We offer free Wi-Fi access*, clean laundry and shower facilities, and a camp store with last-minute supplies, snacks & souvenirs. Most of our large tent campsites are right on the south fork of the Arkansas river offering a peaceful & relaxing setting.
*Cell Service/Internet: We are located in the beautiful Rocky Mountains right on the South Arkansas River surrounded lots of shady trees, amazing nearby hikes, fishing & much more. This is the perfect environment to relax and be immersed in nature but not so perfect to be fully connected like you are at home as there is no Cell Service provided by any of the large carriers, (Verizon, AT&T, T-Mobile, etc…). We do provide free WIFI that will help send a text, make a call or check an email, but that is about it. The free WIFI works best near the camp store and some of the closer RV sites. It does not work at all at the tent sites. We highly suggest you bring your own internet (Your personal Starlink will work great here) if you are wanting stay fully connected, work remotely or do other heavy internet tasks. We want your stay to be as enjoyable as possible so please do not come here and have the unrealistic expectation that our free WIFI will meet your streaming, remote working or internet heavy needs.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer.
**Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. **
The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather.
Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer.
Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs.
I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. Elevation 8,000 feet, Average Summer Temperatures: Days 60-80 f, Nights 45-60 f, Sunshine Average 73-80%, Colorado Trail Segment 3, USGS Maps: Windy Peak; Green Mountain quadrangles. This is the official info. Basically, the weather is usually similar to the Denver area - just 10 degrees cooler.
About 8 miles away is the small town of Bailey. It has just about everything you might need: small grocery store, coffee shops, gas, laundry, a dollar store, hardware store, camping and sports equipment, brew pub, winery, a few restaurants, potable water station and more.

Welcome to Serenity in the Foothills. Located an hour west of Denver, this 3600 acre ranch features 12 spaced out campsites that offer quite a bit of privacy. There are tons of trails/ roads to hike and bike around on, as well as many amazing views. Resort Valley Ranch was combined from around 15 homesteads by the Corbin family. You will see lots of relics and evidence related to those homesteads across our property! Please do not disturb any artifacts or relics on our property. Welcome to our charming 2-acre meadow nestled in East Boulder. Just minutes from town - near bike trails, shops and restaurants. A great pitstop on your way to or from the mountains - or base camp for the adventures in Front Range. We aren't fancy, but we are convenient, cozy and safe. Gate code will be provided 48 hours before arrival.
We have spots in the wide open meadow for Tents, Motorhomes, Vans, Trailers, and Rooftop setups. The grounds are a bit sloped but we've got leveling boards (please leave them behind).
We've got Boulder's best eggs (help yourself up at the coop), a few walking paths through tall wild grasses, a campfire ring, solar shower, small sink, gas grill, and a lovely porta-jon that’s cleaned weekly.
We can handle RVs up to 45 feet - truck and trailer. It’s a big field, but a narrow, winding and steep gravel ramp to get in and out.
We have a community fire pit with free burn wood, though the big logs are few and far between; your own firewood is recommended - as well as an ax or saw. If it's windy, please skip the fire... the BFD is very strict about this!!
We have well water feeding a solar shower (only hot when the sun shines) and sink (non potable unless you have a filter).
We have a wading / dog pool continually refreshed from the creek. It’s a saving grace in the summertime. 8/29/26- creek is all dried up, pool is out of commission.
Well behaved dogs under voice control are welcome off-leash. If you find your dog to be problematic, please keep them on-leash. The chickens free range during the day, so please mind your dog. There is a 3-figure dead or injured chicken fee.

Our land is out away from all the noise and lights. You can see the milky way and the stars at night are amazing. then to have the view of the Sangre de Christo mountain range is amazing to enjoy. The surrounding valley has lots to offer from the quant little towns and coffee shops to the home style meals at the restaurants. and all the hot springs are amazing.
Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching.
New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. This will cause the toilet to be unusable.
ATTENTION: THE SHOWER HOUSE AND TOILET WILL BE SHUTTING DOWN AND GETTING WINTERIZED OCTOBER 1ST UNTIL MAY 1ST.
No fireworks are permitted at any time.

There are many attractions nearby, such as Mesa Verde National Park, Canyons of the Ancients, Hovenweep National Monument and Phil's World Mountain Biking. Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir.
We are located 45 minutes from Durango, 1.5 hours from Telluride, and about 2 hours from Moab (Arches and Canyonlands National Parks).
The nearest airport is in Durango. The nearest large international airports are in Salt Lake City or Albuquerque.

This was a perfect camping experience. Leaf's land is just far enough outside of town to be utterly silent most of the time (except for the occasional contest of speed happening on the nearby peak-to-peak highway). The campsites each had privacy, easy access to a toilet, and thoughtful amenities such as tables and chairs, candles, and potable water. Leaf gave us an excellent short hiking recommendation to Burnt Mountain, which is just east of the property, which had a nearly panoramic view of the surrounding valleys and mountains. We had a wonderful time.

We had such a great overnight stay. The owners are very down to earth and pleasant to talk with. Their location is both easy to access as well as away from everything. The tent decks are perfect and you are tucked up in the aspens, it feels private. You’ll have access to the kitchen and grill, the outdoor seating area to enjoy your meal and watch the hummingbirds come to the feeders. The bathrooms are very clean and in the morning you will have the most unique shower experience ever. I really enjoyed the place, it was perfect! I thank them so much for being setup and open to people like that a just traveling through.

Tim is the ultimate host. He went above and beyond to make sure the stay was what was expected. His descriptions are very accurate and the location of the site is in a perfect area with multiple day plan options close by. As he continues to add on to his getaway I am excited to see what comes and will be returning.

Lucky and Inga were great! They were quick to respond and gave me great recommendations for the area. I recommend ice lake trail where the entrance is only 2mins from their spot. The tent decks worked out wonderfully. Also shootout to Lucky for letting me use his Blackstone, worked great for making some meals!

We absolutely loved this campsite! Our group was split between this site and one of the glamping sites. This was a great spot for everyone to spread out and still be close together. The campsite was spacious and tucked away among beautiful, tall pine trees, which gave us lots of shade and made the whole area feel really peaceful. Having the picnic table, chairs, water, and bear box was super convenient. It was such a fun place to hang out, relax, and enjoy time with friends. We loved the whole experience and would happily stay here again!
Our group seriously cannot thank Tim enough for being so accommodating and such a gracious host. He helped bring all of our belongings up to the site, set up, and gave an awesome hiking recommendation! Thank you! Would definitely recommend.

Weekend Trip to Placer Camp
Had such a wonderful time here! The whole glamping setup was beautiful, cozy, and had everything we needed. The bell tent was super comfortable, and it was so nice having the queen mattress and bedding already set up. We also loved having the cooking supplies, cooler, fire pit, and heater. All of the extra amenities just made camping feel so easy! The site itself was gorgeous and peaceful, surrounded by nature and perfect for relaxing. Our group had an amazing time, and it was such a fun way to get away and enjoy the outdoors without giving up the comforts of home. We’d definitely come back and I would definitely recommend to anyone who wants to be “outdoors” without giving up all the luxuries that you have to when tent camping.
The host of the site always went the extra mile with helping us out. He assisted us in getting all of our stuff to the site, setting up the propane fire, and gave great recommendations for hiking in the area. Thanks for a great time Tim!
