I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban .
Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Fire danger is great in our dry climate.
This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. We are campers ourselves so, we get it! If you're someone who loves camping, glamping or pitching a tent and need a place, we are here for you! We are just 5.4 miles from the NEW Ford Amphitheatre venue. 3 miles from our NEW grocery store. We are on the property ourselves. We are right off a main road with easy access to town, yet you will feel you are in the woods surrounded by nature. We don't have hookups but we do have a water pump and a basic electrical outlet if you need. There's a large firepit that you're welcome to use if there isn't a fire ban in place. The property is fenced and the spot is level. If you need a bit more privacy or a place for additional guests, we have a small cabin that is also for rent on the property! There's a herd of deer that frequent the property as well so, you just might get lucky to enjoy them too!

I have no clue how we didn’t know about this place sooner! I don’t think I have been so happy with an RV spot for a while. Not only the sites are great , but if you have a horse , you can bring it too ? Wow ! On top of that , there is shooting range on the property, tower where you can look at the stars , you can stay in a cabin , tiny home , RV or a tent . Want to try riding a horse ? They offer lessons , and if that isn’t your gem , you can rent an ATV or simply go for a round of pool in rec center. Did I mention hot tub and sauna ? Yeah , they have that too!

What an amazing experience this was, staying at Erin's hostel! I'd never been to a hostel before but can say with confidence I'll definitely come back through the next time I'm in Colorado Springs. The atmosphere was welcoming, supportive, and I felt extremely safe. It felt a bit like a grown-up summer camp--there were activities every day, nightly dinners (for a super reasonable fee), and it was the perfect place to set up with my shuttle bus for a couple of days as I passed through. I would highly recommend it!

Peaceful slice of heaven with accommodating and welcoming hosts. Amazing communication, flexible check in/out and escorted me right to the camp location. Mary Anne's muffins are out of this world delicious and the size of my head! If I'm in the area again, I will definitely stay with these hosts again and would highly recommend anyone to pay them a visit. It was exactly what I needed to start my 2026 camping season off. Thank you both :-)

This was such a cool place to stay. All of the people who worked/volunteered there were so helpful and down to earth. The facilities were clean and the "backyard" was a nice big space that my dog could play in. I really recommend if you need a place to stay.

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.

The elevation can get you if you are not careful. Gambling at Cripple Creek not too far away.

Great spot! Bring a wagon to haul your stuff. Posted a few photos. Note on site 100, it's huge but not much tree cover.

Great campsite but book early in the summer as it is right next to Colorado Springs and spaces fill fast. This park is open year round. It is beautiful, probably the best state park in Colorado. I camped at #63 which was a bit of a walk, but quiet and private as it is set back near the ridge on the loop. It was a clear night so I didn't need the rain fly and was treated to a coyote walking through my site in the morning.

The noise level was as to be expected during peak season. It is worth noting everyone seemed to observe the beginning of quiet time all at once. The rangers and staff are friendly and seem to genuinely enjoy their jobs.
