Wild animals such as deer, raccoons, fox, owls, hawks, humming birds, bald eagles and more have made the land their home. Fireflies tend to take over in the summer months, its a beautiful thing to see. It's the perfect place to get away and enjoy nature all while being close to restaurants and downtown Olean if needed. Enjoy cooking on our rustic fire pits or light a fire to just enjoy the crackling sounds and warmth at night. A safe place for kids to run around, enjoy family time and the simple pleasures Mother Nature has to offer. It's perfect for anyone who just wants to get away and immerse themselves in the country. We have 2 camp sites ready right now both come with a fire pit. One is more secluded which is campsite #2 and the one with the valley view is campsite #1. Showers are seasonal. The last day for shower use is Oct 15th. You’re more than welcome to bring your own portable shower hook up and use the shower house for privacy. We apologize for any inconvenience. You will need to have a cigarette lighter access to use the shower to power the pump. We recommend bringing flashlights as our property is solar powered and there is no electric on the property. On low sunny days, solar lights may not last as long into the evening. On rainy days the property can be very muddy and access to the top of the hill to the sites would be best accessed with a 4WD vehicle as well as winter time with snow on the ground. If you'd like to charge your phone we advise you to bring back up battery packs as there is now electric hook ups on site. The most private sites are Cloud 9, Bunny Pit and Lilou's Landing. The cottage is located down by the main house and not at the top of the hill. Pets are welcome, please clean up after your dog. * No firearms or explosive devices of any kind are allowed on the property.

The piece available for camping is 10 acres, but the entire Garden is comprised of 98 acres of rolling land (most of it in a forestry protection plan) bordered on the west by acres of marshland. Many trails criss-cross the Garden and lead one to pretty or interesting vistas including a large mountain laurel patch, ancient graveyard, and different stands of mixed wood forests. There’s lots of wildlife both on land and in the marshes.

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling.Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras'Please read through all details below to help prepare you for your stay : )WifiWe have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. SoundExpect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay.WindowsThe screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave.BathroomOur compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.)There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap.HeatThe Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons.  Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs.  Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly.WaterWe provide a full Berkey full of filtered, clean water from our well with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge.KitchenetteWe provide a Berkey full of filtered water, an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and compostable plates and bowls. Please do not put the plastic plates and mugs in the microwave.Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container.Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. On rainy days the property can be very muddy and access to the top of the hill to the sites would be best accessed with a 4WD vehicle as well as winter time with snow on the ground. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle.  Portable toilet outside & outdoor hot water shower. It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. My partner and I were able to spend a really lovely weekend at the Twin Oaks cabin on Peter's campgrounds. We spent most of our time riding around on motorcycle and got in after dark on both nights. The view of the stars just overhead of the cabin was gorgeous. It felt gratifying to build the fire in the woodstove each night, which heat up the little cabin in no time. We got to see more of the thoughtful details in the cabin and even in the outhouse and outdoor shower as we were packing up on our last morning there. We'll be back in the area this time next year and would love to make it a new tradition to come back to theTwin Oaks cabin! Thank you for offering this space!

Sam has a pretty cool thing going on there. He’s a great host. Everything was provided, and I mean everything. Many different ways to stay there. The outdoor tub was great, plenty of hot water. The inside heater works for those chilly nights. You could hear the water from inside the camper which is relaxing. It’s secluded but not secluded at the same time. You could hear your neighbor if they’re loud enough. The bed is a little small if you like to toss n turn at night. We had a fabulous experience and we will be back to check out the other spots he has.

Sam’s got a really special place here! While not quite as private as I’d assumed (the sites are somewhat close together and near a road and you’d occasionally run into another guest at the toilets), the sound of the water from the waterfall drowns out almost all noise and you still feel like you’re in the middle of the woods. We stayed at the waterfall site with the bathtub, which we did not bathe in, but it was nice to have hot water on site to wash hands, brush teeth etc. The tent was cozy once we got the propane heater going and the added amenities (coffee maker, electric kettle, fire pit with an attached grill…) were nice. There’s even firewood onsite for purchase. Sam responded immediately when we had any questions or issues and was very helpful. Would absolutely stay again!

