For July 4th weekend, and Labor Day weekend drive-up sites are a 2 night minimum. In the off season starting after Thanksgiving through April, there is no water or toilet or shower facilities available. The solar shower and water lines may be shut off any time in October if freezing conditions prevail. Please check with us. Our 75 acres is a wonderful, diverse mix of habitat, harmoniously integrated with our small farm. This land was the homestead of the very first non native settler of the area, John Wiley, in 1787. Before that, it was the land of the Mahican native Americans. They named it "valley of the butternut trees", or Wyomanock. The Wyomanock Creek is the backbone of this little valley. Beaver have dammed the creek at several points to create ponds and other wetland features that support a diversity of wildlife including otter, moose and a myriad of birds, from osprey to herons. This sanctuary is host to many uncommon native plants and plant communities. We would love to share it with you! Your host, Thom, invites you to property to explore 75 acres of meadows, woods and water. Choose one of several sites either in the woods or open areas. You are also free to use our outdoor solar shower or take a dip in the cold pond or artesian spring fed pool. Our location is convenient to the Berkshire Mountains, state parks, hiking and other attractions, including Ramble Wild tree to tree adventures and Jiminy Peak. This piece of land was developed by my mother, and named after my grandmother: The Awakening Garden is a translation of her name in Chinese. It is tucked in between the Hudson River (8 miles to the East) and the Catskill Mountains (10 miles to the west). It is just 6 miles from the Village of Saugerties and 14 miles to Woodstock, NY. The piece available for camping is 10 acres, but the entire Garden is comprised of 98 acres of rolling land (most of it in a forestry protection plan) bordered on the west by acres of marshland. Many trails criss-cross the Garden and lead one to pretty or interesting vistas including a large mountain laurel patch, ancient graveyard, and different stands of mixed wood forests. There’s lots of wildlife both on land and in the marshes.

Please leave it as you found it. Clean, dry, and bundled up. Keys – Keys for the gate lock, yurt door and boat chains are kept on-site. Dome – The dome provides air flow and opens with an extendable rod with a hook that is kept inside, next to the front door. (Close it when you head home) Windows - Windows roll up w/ or w/out airflow, (see image). Use the step stool inside, behind the fireplace. Pay attention to the weather and close the plastic window if rain is in the forecast. Spot dry if you forget. Fire and fire pits – No flame near the yurt. Use the propane fireplace outside anytime and replace gas for the next person if empty. Wood fires happen at the waterfront In the fire ring (only) and need to be controlled, have the black bucket full w/water. DO NOT use the indoor fireplace or heaters. First aid; fire extinguisher – kept in the kitchen near the shelves/garbage. First aid kit is in a Patagonia satchel. (Call 9-1-1- in an emergency and please let me know if anything serious occur). Tupper Lake Health Center is 15 minutes away; 7 Stetson Rd #101, Tupper Lake, NY 12986 Cooking – Pest control is critical and begins with deterrence. Please only cook inside as necessary. Things that splatter (i.e. bacon must be cooked outside on top of the gas fire, carrying the stove/burner outside) Food – All food, including dog food must be stored in the car every night, or when away for an extended period. Again…deterrence. Drinking Water - Use Primeo 5-gallon water jugs for fresh water. A hand pump that attaches to those specific jugs is stored under the small kitchen table. Bathroom and wash up – Off Season: There will not be toilet facilities. Bring a camp potty or go to town. In Season: There will be a construction-style porta-john onsite during summer months. Use the Nalgeen jug and soap at the small red table outside the porto-john to wash up. Consider filling it with river water to save money and time. (in most cases the small camp toilet inside should not be used unless we discuss it.) Garbage and recycling - garbage must be stored in the car overnight. The garbage can is wooden. Use bags in each and pack out the two bags when you head home. Replace bag is they run out. Lights – Bring personal flashlights. Solar powered lights inside come on at dusk and another option is available in the kitchen. Both use a remote control. Large pillar candles need to be turned on, but also use a remote control Boats – Use the key to unlock any boat that is available. Paddles are stored under the yurt and lifejackets and cushions are stored in the middle closet in a large bin inside. You should wear a lifejacket. Swimming – Swimming is fun. Be safe and have a partner. When the dam is open upstream (left), the current can be very strong. Sandy areas can be found at the end of the coves, at the property line (see map). Sheets, pillows, towels – Please bring your own linens. Sweep and vacuum - Please sweep and hand vacuum carpets when you head home. Door lock – When you head home and lock the door, you MAY have to lift up and out on the door handle and base to click the latch. Is it locked? Neighbors – They are all friendly but they appreciates peace and quiet. Be respectful and quiet by 9 pm. Contact me if you have any issues and I can relay messages. No fireworks, parties, loud music, constant barking, etc. Pets – Pets are welcome and dogs are often onsite. When pets travel with you, please put the couch covers on. They are stored under each couch. This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. It is quite far from the yurt and will not intrude on your privacy! There is a dirt path back to the yurt. Most guests love the off road drive to our private parking area in the woods, including myself. There is plenty of off street parking. If you do not feel comfortable driving the dirt path back to the yurt, we have a cart for moving luggage and expect a 2-3 minute walk to get to the yurt. The path is not driveable once snow is on the ground.

