The home has had major remodels done on it.
The lake is an old gravel pit to make road base for local road construction.
The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June.
We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja.
Our home is off limits for campers as we need to respect the space for our other airbnb guests.
But in an emergence please call, cell service works fine.
port-a potty is gone for the winter November-April.
port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away.

We are a cannabis-friendly destination but ask that cannabis use stay at your campsite, cabin or tipi.
There are many attractions nearby, such as Mesa Verde National Park, Canyons of the Ancients, Hovenweep National Monument and Phil's World Mountain Biking. Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir.
We are located 45 minutes from Durango, 1.5 hours from Telluride, and about 2 hours from Moab (Arches and Canyonlands National Parks).
The nearest airport is in Durango. The nearest large international airports are in Salt Lake City or Albuquerque.

Our land is out away from all the noise and lights. You can see the milky way and the stars at night are amazing. then to have the view of the Sangre de Christo mountain range is amazing to enjoy. The surrounding valley has lots to offer from the quant little towns and coffee shops to the home style meals at the restaurants. and all the hot springs are amazing.
Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching.
New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. This will cause the toilet to be unusable.
ATTENTION: THE SHOWER HOUSE AND TOILET WILL BE SHUTTING DOWN AND GETTING WINTERIZED OCTOBER 1ST UNTIL MAY 1ST.

“Red Rocks Paradise” is unique and unlike anything else you'll find in the area. As soon as you park your car, a beautiful pathway lit with solar torches will lead you toward the guest sites. The sites are set back at the far end of our 3-acre property, next to a small creek bordering open space.
Colorado has a high-desert climate, so the landscape changes with the seasons. Expect lush green surroundings in spring and more golden and brown tones later in summer, especially during dry years. Photos on our listing represent different seasons.
Just a few steps from the guest sites, you'll find our shared bathhouse with a clean portable toilet, hot shower, hand sink, and shared refrigerator where you can keep food and refreshments cool. The bathhouse is made almost entirely from reclaimed materials, adding a unique touch to your camping or glamping experience. To minimize our environmental impact, we also use a greywater system.
We, Sabin & Randy, are artists and artisans who live and work on-site, and we're excited to share this special property with you!
Our 3-acre property is both our home and our working creative space. It is an evolving property, and you may pass working, storage, landscaping, or project areas on your way to the guest sites. These areas are separate from the camping and glamping spaces.
The guest areas are located toward the back of the property, next to the creek and open space, where we've created peaceful, comfortable spaces to relax and enjoy the beautiful surroundings and Hogback views.
We're continually landscaping, improving, and transforming the property into the sustainable retreat we envision. Our property isn't a traditional commercial campground. It's a creative, evolving place with its own character, surrounded by nature. If you enjoy unique, artistic places with a story behind them, we think you'll feel right at home here.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer.
**Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. **
The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather.
Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer.
Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs.
I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover.
Elevation 8,000 feet, Average Summer Temperatures: Days 60-80 f, Nights 45-60 f, Sunshine Average 73-80%, Colorado Trail Segment 3, USGS Maps: Windy Peak; Green Mountain quadrangles. This is the official info. Basically, the weather is usually similar to the Denver area - just 10 degrees cooler.
About 8 miles away is the small town of Bailey. It has just about everything you might need: small grocery store, coffee shops, gas, laundry, a dollar store, hardware store, camping and sports equipment, brew pub, winery, a few restaurants, potable water station and more.

