Base Camp Family Campground is owned and operated by the Baker Family. Josh Baker first lived in Southern Colorado in the early 90's as a child, but his family moved away after a short time. His desire to move back here as an adult prompted him to start bringing his own family to Colorado for vacations. They purchased land in the valley in 2014 and moved to Colorado in 2020. They are using all they've learned from years of RV adventures, to continue the park's mission of providing a clean, affordable, spacious, well-run camping facility, and to be a centrally located "base camp" and hub of information for everything this unique area has to offer.
You'll be camping in the shadows of 14,000 ft. mountain peaks, in the largest high-desert alpine valley in the world, that is sprinkled with free-flowing artesian wells, hot springs and wet lands. Daily summer temperatures average 65 degrees, and it will get down into the 50's at night. That's perfect camping weather!
For native American tribes, including the Utes, Apache, Navajos, and others, this valley is considered the source of life, a place where humans and spirit enter and leave this world. The valley was considered so sacred, that no war would be waged here.

We have 30/50amp sites (shade and partial shade) around our lake, in the "upper campground," with dry camping (full facilities) on the Arkansas River rated as Gold Medal fishing, and glamping sites (two on the river) allowing access for all campers for fishing and floating. Adventure awaits with home to the highest mountain peaks in Colorado and the river and 102 miles of Trout Gold Medal Water. There is access to white water rafting, guided fishing, and fishing lessons. There are at least 5 hot springs within 60 miles of Twin Bridges Campground. Salida is considered the white-water rafting capitol of the US by some and has a whitewater park and surfing wave. Salida area is also home to a ton of hiking (14'ers anyone?) and mountain biking trails. The Royal Gorge is a quick 30 minute drive with restaurants and other fun near Canon City. The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

Hi! We are a bright family in a small community, developing our 42 acres in Crestone, Colorado. The land backs up to the north side of the Great Sand Dunes National Park. Our property features a host of cottonwood trees, a seasonal creek, a creative outdoor bath house with hot running water, claw foot bath tub and a 1.5 acre mini farm in progress. Crestone is a beautiful, remote, high desert wilderness surrounded by classic Colorado (almost) 14-ners with high alpine lakes, rivers, hot springs, rock climbing, mountain biking, and the Great Sand Dunes National Park. Crestone is also known for its 30 diverse spiritual centers, incredible star gazing as a official dark sky community, alien sightings, and it's beautiful, unique housing community that focuses on building with reclaimed and natural building methods. Our home, like many of the homes here, is creatively made from recycled materials, using two train cars for the body of the house. The property also hosts a 1200 square foot Dojo, built by the previous owner, a Qi Gong master lineage carrier. We are completely off grid, using solar power, wood heat and some propane when needed. We aren't on sewer or septic, so this is an opportunity for the understanding of composting toilet and humanure systems.
Our goals on the property are to enhance our lives, and those in our community, with everything we do here. Our home and community provides an opportunity to learn about natural living and building methods, composting, the beauty and challenge of living off grid, and ample opportunities to be in nature. Camping here at the Rabbit Hole Ranch is primitive and dispersed (no numbered sites) and there 30 acres available for you to use. Just follow the signs to the designated area and pick out a spot you like.
Some spots have fire rings, some don’t. We are working on getting more, but in the meantime you’re welcome to bring your own. Or feel free to dig out a little hole. It works great and is easy to extinguish when you fill it back in and bury it. Please do not bury any trash.
Typically, you will experience a rare kind of solitude and silence that feels…. other-worldly, with incredible sunrises and sunsets filling the enormous skies.
On holidays, however, expect it to be busy.
Our only dog, Boudicca, is a working dog and she is more than happy to help keep you and your pets safe. Please help make her job easier by not leaving any food or trash in or around tents. Her name is Boudicca (BOO duh kuh) and she lost her two besties last year, so she needs extra love and treats!
Please keep your pets on leash or under control until you’re comfortably certain they get along with our dog. And please report any issues promptly.
Quiet time begins at 10:00 pm.
Note: Holidays still offer the excellent location and spectacular views, but are likely to be less quiet and far more busy. We typically do not strictly enforce quiet time during holidays.