This property is part of an original hundred acre woods in the Adirondack Park overlooking Lincoln Pond. My grandfather moved an old ice house under the property in 1943 and built the existing camp in 1949. Her family lives in Florida and has continued to maintain and improve the old camp for the last 40 years. After having done selective logging two years ago we discovered a spot in the back of the property overlooking the pond and with the removal of a couple of trees have a beautiful view of Lincoln Pond. The deck with the Yurt is the beginning of an eventual cabin. I live in the main house from late May until late October and decided to share it with like minded nature loving folks. It’s a 1/2 mile hike from the parking lot with total privacy.Learn more about this land:Located on top of a hill on a 100 acre wildlife sanctuary overlooking Lincoln Pond and the Adirondack High Peaks. This was such a pleasant surprise, and I would highly recommend this site to other campers. My group was Brett’s first booking, so there weren't any reviews. Brett was incredibly communicative. He's just starting to get this site up and running for Hipcamp, and his listing was detailed, clearly stating what he provides and what he doesn't, and he reiterated that in his messages. I had several questions, and he responded quickly. The site itself is wonderful. It's on a quiet, secluded road. There are neighbors, but it feels private. The yurt is pretty well stocked. If you want to travel light, you really only need to bring food, bed linens, and a camping stove. You're set aside from that. The yurt is spacious and cozy, with lots of room to sleep a few people. There's also room outside to pitch a tent, which I did. The river and canoe are a one-minute walk down the hill. We only stayed fir one night to go to the Wild Center, but I recommend booking at least 2-3 nights so you can take everything in on the site and in the area.

We had a wonderful stay with a group of 5 adults and 7 kids, and everyone had a blast! The campsite was clean, comfortable, and very convenient for a large group. One of the highlights was getting a tour of the beautiful barn and learning about its history. It was such a nice and unexpected experience that made our stay even more memorable. We had a great time and would definitely recommend this place to other families and groups!

Weekend Trip to Andelyn Farm

Where to start? The yurt was fantastic, with everything we needed for the weekend except our food. Lyn was so kind and welcoming, and made sure we had everything we needed. There’s so much to do in the area, but also lots to do without leaving the farm. We had fun kayaking on the mill pond, walking through the meadows, and swimming in the pool.

Kitchen has everything you need plus a washer/dryer.

Weekend Trip to Glamping Tent Overlooking Waterfall

Sam was an amazing host! We got stuck on the icy road on his property and he came and saved us - with a winch but also humor and understanding! I never imagined a tent in the Catskills in February, surrounded by snow, could be so warm, but it was really comfortable sleeping in the tent. The sound of the waterfall was a beautiful white noise machine to help us sleep and just amazing to look at. The amenities were fantastic but the best thing was the mineral bath - the water was SO WARM and on a cold night that was especially welcomed. I would stay here for 1,000 years if I could!

Sam has a wonderful, well maintained camp. He was eager to help in any way he could, and we never needed anything. Things to note Bath tub!!! Not hot tub!!! (Does have hot water) The tent was PLENTY warm with the propane heater provided. Tent kept out the wind, rain, and cold. 20 bucks for a wagon of pre chopped wood on site. wonderful price, great quality wood. The snow was plowed perfectly but it was very icy. Just be careful. 11/10 would stay again.
