The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. The Guinea farm is 18 acres of feild and forest on the rural middle pennensula. Only 1 mile from 2 separate secluded beaches and a boat launch. There is verly little traffic or light polution here, nature is at your fingertips. Come visit the farm and experience agrotourism at it's finest. There are 3 sites spaced out across the 18 acres set apart for privacy. Wisteria is a primative site closer to the entrance gate. Trilogy is a suspended tree tent in the pines 700' beyond that and seperated by dense forest. Stargazer Tiny cabin is an offgrid rustic camping cabin on the back side of the property. Each site is surronded by several acres of forest and close to the edge of a large feild. There are romaing guinea fowl that may come make a very loud appearance as they canvas the property eating bugs. Deer, Turkeys, Bald Eagles, foxes, and other wildlife are common guests also. Mid-summer is what I call frog season, Tree frogs are abundant and provide a wonderful soundtrack. There are free to use bicycles, an axe throwing board, and cornhole boards available. 4 miles from shopping and dining in Mathews Virginia, 15 miles to Gwynn Island. Gwynn's Island is an island located in the Chesapeake Bay off of Virginia's Middle Peninsula. The island is located in the northeast part of Mathews County, south of the mouth of the Piankatank River. It is connected to the rest of the county by a swing bridge over Milford Haven.

Learn more about this land: Fall asleep to hooting owls and the gentle ripple of the river and creek that flank your campsite. Wake up with a dip in the river or a morning hike in the woods. Feel the hug of the mountains throughout your stay, while also having access to Blacksburg nearby should you need it.  DIRECTIONS: Upon entry the gravel road is shared with my neighbor and it is about 1.5 miles from the entry gate to the site. You'll enter thru a gate (it may be closed, if closed please close behind you as my neighbor sometimes has cows). Go approx 1 mile the road will split...go up the hill on the right. Continue past the Hay barn another half mile. Park on the left side of the gravel road along the tree line. Another 50ft you'll see a wood foot bridge across the creek. The sites are ahead, PawPaw is first, then Bloodroot Base Camp (bell tent), and lastly Cohosh Cove is the most private. Each site has a sign as well When driving, please be respectful of the right of way. Drive slowly and respect the farm equipment. Also please do not venture onto the neighbor’s property other than entry and exit. About the property 20 minutes from Blacksburg and 35 minutes from Roanoke, our campground gives you great access to the “Triple Crown” of the Appalachian trail, consisting of McAfee Knob, Tinker Cliffs, and Dragon’s Tooth. Conquer these iconic peaks of Virginia’s Blue Ridge Mountains for spectacular views of the surrounding wilderness. Additionally, explore Falls Ridge Nature preserve, Cascades waterfall, and Carvin’s Cove for hiking, kayaking and mountain biking.  Or just stay on the campground and enjoy the hiking and swimming we offer here.  Nearby in Blacksburg take advantage of the local breweries or Virginia Tech football home games. You can also find Christmas tree cutting in Floyd county, 45mins away.  This property deserves to be shared with others. It is peaceful and beautiful. As your Host, I am passionate about conservation and also teaching people about the medicinal uses of our local herbs. I can lead medicinal herb walks upon request for $25 a person. I typically try to meet the campers if I can upon arrival, I am available for questions and can be hands on or off as the needs of campers suggest. I have had campers ask if I wanted to share a beverage and sit around the fire and have done so. I want to make your experience as enjoyable as possible. I love the peacefulness the property offers, and that you’re in the middle of the wilderness but also have quick access to things in town. The river campsites are my favorite part of the property. At the main cabin I have goats and chickens which hipcampers are more than welcome to greet.  About the listing Pitch your tents at the campsite nestled along the side of the mountain on the banks of the North Fork of the Roanoke River. As you fall asleep, listen to the occasional hoot of an owl, howl of a coyote, and gentle ripple of the river and creek that flank the campsite. Welcome to our small Farm, nestled in the foothills of the Blue Ridge Mountains in Madison County, Virginia. Located just minutes from Shenandoah National Park, we offer intimate nature-inspired cottages and camping on our 120-acre working farm. We’ve learned a lot over the years about living with The Land and want to share this space with like-minded others. We tend to “rise with the Sun, and sleep when it’s done”, so don’t be surprised if you see David or myself, or our kids playing/working on site. There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Gwynn's Island is an island located in the Chesapeake Bay off of Virginia's Middle Peninsula. You'll enter thru a gate (it may be closed, if closed please close behind you as my neighbor sometimes has cows). Go approx 1 mile the road will split...go up the hill on the right. Continue past the Hay barn another half mile. Park on the left side of the gravel road along the tree line. Another 50ft you'll see a wood foot bridge across the creek. The sites are ahead, PawPaw is first, then Bloodroot Base Camp (bell tent), and lastly Cohosh Cove is the most private. Each site has a sign as well When driving, please be respectful of the right of way. Drive slowly and respect the farm equipment. Also please do not venture onto the neighbor’s property other than entry and exit. About the property 20 minutes from Blacksburg and 35 minutes from Roanoke, our campground gives you great access to the “Triple Crown” of the Appalachian trail, consisting of McAfee Knob, Tinker Cliffs, and Dragon’s Tooth. Conquer these iconic peaks of Virginia’s Blue Ridge Mountains for spectacular views of the surrounding wilderness. Additionally, explore Falls Ridge Nature preserve, Cascades waterfall, and Carvin’s Cove for hiking, kayaking and mountain biking.  Or just stay on the campground and enjoy the hiking and swimming we offer here.  Nearby in Blacksburg take advantage of the local breweries or Virginia Tech football home games. You can also find Christmas tree cutting in Floyd county, 45mins away.  This property deserves to be shared with others. It is peaceful and beautiful. As your Host, I am passionate about conservation and also teaching people about the medicinal uses of our local herbs. I can lead medicinal herb walks upon request for $25 a person. I typically try to meet the campers if I can upon arrival, I am available for questions and can be hands on or off as the needs of campers suggest. I have had campers ask if I wanted to share a beverage and sit around the fire and have done so. I want to make your experience as enjoyable as possible. I love the peacefulness the property offers, and that you’re in the middle of the wilderness but also have quick access to things in town. The river campsites are my favorite part of the property. At the main cabin I have goats and chickens which hipcampers are more than welcome to greet.  About the listing Pitch your tents at the campsite nestled along the side of the mountain on the banks of the North Fork of the Roanoke River. As you fall asleep, listen to the occasional hoot of an owl, howl of a coyote, and gentle ripple of the river and creek that flank the campsite. Be aware there are snakes and spiders; creepy crawlers of all types. We are a chemical free property, please don’t bring toxins onto the site (this includes chemical bug sprays). We’ll help remove critters as needed. Elevation 1200ft; we’re 1/4 mile from Shenandoah National Park. Guided hikes and farm tours available (for a fee) if interested! There are a handful of neighbors, and sometimes cars travel up or down the road, but generally this is a quiet, peaceful area. Our two old time scotch collies keep most wildlife away, but once in a while you get a glimpse of turkey, or hawks, rabbits, etc…. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

