After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol
We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days.
In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances.

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). The lake is an old gravel pit to make road base for local road construction.
The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June.
We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja.
Our home is off limits for campers as we need to respect the space for our other airbnb guests.
But in an emergence please call, cell service works fine.

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol
We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days.
In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances.
Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia.

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. It’s pretty rough and rustic, but it’s quite pleasant when you park your rig right on the shore of the lake and focus your views that way. I enjoyed walking around and exploring the property. They’re actually four or five lakes in the vicinity. I’m used to amazing views so I did not find the the views as spectacular as some other others said, but the sunrise and sunsets are very, very pretty and very worthwhile. Peacock’s next-door, which is really fun, also heard sandhill cranes, plus of course, tons of other birds.
My cat had a fabulous time exploring everything.
It was a super convenient location to visit with friends in various parts of Palisade and Grand Junction. The host is super chill, appreciated.Would definitely stay there again.

Palisade is such a gem in Colorado. This Hipcamp is well located, easy to find, offers electricity, and a level parking spot in a safe area. The views property are also gorgeous! I was lucky enough to spend a night when the farms trees were just starting to show spring buds. I also enjoyed a lovely wine tasting and charcuterie board just a mile down the street at Talon. I would highly recommend the site and personally can’t wait to stay there again! The host, Dirk was extremely communicative and quick to respond! All in all, a five star stay.

Very pleasant spot to camp! Stayed here Feb 27th and 28th to climb at the Ice Park. I stayed at site 1, which had a fire ring, picnic table, and animal-proof storage. I think there was one other person in the entire campground. I was able to make it back there with my Camry due to the lack of snow we got this year, but that probably wouldn't be possible in winter on any other year.

Beautiful drive and wilderness area
We drove from south to north on the scenic bypass and really enjoyed it. Our class A RV struggled a little getting up the steep inclines but it was no problem and the roads are well maintained and wide. The top of the Mesa is beautiful high meadow and lakes and it's worth exploring or just doing the drive.

Quiet, idyllic little campground. Sites are mixed within the spruce trees. No mosquitoes but it was cooler and it rained both days we were there. I imagine that kept them at bay. Site 11 is perfect if you want to be away from the bathroom traffic and have a site that backs up into the forest. Bring your own water as this campground is dry. We stayed there over Labor Day. The drive up to Grand Mesa is quite a unique experience. You go from desert sagebrush to aspen glens to alpine forests in a span of 45 mins. I love Colorado.

I went during the winter when there was about 4ft of snow. Although it was very could it was a lot of fun. The campground is beautiful and I would highly recommend it to others. Great because it is close to the town of Ouray but far enough away to get the feel of really being out there. A few houses close by but still a very quite and beautiful area.