History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years.
In 2021, we were featured in USA Todays Ten Best for star gazing!
My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all!
You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes.
For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on.
Accommodations for those with livestock or horses, just make sure you chat in advance your initial message.
Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes.

Mountain Road Disclosure:
The Sheep Mountain property it’s located in a mountainous area. There are 7 miles of dirt and mountainous roads from the highway to the property. Although the dirt roads are maintained there may be grooves and ruts in some areas due to weather. Please be advise that trucks and four-wheel vehicles will have a much easier time navigating these roads.
Other vehicles may need to slow down and take it easy through some potentially rough areas.
PROPERTY UPDATE:
DUE TO THE RECENT WIND STORM, SOME TREES WERE UPROOTED AND BLOWN OVER ON THE PROPERTY. TREES WERE REMOVE FROM THE ROAD AND CAMP SITES. SOME ARE STILL DOWN IN THE AREA. WE ARE WORKING WITH LOCAL CONTRACTORS TO HAVE THEM CUT DOWN FOR FIREWOOD AND MOVED OUT OF THE WAY.

5 off-grid acres down the road from Great Sand Dunes National Park!
The property will be marked with painted sticks, spaced about 30ft apart from one another. You will need to access the property by turning onto Highway 150, then left onto 3rd St. Next, take the first right onto Ash St, then the first right onto 4th St. Go down the road and locate our property on the left side of the road. The approximate coordinates for the front of our lot are 37.4932, -105.6076. We recommend using Google Maps to get there. Apple Maps does not do as well with coordinates.
No fires allowed because the grass is too dry. You are more than welcome to cook on any propane or gas equipment that you bring with you. We are so sorry for the inconvenience. Feel free to take your vehicle off the driveway, just be mindful of our land! Do not leave any trash or food after you leave.
Even though this is primarily a Tent site, RVs and Campers are welcome. However, there is no electricity or any water hookups on the property, but the views and privacy make up for it!
You are about 15 minutes south of the Great Sand Dunes and 20 minutes from downtown Alamosa.

Due to recent heavy rainfalls, we recommend using a 4WD or AWD vehicle to access Stephens Campsite. Hidden in the heart of Blanca, Colorado, the 25ft×60ft campsite is the perfect private sanctuary for those seeking an authentic wilderness experience.
Feel free to bring your RV/Camper and enjoy our spacious site. It serves as an ideal basecamp for 14er hiking adventures, only 20 mins from Lake Como Rd. Currently, it accommodates Campers/RVs and tents, operating as a "PACK IN PACK OUT large campsite." Parking is convenient, with space for one large RV/camper truck and two cars. While the road leading in might be a bit rough for about a quarter mile, it's manageable. We've personally cleared the main road for easier access.
Moreover, Smith Reservoir State Wildlife Area, offering great fishing, is just 15 mins away, with the town of Blanca and the main highway a mere 10 mins away. The Alamosa recreational center, providing hot showers and full gym access for $5 with a day pass, is approximately 30 mins from the campsite. The area boasts zero light pollution, making it perfect for stargazing with views stretching up to 100 miles. We're continuously improving the site, with plans for a custom fire pit, benches, and picnic tables, ensuring it remains a special place for all to enjoy.