Weekend Trip to Indian Camp Lane
We absolutely love coming to the cabin. This was the second time and during a different season and it was equally serene and peaceful. The family is very friendly and helpful and cares a lot which shows. It is definitely becoming a little sanctuary for us away from the hussle and bussle of the daily life and a place of gratitude, peace and calm and spending time in nature, in prayer and with the Lord. Thank you for creating such a wonderful place.

This cabin was absolutely lovely. I cannot recommend it enough! The wood burning stove kept us cozy on chilly nights, and we got great sleep in the loft. The farm pup is adorable!! The kitchen was fabulous and had everything we needed. This was the perfect place to spend a birthday get-away. There were a few wasps and one did find its way into a sleeping bag, but that comes with being outdoors. The town nearby is lovely and the largest antique warehouse in the country is just down the road! Plus proximity to lots of hiking. We can’t wait to come back!

3 nights at Fat Owl Farm
We were looking for a small place for a short getaway near the Shenedoah Valley. This was perfect! The little cabin had a futon and a top bunk bed. There was a chest beside the bed that had extra blankets and also doubled as a table. A small fire burning stove sat in the corner for warmth and cooking adjacent to a rocking chair and there was a cabinet with extra bedding. The beds were already made and included pullows. There was an area rug down to keep feet warm. Outside was a fire pit for the cabin and just down the hill was a large community fire pit. The bathroom (in a seperate shed) was a small hand made toilet with a wood shaving bucket to cover waste (I actually prferred this to the typical porta potty as they smell awful). This toilet was well maintained. We brought our own drinking water, but they will provide for you upon request. There is no shower, so bring your Dude Wipes if you plan on staying a bit. This is not a place for anyone who needs alot of comforts from home or are use to staying in hotels. It is rustic! But if you can appreciate the little things, this is for you. There are also two Collies that live there who will come visit you ro make sure you are safe ❤️. We definitely would recommend this place! Booking was easy and the owner came down to check on us to make sure we had everything we needed. We WILL return!

Weekend Trip to Blanchard Farm
My favorite part of the property was the fun little things to do. Rope swings, hammocks, hunting stand to climb. It was fun to be walking around the woods and come across random little things. The yurt sites were very private and provided your own space for relaxing. I was the only one camping this weekend, but they still seem spaced out enough to feel secluded. Definitely more space than what is given between lots at a state park. Josh and his wife were both very kind and helpful. I have a hard time packing too much around due to health issues, and Josh was kind enough to put me in the closest yurt and help me with the firewood I purchased. The yurt is spacious and gives you a home away from home feel while still being in the outdoors and leaving things like electricity away. I will definitely be back! Thank you so much for such a great trip.

We enjoyed the property and all of the amenities in the cabin. We stayed on a cold weekend and were able to cook hot food and use the heater to stay warm while we watched movies. We enjoyed feeling secluded but also able to reach Ian at anytime.

