We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night.

---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv.

We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We don't have hookups but we do have a water pump and a basic electrical outlet if you need. There's a large firepit that you're welcome to use if there isn't a fire ban in place. Learn more about this land:We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. A camp bucket toilet will be available for campers use. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town!
Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. We have a place for parking additional vehicles if you have more than 1 vehicle.

I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban .
Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

SMOKING AND OPEN FLAME POLICY
No smoking of any kind anywhere on the property. Smoking at the end of the driveway is also unacceptable.
No open flames of any kind in the space or on the property.
Fire danger is great in our dry climate.
This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

Sunshine Mountain is a shared 7.5 acre property which includes the RV spot, a vacation rental and host’s home. Back portion of the property is a wooded hiking trail for all guests to enjoy. It is located in the historic Ute Pass region. The property was once owned by Ute Indians who later sold it, at which time it became a Hippie camp and later a family home/ranch. We can’t wait to meet you and help you have the true Colorado experience. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Pets must be on a leash at all times and pets and children are never to be left unattended for any period of time.

At some points durning the month the Milky way is wonderful. We may or may not have our sunflower field as well depending the time of the year. We may also offer different art and craft type of experiences.

We are campers ourselves so, we get it! If you're someone who loves camping, glamping or pitching a tent and need a place, we are here for you! We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We don't have hookups but we do have a water pump and a basic electrical outlet if you need. There's a large firepit that you're welcome to use if there isn't a fire ban in place. The property is fenced and the spot is level. If you need a bit more privacy or a place for additional guests, we have a small cabin that is also for rent on the property! There's a herd of deer that frequent the property as well so, you just might get lucky to enjoy them too!

Real quite here with lots of wildlife visitors including deer, foxes and an occasional bear. Close to world class fishing and hiking. Camp is stocked with firewood and coffee in the trailer. You just need your own bedding and towels.

Learn more about this land:We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. A camp bucket toilet will be available for campers use. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Come enjoy the country life just minutes from town!
Because we also use our land to graze our animals, we ask that only one vehicle be parked at the site at a time. We have a place for parking additional vehicles if you have more than 1 vehicle.

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.

Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent.
