Enjoy views of the Royal Gorge Bridge from this 2.5 acre property that is also close to plenty of outdoor adventures such as white water rafting, zip lining, mountain biking, hiking, jeep tours, and more. This land has 360 degree views so you can enjoy the sunrise or sunset - whichever you fancy! Please no parties. Follow local fire ban ordinances. Smokers must dispose of cigarettes immediately after smoking - no butts on the ground please.Park your home-on-wheels kick back and take in the views of the Royal Gorge, Wet Mountains and the Sangre de Cristo mountain range from our high-desert property with 360 degree views. Most of the property is high desert grasses, pinion and juniper pines, but be on the lookout for cactus as well. Access includes full hook ups (electric, water, sewage) with amenities such as WIFI, propane grill, patio with tables and seating, and a fire circle (fires allowed only per local ordinance). The Royal Gorge Trail system is right up the road and can be biked to straight from the property. Or drive up and park at the available trailheads. During summer months there are restaurants, rafting outfitters, zip line tours and more accessible just minutes outside your door. The Royal Gorge Bridge, Dinosaur Museum, Rock Shop and multiple souvenir shops are open year round. Please note that this is a very peaceful site in the mornings and evenings, but it is about 200 yards from the county road so you can hear the passing of vehicles during daytime hours.  The road is not heavily traveled however. There is a KOA campground (you can shower here for $8/person) across the street and use some of their other facilities for a small fee (playground, pool, large blue slide).  The site is less than 10 mins away from Royal Gorge Bridge Park. Downtown Canon City is less than 15 mins away.

On-site hookup. This water is from the well and has a high calcium content so it is not recommended for drinking. However, we have used it for 2 years for washing dishes, toilets and showering in our RV and no damage has been detected to pipes. Use at your discretion.

On-site hookup. Black water dump station. Two ports and if set up properly two rigs can be attached to them. Or one can be used as a dump station.

We are so happy we found this spot on Hip Camp! The owner was great with communication before our trip and checked while we were there that everything was going smoothly. We have a big 5th wheel and a dog, so the wide open space was a huge bonus instead of a regular RV park. Thank you for sharing your space! The spot provides electric, water and sewer, but they are not all right together since it is a private lot so you might need to get creative on how you hook up. All good though! Loved that they have some furniture to sit and eat outside under the big sky and provided a BBQ as well.

What a great spot. Easy to get to and has all the hookups you need. Janine was very quick to reply to any text I sent. Nice amount of trees, not a lot of shade, but really pretty land. I would recommend this spot to a friend.

We took our small square drop for a two night stay. The location was perfect for exploring Cañon City, Royal Gorge and the Arkansas River. The hosts gave great instructions as to where everything was that we needed for an easy and wonderful stay.

Lovely spot that was private but close to Canon City and Florence. It was quiet and peaceful. Hosts were very conscientious and checked in several times to make sure we were set for the long holiday weekend. We will definitely return. Lots of lovely shops in both Canon City and Florence.

We loved our trailer and tent camping spot. The site was really nice and peaceful. It had a lovely dining table and a campfire pit, which made for a great evening outside. Overall, a great spot to relax.

Great spot, convenient to royal gorge as well as local attractions. Walkable to nearby store and bike able to most of the great MTB trails. Hosts were welcoming and communicated well. Will visit again.

We (two adults, two young kids, and dog in small travel trailer) had a fabulous time on Janine’s land. There is so much to do in the area (RGB park, dinosaur experience, slide and pool at KOA), and it was nice to have our private spot to return to each evening for fires and star gazing. Plenty of room to spread out, throw the frisbee, and hunt for rocks. We really appreciated the patio set and solo stove on site. Will surely recommend!

The site was exactly as advertised, and we enjoyed it. It's in a great location, only a few miles from the bridge, and we could see the bridge from the site. It was also quick to get back to town. There were great views in every direction. The patio furniture, fire pit, and wifi were a nice touch. We didn't use the grill or the water, but it was nice they were available. You could hear a bit of road noise and kids playing at the KOA every once in a while during the day, but it didn't bother us and it was mostly quiet. It was so nice to have all that space to ourselves. Janine was very nice, making sure we knew how to contact if there were any questions and checking in to make sure we had settled in ok. We were towing a small camper, and the site was nice and level.

Janine’s site was great with beautiful views all around and plenty of room for a family or group of friends. Janine was communicative and extremely helpful, even going so far as to check-in and make sure we had all electrical cables we needed to hookup to the on-site power and providing a fire pit for us. Would definitely recommend staying at this site, which provides privacy, but is still close to town.

I needed a spot to sleep in my van the night before running Rim to Rim at the legendary Royal Gorge (which was just a few minutes away)! I felt like I slept at the starting line! The location is perfect if you want a private place close to attractions, amenities, and downtown. This site is excellent for RV/Camper/Tent, and our family tent camp on this site. The views are amazing, and we were spoiled that we had electricity, water, a very clean porta potty, and a dumpster on site. It is about 200 meters from the main road, so you can hear the passing of vehicles, and the KOA campground (you can shower here for $8/person) is across the street, where you can hear some camper's noise background but after 10 pm, it is quiet. It didn't bother us. The site is less <10 mins away from Royal Gorge Bridge Park. Downtown Canon City is <15 mins away. We took our daughter to Centennial Splash water park, and it's perfect if you have kiddies. Justine and her husband checked in on us the first day; they are super friendly! We highly recommend this camp location, and we will surely come back again and camp here in the future!
