We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night.
---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night.
---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv.

Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Our sites are best suited for RV or van campers and feature large and level parking areas. We also offer 110 electrical hookup with a maximum vehicle length of 50 ft. Potable water and trash bins are also available there are no direct hook ups for 30 am electric or potable water but we have water access just not a direct hook up.

Blue Mountain Ranch is a summer camp for kids and is a Park County Land-marked Historic District. We are in a little valley at the base of Blue Mountain. We are currently offering one dry camping location next to our lake. You are asked to stay away from our buildings, equipment and other camp facilities. No tent campers. There is no fire pit as well we ask that if you do not have your own portable fire pit please do not build one.

Sunshine Mountain is a shared 7.5 acre property which includes the RV spot, a vacation rental and host’s home. Back portion of the property is a wooded hiking trail for all guests to enjoy. It is located in the historic Ute Pass region. The property was once owned by Ute Indians who later sold it, at which time it became a Hippie camp and later a family home/ranch. We can’t wait to meet you and help you have the true Colorado experience. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Pets must be on a leash at all times and pets and children are never to be left unattended for any period of time.

Very easy to get to and serene! Loved being under the stars and seeing wildlife! Make sure you have a long water hose to reach and connect into theirs. Close to all of the wonderful things to see in Teller and Park counties!

I would like to recommend Dan's land considering I booked and looked forward to camping MTNMN Ranch based on HICAMP options. Sadly, I was unable to reach the site to stay.
I have been talking to friends about me finding Dan to be a remarkable person with communicating, he is understanding and I can't wait to be able to rebook. Plus, I can't wait for friends who plan to visit CO opt to stay and share their experience with me.

What an amazing experience this was, staying at Erin's hostel! I'd never been to a hostel before but can say with confidence I'll definitely come back through the next time I'm in Colorado Springs. The atmosphere was welcoming, supportive, and I felt extremely safe. It felt a bit like a grown-up summer camp--there were activities every day, nightly dinners (for a super reasonable fee), and it was the perfect place to set up with my shuttle bus for a couple of days as I passed through. I would highly recommend it!

This was such a cool place to stay. All of the people who worked/volunteered there were so helpful and down to earth. The facilities were clean and the "backyard" was a nice big space that my dog could play in. I really recommend if you need a place to stay.

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.
