6. 2nd40 to 420 - The Farm

99%

16 sites · Tents, RVs, Lodging · Pamplin, VA
The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Come join us in Growing our Dreams! Learn more about this land: Large farm with acres for tent camping. 2 RVs on site and Yurts available for rental - able to pull in RV's420 friendly - bed & breakfast options available. Creek, walking, riding trails, in season pool. Happy to host you with a variety of options. This option is for primitive camping on site. Outdoor shower available on property.

The Falls are at the headwaters of Dunlap Creek and are the terminus for the Sweet Springs. Available for guest stays & recreation, are the Upper Falls portion. Surrounded by the verdant George Washington National Forest, the Upper Falls, displays a constant waterfall of around 40-feet in height, & decorates the final mile stretch of the Sweet Springs, both on our property. Additional beautiful cascades pepper our tract of Beaverdam Falls as well. This private tract of unparalleled Virginia countryside will simply astonish your expectations. As the source of the Falls, Sweet Springs Creek, serves as a long, unique home for trout, calcified travertine rock, chalybeate water, and ancient beaver dams (as well as active ones!). Beaverdam Falls is a rare place for the lack of stone and the centuries of beavers who have left their trace in & on our creek—and swamp, the Stick Marsh, which has an active beaver dam. Be careful! 9. Ginkgo Ridge

With views over the ocean of trees and town below, we offer three private and very comfy Glamping Cabins. Each of them provides a terrific place to experience the outdoors in comfort. We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious! We comply with all COVID cleaning precautions which includes cleaning hard surfaces and fresh linens PETS We love dogs! Friendly and well-behaved dogs are welcome but we have pet rules out of necessity. My husband and I first lived on this property shortly after marrying 17 yrs ago, we moved to AK and back in 2013 and have been building our homestead from the ground up ever since. We love this mountain and consider our home a Beautiful Magical Place! We daily connect with the glorious natural elements surrounding us and give thanks constantly. We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others. We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. If you like to chat, we’re usually available, if you like your privacy, we respect that too. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Learn more about this land: Fall asleep to hooting owls and the gentle ripple of the river and creek that flank your campsite. Wake up with a dip in the river or a morning hike in the woods. Feel the hug of the mountains throughout your stay, while also having access to Blacksburg nearby should you need it.  DIRECTIONS: Upon entry the gravel road is shared with my neighbor and it is about 1.5 miles from the entry gate to the site. You'll enter thru a gate (it may be closed, if closed please close behind you as my neighbor sometimes has cows). Go approx 1 mile the road will split...go up the hill on the right. Continue past the Hay barn another half mile. Park on the left side of the gravel road along the tree line. Another 50ft you'll see a wood foot bridge across the creek. The sites are ahead, PawPaw is first, then Bloodroot Base Camp (bell tent), and lastly Cohosh Cove is the most private. Each site has a sign as well When driving, please be respectful of the right of way. Drive slowly and respect the farm equipment. Also please do not venture onto the neighbor’s property other than entry and exit. About the property 20 minutes from Blacksburg and 35 minutes from Roanoke, our campground gives you great access to the “Triple Crown” of the Appalachian trail, consisting of McAfee Knob, Tinker Cliffs, and Dragon’s Tooth. Conquer these iconic peaks of Virginia’s Blue Ridge Mountains for spectacular views of the surrounding wilderness. You can also find Christmas tree cutting in Floyd county, 45mins away.  This property deserves to be shared with others. It is peaceful and beautiful. As your Host, I am passionate about conservation and also teaching people about the medicinal uses of our local herbs. I can lead medicinal herb walks upon request for $25 a person. I typically try to meet the campers if I can upon arrival, I am available for questions and can be hands on or off as the needs of campers suggest. I have had campers ask if I wanted to share a beverage and sit around the fire and have done so. I want to make your experience as enjoyable as possible. I love the peacefulness the property offers, and that you’re in the middle of the wilderness but also have quick access to things in town. The river campsites are my favorite part of the property. At the main cabin I have goats and chickens which hipcampers are more than welcome to greet.  About the listing Pitch your tents at the campsite nestled along the side of the mountain on the banks of the North Fork of the Roanoke River. 6. 2nd40 to 420 - The Farm

Learn more about this land: Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River. Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent. Paddle boards and kayaks are available for free if you paddling near the farm. (Life jackets are limited but are required, so if you have one bring it) drop in a line to fish, or simply sit by the river and listen to the soft rapids. Lazy River Farm is a working farm, with lovely Scottish Highland Cattle, pigs, chickens, horses and livestock guardian dogs.. Your welcome to come and pet the animals. Do not feed animals. Do not go into fields or stalls with any of them. Nearby there are vineyards and breweries, the beautiful historic Masonic Theater, C&O heritage center, miles of back roads to explore, as well as local restaurants. Hello! We are family farm mainly focused on Nigerian Dwarf and Mini-Nubian goats, Kunekune pigs, and silkie chickens! We also have a couple cows, peacocks, alpaca, ducks, quail, pigeons, sheep, mini equine, and rabbits. We can offer as much or as little farm experience as you’d like! Lend us a hand or book baby goat cuddling and sit in the pasture in a sea of friendly goats!! Baby goat cuddling and farm tours can be added on for an extra fee, check our extras! We usually get up early and do our farm chores, and depending on the time of year we could be bottle feeding baby goats or calves, delivering baby goats, or working on outdoor farm projects. Our home was built in 1864 and our barn is original! Our property is not far from Montpelier, the home of our 4th president, and about an hour from Thomas Jefferson’s Monticello. We love wine tasting in Charlottesville, and taking day trips to Shenandoah National Park. We are 45 minutes from Fredericksburg, 28 minutes from Culpeper, and 20 minutes from Lake Anna. Send us a message and learn more about all we have to offer!
