Boondock Tent Site
Great visit! We got some of her fresh eggs, our dog loved prancing around with her bug fluffy dogs and patrolling the area. Beautiful views, quiet, and welcoming.

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

I can’t say enough about the magic on this mountain!!! Thank you Kodie and Mitch for sharing this place with us for a couple days! Can’t wait to come back to see how your ranch as grown and evolved in time. Thanks for the common area!!! Suuuuper grateful for that hot coffee while watching the sun rise over Pikes Peak!!! We could have stayed a week easily…our whole pack loooved your place. Samson was quick to say hello and great our dogs while we got unpacked and I felt very much at ease when I heard the dogs doing their duty all night.
Thank you for sharing your space! During our week long van camping adventure from IL to CO this was our favorite place we stayed. May your homestead be blessed with great connections, an abundance of health and wealth, as well as much laughter and joy!

My family and I had an amazing time at Kodies land. The Rv location was great and we really enjoyed getting to see the animals and the common area allowed us to have more space to eat and drink coffee in the morning. Hosts were always accommodating and super friendly. Highly recommend!

I had a lovely experience camping here. The spot quiet and beautiful, the hosts were helpful and friendly, and the surrounding community also is generous and kind. I had some car issues while staying here and many of the locals helped me out to get it running again. The dogs do bark but I found this reassuring against predators and also found I didn’t notice after a little while. I would wholeheartedly recommend this site and I hope to return!

Every single person who stayed on the property was an absolute gem! The property itself was beautiful and quiet. Only downside was the dogs barking away but that’s barely a downside.

The view from the bell tent is lovely. We enjoyed how private the campsite was even though it was only a short walk from the common areas. The tent was very well equipped with blankets, chairs and plenty of space. Highly recommended for those that don't own much of their own camping equipment.

Boondock Tent Site
We never met Kodie, but she has a beautiful property with basically a bonus petting zoo! All her animals were so friendly. The guardian dogs for the animals did bark at night but didn't bother us, they're just doing their job! The community area was nice and we were lucky to meet and hangout with the other campers. We did have service (Verizon) which was nice and not expected. The boondocks site was a nice big area, though was at first hard to find as we passed it. The other campers in the bell tent also couldn't find their driveway to their area. We did plan to pack in and pack out but prepare to not have access to any dumpsters near the property, all the ones at the start of Witcher Rd have locks on them.

honestly it was beautiful but it was a lot more secluded than expected. there were no other campers and we didn’t expect that. other than the supposed bears, and hearing coyotes all night it was fine. the dogs will bark all. night. long. so be ready for that but the hosts are very kind.

Great views, close to Guffey Gorge for swimming, and love that it’s dog friendly! We got permission to head up past the tent pad to a little knob where it feels a bit more secluded. Really appreciated the propane fire pit and the water jug they provided at the common space! Additionally, they do have a Keurig with pods if you need coffee in the morning, however we ended up going to Guffey proper for the MountainAries Market that has an espresso machine!

Friendly hosts (and dogs), beautiful sites with amazing views, and stunning sunsets and night skies! We loved staying here for a couple nights. Hiked the incline on the way in and went to Paradise Cove (less than 10min down the road) on the second day. Hosts have games and a chilling area set up, too!

I've been to many HipCamps and this one has to be my favorite one yet. Kodie and Mitch are very pleasant and accommodating and the boondock site was very private and truly spectacular. Lots of beautiful bike riding and hiking nearby and Mitch gave me the scoop on some fantastic places. Easy to find and pull my little teardrop into place. I'll definitely be back!

The Good: Mitch was great at bringing over water, and showed us how to use the gas stove for Smores. The hosts communicated well too. We stayed one night.
The Bad: The bed was an air mattress, not a queen bed. Slept horrible as it was freezing and this was in summer. The glam tent had zero glam. No rugs or anything that would make it more cozy and unique.
Not sure what the justification is for charging 150.00 a night. There's literally no amenities. I guess the right to be on their property is why the fee is so high.

Such a fantastic place! I will definitely be back. It was beautiful and so relaxing. The hosts have a great community set up and Mitch was awesome! He gave us a little history lesson on the area, which is really cool 😎. And bonus points for letting us feed and interact with the animals. Never knew I wanted a donkey until now! We were supposed to go take in some sites nearby, but decided to enjoy the camp site instead, so that says something about this place. We’ll be back for sure!

We got a last minute reservation on Kodie's property and it was an amazing stay! We really enjoyed the community area that had amazing unobstructed views of the mountain peaks. Kodie was gone when we arrived but the individual who was taking care of the property was incredibly personable and amazing. She literally made the trip amazing. Very close are a few beautiful state parks and we enjoyed walking Kodie's property. Our girls absolutely loved being able to spend time with the animals.
We brought a travel trailer, had electric hookup, and got water to fill our tanks at their property. The communal area had a grill, a propane fire pit, a large table for eating, and a few relaxing sitting arrangements (including a hammock). Pulling into the area was easy, plenty of spaces to turn around if necessary. The tent area is also nice and secluded.
We would highly recommend coming for a weekend.

We loved the campsite Kodie and Mitch were offering on their ranch. There was plenty of space to pitch our tent and the view was amazing! It was perfect to get away from the hustle and bustle and enjoy the outdoors.

We loved our stay at the Boondock tent site. It was totally peaceful and the views really were spectacular. I got up early to see the sun rise over Pikes Peak. We definitely want to go again.

Absolutely incredible experience. Jodie and Mitch were so kind, responsive, and helpful. 360 views, so many animals, and plenty of privacy if you want it! We spent the whole weekend on the property and never got bored- even enjoyed a nice storm from the covered common space. I highly recommend this Hipcamp!

Was a magnificent land. This was my first Hipcamp, and I’ll choose these over a state campsite any day! Kodie and her partner were extremely kind, where it felt like staying on families land. They let my daughter feed the goats, donkeys and chickens, which was such an exciting thing for her. The views are spectacular in every direction, and it is only a few minutes drive to Guffey Gorge. There is a porta potty on site, just about 200 feet away. They went above and beyond to make our weekend memorable and comfortable, and even let us stay in the yurt when it was not occupied one night. The only thing we didn’t like was the number of red ants everywhere- even with shoes and not sitting on the ground, I still was bit several times. Not sure any remedy to this, just be cautious. My daughter is already asking to come back! Thanks Kodie and Mitch- y’all are wonderful people!
