Back-In Middle Grand 30/50 Amp 35ft
The RV Park is well maintained and organized. Even though it’s relatively small with minimal privacy, it was just off a fairly busy street but was quiet enough and within walking distance of downtown Manitou Springs.
They have clean, modern and excellent showers and laundry room.
The staff is always available and are friendly, responsive and added to our 6 night nice stay.

Beautiful location in downtown Manitou Springs. The facilities are immaculately maintained. Our favorite was the dog parks, which were clean, thoroughly fenced, and well lit at night. The trail at the back offers a lovely walk along the creek. Sleeping to the sound of the creek and waking up to the view of Pikes Peak is truly a great experience. The staff were great, too.

I loved van camping at the Pikes Peak RV park they had extremely clean bathrooms with lots of hot water and easy to use laundry. They were very accommodating allowing us to set up a small tent in addition to our van.

We enjoyed the vibe it was super quiet and respectful. We enjoyed being able to get a load of laundry done while were there. Got us a sticker to add to our collection.

A very clean and nice RV park. The location is great and is very close to popular attractions. They had e-bikes for rent and the price was great compared to other places in the area. We enjoyed our stay here.

Good place to stop off for an overnight stay, view of the mountains, the spits by the creek were taken. Clean, well
stocked bathrooms. a bonus was the off lease dog park which allowed my Pistol Pete the opportunity to run a round and stretch his legs!

Check was great with good advice on what to visit and that there was a free shuttle. If you want to visit garden of the gods or pikes peak you can’t find a more convenient rv park

Honestly, I was quite surprised when I stayed here. I couldn't believe that the reviews I read were about this place.
Cons:
-No reply to message 4 days prior to arrival.
-Sites right on top of each other
-I called to see if my 22' trailer would fit in a 24' site with room for my SUV to park at the site. I was told no problem I could just park in front of the slab. We'll, there was no slab and we were in the tiniest spot in the park without a full side "yard" due to the main park drive way.
-Many long term residents. Not a problem, but many of them disregarded the slow traffic sign and sped thru the very small park. After they hit the bridge at high speed making a car crashing sound every time, all thru the night!
- Lots of traffic noise that was louder than the creek.
-Not kid friendly.
- smelled of rotting garbage. Eventhough the trash was on the other side of the bridge.
Pros:
-Staff was friendly.
- Bathrooms were clean.
- Close to garden of the gods and down town.
I would not stay here again.

The spot had plenty of room and Sherly made backing in so much easier with her direction. The office staff was really accommodating to my kids and the fun activities they planned for the kids. All the staff were really friendly and helpful! The dog park was well maintained . We will be back to stay again! Great location also!

Nice location near Manitou springs and hike. Unfortunately, the spot are tiny, we felt as if we were in a parking lot. The staff was nice.

The park itself was fairly nice with very clean amenities, and the staff was helpful. The location is good as well being in close proximity to many things to do in manitou springs. The only downsides to the park are that you can hear the road traffic at night, and the sites are pretty tight just barely having room for my camper and truck.

Easy and friendly check-in process. Super clean showers (no extra cost!) and bathrooms. Would definitely camp here again if I'm back in the area.

This is a great place to setup...the spots are slightly narrow..however, the camp hosts and area are outstanding! The creek, rec center, and parks are also a great bonus.

The worst service ever ! We booked the site for50$ and when we were there the camping host told us that it was not the right price for the spot. She moved us from the terrain to a non designated terrain with no service at all, in the middle of the pathway and she charges us 32$ more. A real shitty expérience. I do not recommend staying there.

Sheryl was fantastic! Her staff are super helpful and kind. The park is very safe and clean. The sites are really tight, but JJ was very helpful on helping spot us and get us safely into our site. Great location and definitely will be returning. Thank you!

The RV Park was nice. We were there for tent camping and saw one other but it seems more suitable for RVs as the name implies. The staff were super nice and the bathrooms were very clean. I would go there again, but maybe with a rig next time. Just a note that even though we were right next to the creek, we could still hear the traffic. If you like quiet, maybe request a spot further away.

This place is out out outside of town… and that’s why the stars are amazing, and you have a view of Mt Somethinerother (it’s pretty so who cares, right)
It’s 30 minutes from downtown Moab so it’s very very quiet.
It was a beautiful set up with shade awnings and fire pits and we had a bundle of wood waiting for us!
The bathroom is an outdoor composting/pit kind of set up… it’s great is theory but it smelled so bad I only used it once. I would recommend to others the site is a full hook up site so if you can hook up your black tank it’s no issue.

Very nice spot located near the old city center and the free shuttles that gets you around the city and to the hikes.
Restrooms and shower very clean
Access to the city swimming pool included with the camping fee which sounded nice (didn't had time to check it out)