As the Scenic Passenger Train is heard in the distance you'll look up towards Mount Blanca and imagine your next adventure living among the wildflowers of this High Desert Mountain Hipcamp. After recovering from a wildfire, the ancient sage brushes that had previously made the land harsh and unwelcoming are nearly gone, replaced with an abundance of grasses and wildflowers if blessed with rains. Open Land as far as you can go to the East you'll follow the Coyote canyon to high mountain lookouts. There are old logging maintenance roads you could take advantage of, so Hike, Bike or Motor around the local area. Fort Garland and Blanca have a community center (pool), septic dump and water fill and can provide groceries. The Great Sand dunes are about 45 minutes away. The Sand Dunes swimming pool, fed by a very hot artisan well is about an hour away. Mountain Home Lake is also within 1/2 an hour or so for fishing/water sports with a nice boat ramp. Escape from light pollution like never before, a clear night sky will make the whole trip worthwhile! Lots of wild life and you will most likely see some deer, hear the coyotes, and count the different colors of the humming birds. You can book a train ride out of Alamosa, and visit the local historic towns. The views will make it hard to leave the campsite, but there are tons of experiences and things to do in the area so make sure to do some research before you arrive. The weather and wind can be unpredictable in the mountains, so be prepared. There are two entrances onto the property, one at the bottom and one at the top. You can avoid some wind by camping near Lewis-Smith Rd at the lowest part of the land. Also, the site can accommodate large trailers/RV's but just make sure to plan your entrance/exit carefully and don't go to far down the hills. Just choose a wise spot to park if in a big rig. There are some small tires around that you can use to sit on or if you dig a hole that you fill in before leaving you can make a temporary toilet. Make sure to haul out all your trash and leave the site cleaner than it was when you arrived and respect the land. If you do come across a mess from the previous camper and clean it up, just let us know and we will give you a refund for the night. Please feel free to contact us if you have any questions.

This campsite has a BEAUTIFUL scenery!! The sunsets and stars are astounding!! We saw plenty of shooting stars. This is a very quiet and private campsite (although the campsites are kind of close to each other) There’s a couple Porter Potty’s and drinking water.
Not sure if we missed it but there isn’t a dumpster for your trash. Also the shrubs around the campsite were in the way. It’d be nice if it was mowed.

This river site is hard to beat. While the campground itself is old and small, it’s very quaint. The rusted charcoal grills could be pitched and the small cracked picnic tables need to be replaced but nothing can compare to the giant cottonwoods hanging over the sites. And did I mention the gorgeous river? Plus you have to chat with the host, Neil. He’s a treat.

Great little serene spot off the highway with sizable camping sites for RV’s and tent camping.
We spent a couple of nights here on a little in-state road trip before a festival and we really enjoyed our time here. One of the best parts that I hadn’t even considered was the distance from the highway. Most rv parks in this area are on the river, but that also means on the highway. Pleasant Valley is on the river but tucked away from the highway blocked by a couple of properties which significantly cuts the road noise. It feels like a little piece of paradise when you’re there at your spot on the river with the stars over head.
Definitely a must stop if you’re in the area.

Established campgrounds aren’t usually our thing. We typically stay off-grid but we absolutely loved our five-week stay here.
The area is beautiful, with mountain views along the river, several seating areas, and plenty of trees for shade. We were also still able to use our Starlink without any issues. The road just beyond the campground entrance was great for running, biking, and walking.
The campground itself is very clean and well maintained, and the staff are all incredibly kind and welcoming. They were even nice enough to give us a ride to the Rincon day-use area so we could float the river back to our campsite, which was a ton of fun.
The location is excellent being close to Salida and Buena Vista, with Leadville not too much farther away. The outdoor recreation in this area is fantastic.
Overall, we really enjoyed our stay and would absolutely come back!

Nestled between the Sangre de Cristos, the Rockies, and the Great Sand Dunes, High Peaks Campground was an ideal spot for solitude, a little remote work, and preparation for some days spent in the surrounding mountains. I had an amazing experience at this national park. But I think that is conditional, when I was there I was able to attend a talk given by a PhD student on the various animals that live within the dunes and it was extremely informative. If you go be prepared to hike in sand, the dunes are a bit of a stretch from the parking. Also some of the park is restricted because of 4x4 sand ready vehicle requirements. If you are looking for a sand dunes experience that is less intimidating try the Bruneau Dunes State Park in Idaho the dunes are easily accessible and they have an amazing dark sky's presentation

Very beautiful, but I would not recommend going in the summer! The sand gets extremely hot starting at 10am, so it's really only doable in the early mornings and at night in the summer. But otherwise, I'm glad I got to visit and see the views.
