranch’s seclusion gives you respite from civilization. Soak in the peace. To access the property, you need some clearance, AWD or 4WD is recommended (something like a RAV4 or better). Larger vehicles will probably touch some soft branches along the way. After a big rain, the road can be muddy and slick. Not a serious jeep trail, but definitely “off roady”. The last 1.4 miles is through a locked gate through private property. Camp host is only there 25% of the time, with only two sites, you are not likely to see anyone else. Each campsite is marked, has a fire ring and flat spots for tents. There is plenty of dead aspen to burn. One composting porta potty serves both sites. You will need to bring your own water and leave with your garbage. There is decent cell phone reception (Verizon), but with towers on top of Waterdog Mtn, other providers are likely. Foot traffic to the top of Waterdog, from near the locked gate, is totally tolerated despite the signs. Blessed with the state’s finest top soil, it’s lush in a way most of the west can’t provide. A great place to play with a plant identification app, foragers will be thrilled with the amount of edible plants. Feel free to explore our 35 acres (property boundaries are not marked, the OnX app works great and comes with a free trial, our property is currently labeled as “Providence…”). Responsible firearm target practice is allowed. Wildlife is abundant. You’ll hear coyotes, see the scratches and tracks from mountain lions, scat and tracks from bear, elk, deer and free range cattle. Be careful with your pets.

It was pretty close to perfect experience. The bathrooms and showers were clean, heated and private. The tent sites were flat. The location was about a 30 minute drive to Ouray, CO and Black Canyon Gunnison. The location was also 8 minutes to downtown Montrose which had every store you would want. The host Audrey was friendly. The cost was reasonable.

Great experience camping on the farm; would highly recommend. The indoor bathroom was nice and clean. The site was easy to find and underneath a beautiful tree with a fire pit and outdoor table and chairs. Close enough to town and wineries, but feels nice and remote.

Our site is a level, well graveled area, and is BIG RIG friendly! Back-in, with room for slide outs and back decks too. Our lane is a maintained private gravel road. This is a boondocking site, for self-contained RVs, with no hookups available. We can also accommodate travelers with horses for an additional fee, with corrals and a paddock to rest or exercise your animals. We are close to public BLM land should you choose to take a longer ride. The site is Pet friendly, but since we do have a small farm, we request that pets are leashed.
