We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away. The first two pets are included at no additional cost. For any additional pets beyond the first two, there is a fee of $10 per pet, per night. Please make sure to add the Pet fee extra accordingly.

You can explore the 160 acres. The Ranch is a secluded, very hidden, and it is a quiet location. You cannot see the ranch from the roadway. And PLEASE DO NOT TRUST YOUR GPS, we are off 10 Rd and we will send you specific exact directions to find us. You will see incredible views of the Colorado National Monument and the Grand Mesa. There are 3 full hook-up RV sites and 8 dry "WALK-IN" tent sites 8'X8' raised pad camping sites (the walk is roughly 200 feet). Duck space is for a place to park Walk around the seasonal pond, explore the property, hike a mile to the Mack Wash. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL LIMIITED SEWER If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, all paper products, oils and grease must go into trash, please and thank you. We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. We respect your privacy, but if you need anything please contact us or go to the main house. Beetle kill tongue and groove ceiling, cultured barn wood wanes coating. It's super nice. The ranch itself may be the reason for the "glamp" booking. The yard is manicured and the 25 house, goats and chickens are fun to see. The big plus is we are only 20 minutes away from the Grand Mesa outdoorsman mecca. This is probably the cheapest base camp to the Mesa. The ranch is a great base camp to wineries, Moab, Telluride, Black Canyon of the Gunnison, fishing, boating, hiking, trails and hundreds of open BLM land for Razor riding. Check us out.

Enclosed field with a RV hook up for water and electric. Located in the center of palisade orchards. Easy access to the Mt. Garfield trail and 1.2 miles from the town of palisade where we have local farmers markets, restaurants and much more! Just a basic place for a RV or overlander. Hose water and 30 amp hook up. That’s it! Tent camping is doable depending on the season. We have an enclosed fire pit that we allow during certain times of the season upon request. If we feel the surrounding area is too dry or high risk for fire/ fire bans we do not allow camp fires. Please request prior to showing up or you may find out there’s a fire ban for the area. The gate entrance to the field is roughly 15ft wide. It is located off a two way street. There are no street lights on our street. So arriving after dark can make it difficult for a lone camper to back into the field. We’re happy to accommodate respectful guests and easygoing travelers who just need a safe, pleasant spot to stay. With a central location for hiking, fishing, XC skiing, downhill skiing, snowmobiling, dirt biking, river trips, wild horse viewing, and so much more, you can pack your stay with amazing adventure all within a 30-minute drive. Or relax on the property, enjoy our breathtaking 360-degree views, and make the short drive to Mesa Bloom Market for some ice cream. We offer a large, flat parking area with 50-amp electrical and potable water hookups, walking trails, gorgeous sunrises and sunsets, and a fenced pasture for your horse to spend the night with a brome/alfalfa mix for them to munch (additional fee). Our property is well off the main highway and offers a quiet, secluded place to rest. Google Maps photos of the property mark where to park with a red “X” and the pasture for horses with a purple circle. We ask that you respect the following rules: • Stay on designated roads (do not drive on grass/hay fields) • Quiet hours: 10 pm–8 am • Clean up after your pet • Dogs must remain on leash at all times • If your dog demonstrates any aggressive behavior or excessive barking, we reserve the right to ask you to leave • Pack in, pack out • No dumping grey water or waste on the ground • Registered guests only; no visitors without approval • Do not cut or collect firewood from the property, including our personal stock. • Bundles may be available for sale for off-site use • No bathroom on site. Guests must use a portable toilet system (no burying human waste), and all waste must be packed out • We do have bears in the area, so please store food, trash, etc. appropriately

Riverwood is your oasis in the high desert: we have a 1/3rd mile walking trail on the Gunnison River and a large pond, which allow for plenty of nature and shade. Guests have the best of both worlds: less than 20 minutes to the Gunnison Gorge NCA and Dominguez-Escalante National Conservation Areas, but only a half-mile to the amenities of Delta including ample dining, minigolf, drive-in and vintage movie theaters and a large rec center. The Campground has nightly rentals, a bathhouse and grill station. Riverwood is your basecamp for adventure, whether that means gold medal fishing the Gunnison, ending a float from the Black Canyon or launching one through the Dominguez-Escalante NCA. Top-rated Colorado wineries, OHV Trails, the Black Canyon of the Gunnison, mountain biking in Fruita or the Ridgway Area Trails (RAT) are all less than an hour away.

Learn more about this land:Canyon and orchard views await. Only a short drive (≈2.5 Miles) or bike ride to Palisade, less then a mile to vineyards and wine tasting.  BookCliff Vinyards, Vines 79 Winery, Savage Spectrum Winery all within 1.5 miles.  Clark Family Orchards, Juicy Acers, Ball Fruit, and Cunningham Orchards also with 1.5 miles if you are looking for fresh fruit.  A put in to the Colorado river is also close by (≈2 miles) if you are looking for a leisurely float. Palisade Rim Trail and Mount Garfield trail are also near by for those looking for a hike or bike adventure.  The newly opened Palisade Plunge mountain bike trail which takes you from over 10000' to 4700' exits just about 2 miles below the camp site if you are looking for a thrill.A rustic camp site with privacy and access great night sky viewing and amazing sunsets and sunrises.