The place is amazing! Me my wife and our fur baby loved everything about the place. It has a rustic vibe surrounded by farm animals and wild life! The only thing I would have changed was we didn’t stay long enough! The fresh eggs were amazing to have for breakfast, wish I would have got more than just a dozen. And Rodney, the host was such great guy. You have your own little private spot to just sit back and enjoy. We will definitely be coming back in the short future to see the horses, goats, and other animals again.

Stargazer tiny cabin at the Guinea Farm was perfect for me and my pup. Ian was the perfect host and made us feel so welcome. Meeting the chickens and guineas was a lot of fun and the beach nearby was breathtaking. We explored the area, had a few campfires, and relaxed. Even the rainstorm was amazing while inside Stargazer!!! The cabin was super cool. We will be returning! Just a quick note that did not detract from the experience at all - we did encounter some hunting dogs loose at the beach hunting a deer. Its obviously hunting season and off the location, just good to note. We loved our trip here and valued meeting Ian and learning about his much loved birds, clearly living in paradise. Definitely worth a visit! The cabin itself was extremely clean and well stocked. The property was fun to explore, even has corn hole and axe throwing!

I’m a returning camper. Last time I went to Trilogy. Love this whole property. 2WD accessible. I was greeted by the host Ian who promptly brought me a huge pile of firewood. Campsite has a nice picnic table and nice fire ring with swivel cooking grate. The treehouse features a deck with a tent for anyone who needs it. The treehouse also has a griddle and grill running off a propane tank. Inside the treehouse has bar stools and a bar top dining area. It also has L-shaped benches on the back wall and a foldable table. There is a projector with Roku stick for streaming off of their WiFi. Also for fun there is a Nintendo 64 with 3 games including Mario Kart 64. All electrical components run off a battery powered by solar. There are USB-A ports in various area for your convenience. Additionally there are cots and camping chairs provided. I had a great time and felt very safe on the site. I really got to relive some childhood memories sleeping in a treehouse and playing video games. I highly recommend. If sleeping in the provided tent isn’t your thing or you have brought your own, there are countless areas surrounding the treehouse and an adjacent field with ample room 👍🏻👍🏻👍🏻

We had a wonderful stay at the Stargazer tiny cabin. It was incredibly cozy, warm and clean. The cabin had every amenity we needed, and Ian provided clear instructions for everything. He responded to all of our requests quickly and kindly, which made our stay even better. One of the highlights was looking up at the stars at night. It was absolutely fantastic! Aaron’s Beach and Haven Beach were only 3–5 minutes away, and we had the best time there with our dog. This was truly one of our best stays, and I strongly recommend Ian’s place. We will definitely be back!

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

Quite a beautiful drive up to the top of the hill with the changing trees. Very secluded property, cabin and outhouse located at the base of the driveway with the main house just behind. Adorable porch, so so cozy and clean inside, great little woodstove. The toilet is conveniently located in a shed and very clean. It was my friend’s first time ever camping and she happily used it! Lol. Such a great place to unwind after a day of hiking!

We make it easy and fun to experience nature. Here, you can enjoy the breathtaking vistas, watch the spectacular sunsets, chase fireflies, make a campfire, search for the Milky Way, and then sleep easy in your own queen-sized bed on this historic property. The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious! Our farm is a perfect place to relax, unwind, and enjoy nature's beauty.  Location Our property is located in the Appalachian Mountains of SW Virginia, just a few a miles away from the Clinch River and over looking the Clinch Mountain. You'll escape the hustle and bustle by getting lost in our stunning views of the landscape.  Activities Whether you are an adventurer or just looking for some relaxation amidst nature, our area provides plenty of activities for all. You can explore the trails in the nearby mountains, go kayaking in the rivers, or simply relax and enjoy the beauty of the scenery here on the homestead. There are also plenty of fun festivals and activities in the nearby towns. Accommodations Our rural homestead offers a quiet escape. Accommodations range from primitive campsites, glamping A-frame dry cabins to a cozy renovated RV with full amenities or a retro-vintage camper by the creek. Tents with setup are available for rent and you can purchase a 6 pack of eggs from the farm for your next meal.  Wildlife As you explore the natural beauty of our homestead, you can also marvel at the wildlife. You'll see deer, turkey, lots of birds, and sometimes even bears. The night time is just as exciting as the stars fill the skies and you experience the light show of the fireflies in season.  We believe our space is the perfect getaway for anyone looking to relax and breathe in better days. Come join us and create unforgettable memories! Plans We are building an educational homestead with farm stays here in rural SW Virginia to include dining experiences and food preservation classes. Our 35 acre farm is located on a mountainside with beautiful views of the Clinch Mountain. Our location is rural and peaceful with abundant wildlife. Deer, Racoons, Opossums, Bobcats, Bear, Fox, Groundhogs, and Turkey have been spotted on the property. We are a great spot for bird watching as well! Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle.  Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended.  Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property. Please clean up after your pets!
