We are campers ourselves so, we get it! If you're someone who loves camping, glamping or pitching a tent and need a place, we are here for you! We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We don't have hookups but we do have a water pump and a basic electrical outlet if you need. There's a large firepit that you're welcome to use if there isn't a fire ban in place. The property is fenced and the spot is level. If you need a bit more privacy or a place for additional guests, we have a small cabin that is also for rent on the property! There's a herd of deer that frequent the property as well so, you just might get lucky to enjoy them too!We are campers ourselves so, we get it! We loved staying here! It was very pretty and the host was super kind. They supplied us with firewood and we stayed by the fire for most of the night under these very cute string lights they put up. There’s plenty of space for privacy but close enough to town that if you need anything, it’s no big deal to make a run. Would definitely stay here again!

Trailering over 30' ? ...Read First

The site could be great for a smaller trailer, popup or short C class. I think it would be OK for anything under 30'. It was a pretty place. We saw a deer in front yard & firepit area was nice. It's dry camping but has water and 15 amp electric. The entrance off Shoup road was tight. The drive & loop to the camping spot were also tight. It was prohibitive to pull through with our 38' 5th Wheel. We ended up pulling straight in and then backing out to leave. We tried to get level at the recommended spot in front of the horizontal timbers, but the spot was so un-level that the leveling jacks had the wheels off the ground so couldn't put the slides out. We backed down the drive closer to Shoup road and found a level spot between 2 rows of trees. It took a bit of maneuvering to get into a position to put the slides out between the trees. That put us about 300' from the available water & electric. It didn't work out for us, we ended up just moving to an RV park near Garden of the Gods the next morning. I communicated these things to the owner and asked if she would refund us for the nights we didn't stay, we didn't receive a refund and the owner said that they used to have a 44' rig (not sure it it was a 5th wheel, or A,B,C Class) and several other folks with rigs over 30' have had no problems. I'm no expert driver, but I think a few more pictures of the entrance, camping site and loop with some measurements would be more informative for folks with larger rigs.

My family and I had a wonderful time at Carriann’s. Such a beautiful spot right outside of Colorado Springs. They have a beautiful fire pit area if you happen to be traveling when the fire ban is lifted. Carrianne could not have been kinder nor mor accommodating. She provided us with water for our tank and electricity. She also had amazing suggestions on local food and activities

Carriann is a wonderful host and a beautiful person. She does everything she can to check on you and make sure that you have everything you need to be comfortable. This was an excellent place to stay. Tons of room, tons of shade. Beautiful views everywhere you look. Her grounds are well kept and gorgeous. I highly recommend this spot.

Warm host, beautiful safe space

I had such a pleasant stay at Carriann's property. She is such a warm and welcoming host, really made us feel comfortable there. The property is absolutely beautiful. Fenced in and in a safe neighborhood. The more time I spend in small towns the less I like going to cities and the property struck a perfect balance, close enough to CO Springs, but outside enough to be in a beautiful safe area. There still many amenities and necessities nearby - grocery, dining, and shopping if you need any necessities. This was the ideal place for us to feel physically and mentally safe.

Highly recommend- close to town

This space was perfect for what we needed. It was nice to be close to the town but also felt like we were actually camping. Our camper fit great in the space provided and the pull through made it easy to maneuver. The host was easy to work with and so helpful. She went out of her way to recommend things to do in Colorado Springs! She was lovely. Highly recommend! In case you can’t tell, the owner’s house is very close, and there is a small cabin they rent out as well. The fire-pit is a communal space. There was no other campers using her land when we visited so it felt like our own, I am not sure I would have liked it as much if there were other random campers hanging out around the fire-pit roasting marshmallows with my family and I.

Rural camping at its finest

It was really nice to stay out in a rural area yet still be close to all the attractions in Colorado Springs. Carrieann was a great host, accommodating our small requests and making our stay very comfortable. She always responded promptly and would definitely stay here again. She has a very nice fire pit area and our family felt very much at home

A nice place to land along the way

Variant was excellent at communicating with us on our cross country journey. This is a good place to stop for the night, close proximity to Garden of the Gods/Manitou Springs. Shaded. A lovely fire ring but we got in too late and had to depart too early to enjoy! Traffic noise a bit bothersome. It is a loop, so fairly small (we fit fine with our 20’ travel trailer) somewhat flat. Peaceful starry night and sunshine morning among the trees.

Nice little spot for a getaway! Close enough to enjoy many things to do, but far enough away to enjoy some quiet. Fire pit was perfect for a fire at night and roasting marshmellows. Carriann was very nice and easy to communicate with. Will stay here again the next time we are down this way!

I stayed here for one night and absolutely loved it! The site was peaceful, clean, and surrounded by beautiful scenery. The host was friendly and made everything super easy. Perfect little getaway — I only wish I had more time to stay longer. Highly recommend!

Nice host with fast communication via Hipcamp messenger and text. Beautiful, woodsy spot. We have a 26ft trailer and we almost weren’t able to make the turn around their small loop. Wouldn’t recommend this spot to anyone with a longer rig. The spot next to the firepit that the host recommended parking was not level so we had to park closer to the hwy in the driveway. Because of this, their electrical cord + our 25 ft extension cord + our 10 ft of camper cord could not reach their electric hookup. Just something to keep in mind. The highway is pretty loud if you sleep with your windows open. Otherwise, nice spot, close to many things.

Awesome. Great location..quiet. It was about halfway to everything I wanted/needed to do. Tip for Garden of the Gods visit..go for the second time later in the day…less crowded and when the light changes…the whole Garden changes. Also there is a cool outdoor food truck location right as you turn onto 30th from Garden of the Gods street.

Carriann quickly responded after I booked the campsite with a welcome and directions. It was in a beautiful setting among the trees. We took advantage of the firepit and wood available. Easy to get to, not far from CO Springs.

Quiet stay under pines

The stay was very pleasant, and Carriann was extremely nice. In the morning, we were able to observe some woodpeckers in the surrounding pines. Unfortunately, we didn't see the deer that often visit Carriann. We would stay here again.

Carriann’s place was perfect for our 2 night stay. The surrounding pine trees kept us shaded. Also, Carriann was very helpful with restaurant recommendations. We will stay there again next time we’re in the area.

Best Campsite We’ve Been To!

Best campsite we’ve had on our trip! Pulled into the wrong driveway at first but neighbors were very friendly and helped us get to the right place. Carriann was an amazing host; she met us outside, once we arrived, and helped us find some get situated. Would highly recommend Carriann’s HipCamp as it had everything we needed, and then some.

Ponderosa pine haven

Really pretty site with tall ponderosa pines all around! I enjoyed my stay! It’s right off a fairly busy highway so be prepared to use some kind of noise canceling if traffic noise bothers you. Host was a good communicator and I found where I was supposed to camp pretty easily.
