We have three camp sites on a 200-acre parcel of secluded, rural farm land. We are a working pasture based farm where you can see how grass fed beef, pork, chicken, and eggs are produced. There's nothing quite like fresh eggs and bacon after waking up to the sunrise over a fog-filled valley! When you arrive we will provide a complimentary carton of pastured raised eggs and you are welcome to visit our web site (redhouseranch . net) or store to order meats for your stay and/or to take with you upon your departure. We have a wide variety of grass fed beef, pasture raised pork, snack sticks for long hikes, and dog bones and smoked treats for your furry friends. Many of our items are well suited for campfire cooking. Keep in mind that all our products are frozen so be sure to plan for time to thaw. If you're not sure what that involves - we're here to help. We are a working farm but, much of our property is not grazed or farmed. You are welcome to explore the entire area while also getting a glimpse of sustainable, pasture-based, farming methods. Please do not enter the animal enclosures or touch any of the electrified fence lines. Red House Ranch is also the perfect spot for wildlife enthusiasts and bird watchers. During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night. In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. The other three are smaller and are now primarily wildlife habitat. easily accessible with mown paths If you're feeling adventurous, there is a more strenuous hike down into the creek bed where you can find miniature versions of the gorges and waterfalls that our region is known for. We are happy to provide maps and guidance or leave you to your own devices. When skies are clear our area has very little light pollution and excellent star visibility. Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency. Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water. NOTE: PLEASE DO NOT DRINK THIS WATER. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. We provide the following linens: fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

Set on 23 acres with a stream, this tiny cabin will give you an opportunity to enjoy waking up to birds singing and squirrels chattering while having a unique stay. Grill out on the mini-grill, sit around the bonfire and watch the stars, and enjoy the beauty of the countryside when you stay at Rustic Hideaway. Unseen from the road, this cabin affords privacy and a quaint stay, while being away from it all! Our cabin is 5 miles from Whitehall and 5 miles to the Vermont border. Please note that this cabin is not insulated, so it is common to see insects inside the cabin. In the woods, the following animals have been spotted: bobcats, foxes, raccoons, fishers, deer, turkeys, skunks, rabbits, and 1 black bear was seen just down our road. The cabin is set at the edge of the woods behind our home, an 1810 white farmhouse. There are 4 goats whose pasture comes right near the firepit area, and 5 cows in the lower pasture near the mud creek. A train track cuts through our property, so it it customary to hear the train whistle (4 blasts each time it crosses the road nearby) during the daytime and 2 times during the night.

Want to unplug and get away from the busy life? Most mobile phones do not work here! We have only minimal solar electricity, and there is a propane stove as well! Two double beds, one single, and a couple of nice cots. Tent Sites abound! We bought this property about four years ago. It was trashed by the previous owner and had an old dilapidated trailer in the middle of it. We cleaned and cleaned, then we ripped out the bad parts of the trailer and rebuilt the insides, placed a huge metal roof over the whole thing and put in a composting outhouse. There's no running water, and phones don't get reception, so you can truly unplug and decompress in this lovely, quiet piece of land which is close to a ton of hiking / forest land and just down the road from Cummings Nature Center, a great place for family exploration and learning.

We try to be as courteous with our driving as possible when campers are using the cabin, as we want you to have a wonderful stay! 3) FREEZING NOTICE: The outdoor rainwater shower will be shut off for the winter, but may be re-activated depending on periods of warm weather in late fall or early spring weather. The 25-acre south-facing plateau has varied habitat, including a small gorge. There are two prepared campsites and one guest tiny house. You have access to fresh water, fire pits, trails, firewood, and can arrange for hot showers, laundry, additional equipment, and ATV use. There are different berries available from May to September for foraging. The 360-degree views for miles include the 4 State Forest. Dryden is just 6 miles away, Richford 7 miles, Marathon 10 miles, Cortland 12 miles, and Ithaca 15 miles. The stargazing is amazing. The birding habitat in the area is varied, and you may hear coyotes. The dead-end road completes the tranquil setting. There are many state parks and forests in every direction. Griggs Gulf and Michigan Hill State Forest are just 1 mile south. The Finger Lakes State Forest and trail system are approximately 1 mile north. Robison Hollow is just minutes away, as is Hammond Hill State Forest. I am pet friendly, and you may use the fenced yard for your furry friend if Herman (my 14-year-old companion) does not mind, or any of his friends I may be sitting. Firearms and fireworks are not permitted. Herman and I do not like them, and my neighbors have plenty. They hunt, so the critters enjoy the 25-acre sanctuary Firefly Farms provides. Please peacefully coexist with all who reside on the farm. As an avid music fan, the closest venue is a wonderful farm brewery in Freeville, an 18-minute drive. There is lots of free music in the parks, downtown Ithaca, as well as at wineries and breweries scattered throughout the Finger Lakes, some as close as 20 minutes and a dozen within an hour’s drive, including both Binghamton and Syracuse, which are about 45–50 minutes away. State parks with waterfall trails and lakes are also nearby, as are hidden trout streams with natives hiding in every pool, which could also be a secluded swimming destination. Spring and fall bring trout and salmon runs in the nearby waterways. Anglers boating on the lakes is also great.

Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

Reconnect with nature and unplug at this unforgettable farm stay escape just down stream from the High Peaks, minutes from several key trailheads and swimming holes. Enjoy the comforts of a well finished tiny home along with the rustic glamping vibes of being off grid, an outdoor fire pit and using a cozy composting outhouse tucked between the trees. Limited rustic amenities: there is no shower. Electricity is limited to lights and USB ports for charging devices. Potable water jug provided. The space This newly available tiny home on our farm was built by our friend Amy who now lives just upstream. She lived it in for 2 years while commuting for her job and now we've planted it at the top of a knoll overlooking sheep pasture and out across the valley to a seriously breath-taking view of the mountains; from the Sentinels across Whiteface to the Stephenson Range. The Nook is very thoughtfully appointed with tons of light from all the windows, and neat art scattered throughout all the nifty shelves. It makes great use of space and is an excellent spot for a couple in between hikes. There is a working sink for washing dishes and cleaning up but we'll post that as non-potable water to be safe. Drinking water is provided in a big 5 gallon jug ( which can be refilled on the farm). There is no shower. There are two large solar panels that charge a battery bank which provide lights as well as USB charging ports for guests. There are not standard 110v outlets. All but one of the windows are openable with screens. Tucked behind the Nook just in the forest is a composting outhouse where you simply toss in a handful of wood shavings from the can after each use. There's a small solo stove for an evening campfire and a picnic table for eating dinner out front while enjoying the sunset. See photos for more details. Guest access Guests enjoy a private driveway into the corner of our sheep pasture. Park against the woods, then a short 100' walk to the Nook. The top of the hill on the pasture is all yours except a few times a season when the sheep move past grazing for a few days. Our property line is just inside the woods behind the outhouse so the forest behind the Nook is off limits. This field is connected to Blue Pepper Farm, a small sheep dairy with superb yogurt.