The open-air, covered Kitchens have sinks, fresh, potable hot water, kitchenware, gas stove —pots, pans, dishes, utensils, etc, BBQ with side burner, critter-resistant food safe, bear-proof trash can, and picnic table outside. We provide a convenient propane campfire for safety since our climate is dry and often windy. No candles or open flames please. Limited WIFI available.
There are easy trails on property along the lush stream (the original riverbed of the Middle Saint Vrain Stream), fishing or swimming in the pond (no lifeguard on duty), or challenging trails into Roosevelt National Forest from the property. (Ask Hiker Dot for guidance.) Several National Forest access points, where you can enjoy peaceful walks away from crowds, are a short drive.
New this year Bliss Camp is adding a 12' x 14' Glamping Tent Cabin.
Bliss Canyon is a spur off of breathtaking, picturesque South Saint Vrain Canyon. Stroll on over to the South or Middle for renowned fly fishing. For climbers, there are over 50 climbs in South Saint Vrain Canyon!
Dark Skies:
If you like to watch the stars and meteor showers, Bliss Canyon is blessed with dark skies with little light from the plains. Bring your telescopes and explore the Universe.
Rocky Mountain National Park, one of the five Crown Jewels of the National Park Service, is nearby. The closest trailhead in RMNP is 10 miles, the next trailhead at Wild Basin entrance to the park is 13 miles, and the Beaver Meadows entrance (main entrance) is 36 miles. Rocky Mountain National Park has breathtaking drives, easy strolls with interpretive signs, and 360 miles of trails. (Advance reservation required for entry 9:00 am to 3:00 pm for main park, or 5:00 am to 6:00 pm for Bear Lake corridor.)
Indian Peaks Wilderness also has several nearby access points and trailheads. Ask Dot for details.
The charming town of Lyons is 20 minutes away with coffee shops, restaurants, bars, lots of great live music, and quaint shops. Also, Spirit Hound Distillery received the award for the #1, Best Whiskey in the World in 2022, hmmm, it might be worth a tasting!
Due to our popularity reservations often fill up quickly. We suggest you make your reservations in advance especially if you have a group to rent the entire camp. At times there are last minute cancelations which allows for last minute openings.

You can explore the 160 acres. The Ranch is a secluded, very hidden, and it is a quiet location. You cannot see the ranch from the roadway. And PLEASE DO NOT TRUST YOUR GPS, we are off 10 Rd and we will send you specific exact directions to find us. You will see incredible views of the Colorado National Monument and the Grand Mesa.
There are 3 full hook-up RV sites and 8 dry "WALK-IN" tent sites 8'X8' raised pad camping sites (the walk is roughly 200 feet). Duck space is for a place to park Walk around the seasonal pond, explore the property, hike a mile to the Mack Wash. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL
LIMIITED SEWER If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, all paper products, oils and grease must go into trash, please and thank you.
We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. We respect your privacy, but if you need anything please contact us or go to the main house. Being a family ranch, we are always working and vigilant of our animals and the security of the Bear Family Ranch. A private and quiet retreat that we are happy and proud to share with you. Our stay was excellent, and we really enjoyed our time here. The campsite is very well equipped, which made our stay very comfortable. It had everything we needed, and we didn’t even get cold since the room had a portable heater. We loved meeting Dot and Byron! Dot welcomed us warmly, showed us around, and kindly explained how everything worked. When we left, Byron came out to say goodbye and chatted with us for a little while. The best part was being able to take a hot shower—it was such a pleasant experience! We highly recommend staying here.

2 nights at Gondola Village at Holy Cross
Super cool cabin and location with a relatively easy 2-3 mile backpack to get there (my GPS said 2.65 miles). I'd totally recommend it and might be back when it's not so rainy so I can hike more. Even with clouds and fog the views down the valley were amazing. It's big enough for one or two people but it would be tight for more. It was rainy but not snowy for my trip and I got a laugh from a comment that a stock 4Runner could make it to the parking area at the bottom because, while yes a 4Runner could make it, a Volkswagon Beetle could make it too. Beyond that the road was one of the toughest I've ever seen and worth the hike just to gawk at the rocks people crawl their jeeps over. I was hiking at about the same pace as three heavily modified and lifted jeeps and even they needed winches.