I really enjoyed this place. It is very peaceful and clean, perfect for resting and disconnecting. The surroundings are beautiful: watching the sunrise over the lake, the sunsets, and the bonfires at night made the experience unforgettable. The nature around brings peace and energy, ideal for relaxing and reconnecting. The hosts were very attentive and always available for anything I needed. You can feel the care and dedication they put into maintaining the place, which makes you feel welcome from the very first moment. Really great little glamping spot. We loved how the tent was up on a platform, and the bed was extremely comfortable. The waterfall right next to the site was an added bonus. We loved wandering down by it. Good amount of privacy being that this site was set behind and down a small hill from the other sites. The bathtub and shower were amazing! Water got nice and hot, though you might want to bring something to hang in front of it if you are shy 😉. Sam was friendly and helpful, and kept to himself. The outhouses were very clean and not smelly at all. The firepit was a great size with a built-in grill grate for cooking. We had a really nice time hiking near Andes (25 min, beautiful drive) and having lunch in the quaint little town. There is also a bar/restaurant and some convenience stores and gas station right down the road in Downsville, but we did not visit. This is not deep woods camping, but was perfect for us. We will definitely go back one day in the future. Thanks Sam!!!

The way that Sam has cultivated this space is amazing. Although my friend and I chose to stay in the Tiny Camper, each of the sites have been uniquely and beautifully crafted, offering the modern amenities in a way that doesn't take away from the feeling of being immersed in nature; it is a beautiful blend of the two. Sam's attention to detail and consideration of the campers' experience while staying here is obvious. The sound of the stream and it's waterfall was so relaxing. Meditating is typically a bit difficult for me (ADHD), but I was able to do it here effortlessly. Then there is the soaking tub, which is ahhh-mazing!! There is something about soaking in the tub, outside, next to a crackling fire, surrounded by all these beautiful elements of nature that is magical. It was also nice that there are a few places nearby to purchase things that I had forgot to bring. There's the gas station convenience store, a Dollar General a block or so down the road, and there are farm-fresh eggs for sale just a quick walk up the hill from the camp. The whole experience was amazing. My stay on Sam's land has brought me to a new understanding of what it means to feel relaxed, and Sam is a perfect example of an attentive host. I will definitely be back and hope to stay at each of the sites.

About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC rock climber! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (just Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: We host 6 Mototrial events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating is not your thing- no worries either. Non-event days are very laid back. On any given day if Trials riders come here for practice (or instruction with Mike) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring events), it's typically only 2-4 riders at a time. Multiple activities co-exist quite nicely here as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Welcome to Trails Head Cabin! Fully renovated a couple of years ago, this quaint and rustic cabin has reclaimed barn wood doors and accent walls hand built by my husband, Rich. The cabin is located on a quiet dead end road, this cabin sits at the head of the Neversink River unique area and offers activities such as hiking, fishing and hunting. There are a variety of bars and restaurants located in the small town of Rock Hill, as well as our local Farmer's Market every Saturday only during the summer months. The cabin is a short trip away from the local grocery store, a five minute drive to Resorts World Casino and Holiday Mountain Ski and Fun Park. A twenty-five minute drive to Bethel Woods Center for the Arts (sight of the 1969 Woodstock Festival). OTHER DETAILS TO NOTE: Please respect our non-smoking policy. There is absolutely NO smoking of any kind allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs. No Drugs or illegal activity. No Smoking or vaping. No incense or candles. We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. However, our property is private and clearly posted, and may only be used by our guests. The cell phone service is very weak when you first arrive at the cabin however, once you are connected to the WiFi you should have capability to call and text. This property is 45 acres of beautiful forest with 2000 feet of streamfront on the Mombaccus Creek where you can hang out and cool off on those hot summer days. Minutes from hiking, fishing and horse-riding and everything great about the Catskills. Rough Cut Brewery is a 10 minute drive with amazing beers and food when you don't feel like cooking at the campsite. 25 minutes to the action in New Paltz, 10 minutes to Walmart and 5 minutes to the Kerhonkson Diner, gas station, laundromat, pharmacy, liquor store etc.

One of my favorite hikes is right down the road and the house is close to Giant Ledge / Panther for a little more exercise. :) You can have a lovely time on the property exploring the meadows and woods. There's even a natural spring 1/2 mile up the road if you want to take some fresh mountain water on your journey. We love enjoying meals on the deck and we are walking distance to rivers, streams and lakes are only a 10 min drive where you can sunbathe on the beach! We're @livingston_manor_birdhouse :).
