We have a beautiful Hammock Garden free for guests to kick back and relax. Texoma Water Taxi is a text away to give guests a ride anywhere on the lake including restaurants. Rock-N A Ranch is roughly 20 minutes away and offers horseback riding. The Cabins and Campsites are within walking distance from each other but far enough away to create that illusion of privacy. We do have a neighborhood close by but you can’t see or hear them due to the woods.  In my travels, I try to bring back something I’ve seen or learned to help improve the guest experience and environment. The river cuts through the middle of the place and is surrounded by four hills that each have their unique characteristics ranging from flat oak-covered to rocky steep ridges. I guarantee you will find beauty all around. We do have a couple of fun areas to try your 4-wheel drive out. Please dont make your own....stay on trails. There are plenty of places to swim. When the Ladder is reserved, you may not swim there. Please be respectful. We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch. Every camp spot has access to all the swimming holes except the ladder when it is booked. The main swimming holes are-- 1. Below the Green Cabin 2. Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare. The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable. We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm. We should have a second bunkhouse up and running by fall of 2025. If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

Beautiful land in the Chihuahua desert north of the Christmas mountains and south of the famous 9 point Mesa. Just north of Mexico and 30 min from Big Bend National park and The Terlingua ghostown . West Texas. Off grid small house running on solar power and rain water catchment. Very cozy. Plenty of land for camping also, discuss with Jim for pricing, if interested. Mr. Keaveny built the house himself over a 15 year period. Very private, although Mr. Keaveny lives on the property in his Jayco most of the time, and sometimes a camping site is rented ----however always giving the house lots of space. Loved this spot! The view was amazing, right by the water. The cabin was cozy and the restrooms very nice, loved that there were individual restrooms/shower. The provided fire pit, sink, and grill at each site made it easy to cook campfire meals. Will definitely be back!

Weekend Trip to Dos Rios - Hill Country Adventure

We stayed in Cabin 13 and absolutely loved it! It had more amenities than we expected- a bathroom with towels, a kitchen with dishes, DVDs to choose from, etc. It was quiet and felt very safe and well tended to. We plan on going back again soon! My kids and I had a great time- my dog too!

There is something very charming and spiritual about Jim’s cabin and land. As a solo female traveler, I felt very safe and at peace. Jim is a true Texas gem — I could listen to his stories for hours. The cabin is clean and eclectically decorated. I enjoyed walking around and looking at his collected treasures. It’s in a wonderfully quiet area with no road noise or loud neighbors. It’s very easy to stare off into the mountains and lose yourself in the views, especially at sunrise or sunset. The nighttime sky alone was worth the 10-hour drive. The Wi-Fi was stronger at this remote cabin than in my own suburban house. It would be very easy to work remotely from here if needed. It felt like a real privilege to stay here. Jim isn’t going to become a millionaire renting out this cabin at such a low price. It feels like a true labor of love that he’s chosen to share with the world. You’ll enjoy every minute here and find it hard to leave. I’m already planning next year’s trip. Items I would bring: lots of drinking water, trash bags, a propane tank (like those used for a gas BBQ grill), and paper towels. Although Jim has all of this stocked, I found myself using more than I normally would and felt bad depleting his supplies. Thank you, Jim for an unforgettable stay! See you next year.

My family and I loved camping at Lake Godstone. It was clean, well kept, just as advertised. The property is beautiful and great for stargazing. The cabins/ amenities were very well kept and comfortable. We felt safe and secluded out there. We will definitely be going back.

Weekend Trip to Seco Ridge Campgrounds

This was mine and my husband’s second time visiting the Seco Ridge Campgrounds. This year we stayed in the Bunkhaus. Our best friend and my cousin also joined us for the adventure. The Bunkhaus is nothing short of incredible. It’s more of a tiny home with an awesome patio area with fun lighting, games, and luxury lounging. A HUGE storm came in while we were there and the Haus had no leaks, nothing like that- it is a true experience. The interior is gorgeous with drywall and recess lighting. The bed was incredibly comfy. Owners Woody and Elaine were so very accommodating and kind. They got us fresh firewood and even fresh eggs from the ground’s chickens! In the Haus, there’s a microwave and large mini fridge for snacks and the grounds have a communal fire pit, swings, outdoor kitchen, running water, hot showers and toilets- I have to wear orthodics temporarily which makes it difficult for me to walk and Woody and Elaine set up a chemical toilet right outside the door of the Haus for me. INCREDIBLY accommodating. The Seco Ridge campground itself is the only place I have ever seen the Milky Way with the naked eye. I do astronomy photography and I was able to take some incredible photos. My family and I sang karaoke outside up to quiet hours time at 11, and had an overall BLAST! The Haus is air conditioned, heated, and has just the quaintest and most fun ambiance. It is a pleasure every year and we can’t wait to come back again soon! This was an awesome experience for our young grandchildren. They learned so much about the animals and loved their first ever horse ride. There was a nice playground, hills and rocks. Things we don’t have at home. I would definitely do it again.

What a great setup! We stayed at Bunkhaus, was super comfortable. Vicinity to Garner state park is perfect for hiking. Brought the whole family, 3 boys and dog and everyone had a good time. Highly recommend and we will be back!

It was a quiet and pleasant stay. We stayed in the 2 person bunkhouse which was very cozy. The farm had some very friendly horses, goats and donkeys that we could feed treats to. The kitchen in the farmhouse was also well stocked with utensils, coffee, and seasonings. The pool was very refreshing in the hot sun. The host was also extremely helpful in calling us and providing all details and responding to our texts during the stay.

I loved how clean the Bunk House was. Especially after a few days camping and driving from NY to TX. It was a relief. The owners are great people; friendly, and inviting. They also do food there, which, hands down, best wings. They even catered to our order from my wife and I of no bread since we're on a carnivore diet. The cleaning fee might seem higher than other places, but, you definitely get your money's worth. Wonderful place, and I would definitely recommend it. I hope this helps their business. These people definitely deserve it.

Weekend Trip to Laf ranch

This place was great. It’s very secluded so get ready to get away. Bring most everything you need, you get a/c in the cabins, a fridge, stove, and out house. There are some basic cookware items but not a ton. The sky is impeccable at night, everything is quiet, and the fire wood is abundant. No fish which kinda stinks but the water is nice on a hot day. We only tried the water near our green cabin to swim with the dogs and it was low it seemed. Great place with dogs as they can be off leash. There are hogs around the area so be mindful at night. 7/10 for sure if you are looking to unplug.

Weekend Trip to Dos Rios - Hill Country Adventure

You do not charge me a $55 cleaning fee when the sheets haven't been changed, but only deodorized with the strongest smelling deodorant I have ever encountered. White towels Always! Ours were gray with brown streaks. I guess somebody used them after they did their business in our cabin. Luckily we brought our own and used those after we showered/ swam. Had to listen to Tammy. Go on and on for 30 minutes about leaving a good review but you know what? No. To her credit she did give us two tubes for free. I'm not expecting Caesars Palace in this type of camping situation but it could have been a whole lot better.
