Great little serene spot off the highway with sizable camping sites for RV’s and tent camping.
We spent a couple of nights here on a little in-state road trip before a festival and we really enjoyed our time here. One of the best parts that I hadn’t even considered was the distance from the highway. Most rv parks in this area are on the river, but that also means on the highway. Pleasant Valley is on the river but tucked away from the highway blocked by a couple of properties which significantly cuts the road noise. It feels like a little piece of paradise when you’re there at your spot on the river with the stars over head.
Definitely a must stop if you’re in the area.

Mountain View RV Sites
Established campgrounds aren’t usually our thing. We typically stay off-grid but we absolutely loved our five-week stay here.
The area is beautiful, with mountain views along the river, several seating areas, and plenty of trees for shade. We were also still able to use our Starlink without any issues. The road just beyond the campground entrance was great for running, biking, and walking.
The campground itself is very clean and well maintained, and the staff are all incredibly kind and welcoming. They were even nice enough to give us a ride to the Rincon day-use area so we could float the river back to our campsite, which was a ton of fun.
The location is excellent being close to Salida and Buena Vista, with Leadville not too much farther away. The outdoor recreation in this area is fantastic.
Overall, we really enjoyed our stay and would absolutely come back!

Riverside Tent Camping
Sarah and her fiancé were AMAZING! My boyfriend and I are from Chicago (very city people) and bit off more than we could chew with the idea of camping for multiple nights straight😅 (camped in the Rockies for 2 nights before). When we got to check in, we asked if it was possible to swap our camp site for a hotel room (we thought they owned the place next door). Sarah happily offered us to stay in the airstream and we were able to apply what we paid for the campsite to the airstream. She was super accommodating and her and her fiancé set the place up for us super quick. They truly saved us, and their airstream was the highlight of our entire trip to Colorado!! 10/10 stay!! Could not recommend staying at Pleasant Valley enough. Will definitely be returning!
We used one of the tent sites at the end of the property. Just a very short walk down a path and we were on the water. It was so relaxing. The amenities are great, the little shop in the office is super cute. We will definitely be coming back. We had a great time fishing during the day and looking at the stars at night.
Our river front site at Pleasant Valley was perhaps the nicest we've ever had at a commercial RV Park. Great location, all the hook-ups we're functional and the staff was nice. We walked under the railroad bridge to the small parallel road to see the stars and also biked to the south to hike up an unmarked slot canyon and check out the historic Howard Cemetery.
It's a ways to Salida and Buena Vista but the road is good and the Arkansas Canyon is scenic.
Large number of bird species around and we had an active Bluebird nest box right at our site.
The tent camping section of the RV park is charmless other than it has nice views of nearby mountains and close access to a beautiful river. The tent site is a continuous pea gravel pit with no tables, a long walk from facilities and potable water. I tried making after hours contact with host via text and Hipcamp and they were non-responsive. The core business there is RVs and the tent camping section is an obvious afterthought that they didn't bother to make appealing in any way. It was a disappointing experience and I wouldn't recommend it for tent campers.

Beautiful views and a very well kept campsite. It has all the hookups, and a very nice staff. Great spots to sit and enjoy the mountain views and the AVR running by! My new favorite place!!

This little RV park was charming and safe and clean. The views were gorgeous, the lull of the river and the beautiful skies made our vacation a delight. I suggest you connect to the park directly to get your spot number, especially if you’re coming in after dark on a Sunday. Would absolutely recommend
As a family of four, this was pretty close being the perfect spot! We were right next to the water - walk to the bathroom and showers was a little ways but SO NICE AND CLEAN. Everyone was very quiet and nice!

What a hidden gem of a campground for Colorado. It may be my new favorite campground. It’s close to multiple towns but away from crowds. Its river side campsites and large trees are so picturesque. The best part, off of this with full hookups in every site! I’ll come back again and again