Incredible and well worth it! We loved this experience. 100% we would come back. Highly recommend the fall / yellow aspen season for the drive up through Mintern.
The cabin had everything we needed. We brought our own water and food (backpacking meals) and sleeping bags, but if this was peak summer time, we would have settled with sleeping bag liners and used the ones provided in the cabin. Note that the shower is a bag shower so heating water via solar or on stove is required. We couldn’t get the lights to work so we plugged the light with a cord into the solar generator for our stay. We didn’t have service from after Mintern on, so we primarily used Gaia GPS maps and it worked great (download both hike and road maps).
We had no issues driving up to the 727/759 junction by taking the Missouri lakes road (super well maintained) in a 2wd car.
The hike up from the junction has some incline, so packing light is ideal. We made it up in about an 1.5 hours, but we were hustling to make it before sunset. In the morning, the hike to Cleveland lake was super fun and quick, and walking by the abandoned cabins on the way back at Holy Cross City was super cool. No wildlife seen besides some birds and pheasants. Lots of rain, but with good shoes we had no issues / slips.

We had such an incredible stay here with our Airstream! The property itself is gorgeous—wide-open, peaceful, and wonderfully private with plenty of space to set up comfortably and unwind. Waking up in the morning to see goats and llamas roaming around was an absolute highlight and brought so much charm to the whole experience.
Beyond the beautiful land, the hosts are truly exceptional. When we ran into an unexpected mechanical issue, they stepped in right on the spot to lend a hand and help us get things sorted out. That level of kindness, hospitality, and generosity is rare, and we couldn't have felt more welcomed or well cared for.
We can't recommend this spot enough and would love to stay here again!

This is a great site tucked back in the trees and still close to Fairplay. My husband and I had a later night so we got there in the dark. It was our first time ever setting up at night.
We have a Forest River Roo 23IKSS hybrid (for reference scale). My guy is a master with a trailer and without his expertise I would have never gotten us in and out. But he's a magician and we spent the weekend happily camping in this location.
It is so quiet, perfectly dark and we slept so well with no one to bother us. Our satellite internet worked well and we could get work done as needed.
The land has a cute trail running through is and being nestled in the changing fall leaves turned us into believers for next years adventures. Peep the leaves but stay the weekend to see them in every light. Karen's land was perfect for that.
Make sure you go into town, get a drink and enjoy the slower pace. It's worth the short 2 hour drive out of Denver.

The property is absolutely stunning. It’s huge. So each campsite is very private. You’re very far away from other campers. They have ponies , alpacas and goats. So that was very cool. We rode our bikes around the campground. That was really fun. There were lots of kids on bikes. And we drove to Wellington Lake. There’s a small trail that links to the Colorado Trail. I went for a great mountain bike ride.

We have camped here before but first time at this site. Absolutely beautiful! Coming up at then end of Sept is now a go to for our camping schedule. The colors were amazing, site was so clean, and the port a potty was spotless. The added perk was the lamas, goats and ponies wandering up to the site just chillin and eating. The kids loved it!

The host is great. Every fire pit has prepared wood for the guest. I need an additional RV booking and the host have me site 2 hr before my arrival. Place is very clean and with great views. Our friends always take a dog and there is no issue with that either.

Great experience, beautiful views and an awesome property. Very thoughtful host with multiple different docks around the lake with boats / kayaks at each, so you could use whatever was closest to your site. Copious amounts of wood was left for fires and a bucket to put fires out at the end of the night. Picnic tables at all sites, ours also had a bench but be careful as I got quite a few splinters from it. A bit of a walk from sites 1-3 to the porta potty, but it’s so peaceful and calm there that the walks were nice. Also was thankfully a very clean porta potty. One thing that would have been nice was a dumpster to throw trash at the end of the trip, but otherwise was a great time. Extra parking is available by the way - you just have to park by the porta potty, which was not a problem. Also note there are paddleboard yoga classes a few mornings of the week run through some local company I think - looked super cool!
