We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! This land was once all pasture for grazing animals.
We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide.
Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

This raw, soft, organic land is a home teeming with life. Listen to the birds as they sing throughout the day and into the night. (We call them the fairies). Look for the curious creatures that walk the earth like the frogs and newts. Open your ears to the sweet sounds of the East Mongaup River; and perhaps take the brief walk down to visit her.

Our campground borders the Adirondack Park and is just minutes from Saratoga Springs and Lake George, NY. We offer wooded tenting sites and spacious RV sites. We also have luxury cabin rentals if you need comfortable lodging but want to be closer to nature than you would be in a hotel. We have seasonal RV sites available for those who like to escape for the weekend and relax or just like to be close to the action for the summer season.
We have several tent sites as well as cabins and rv sites!
3 Night minimum for Holiday weekends including July 4th and Labor Day. 2 night minimum on weekends, but sometimes we can make an exception if it's short notice and there are sites available.

We had a fantastic trip thanks to the site being fantastic, and Sam being a wonderful host! There was an unforeseen issue early on and Sam was quick to immediately get my wife and I on a different site without us having to reschedule, no questions asked. Not to mention the grounds themselves are close enough to stores/other outings if you need anything. I would return again in a heartbeat.

Weekend Trip to Angie's Country Cabins B&B
We had an amazing stay at Angie’s Country Cabins B&B, truly a hidden gem. Angie is an incredible host who goes above and beyond, with attention to every little detail that makes the experience feel special. The cabin was cozy, beautifully decorated, and the peaceful setting made it the perfect romantic getaway for some much needed rest and relaxation. The breakfast was phenomenal, honestly one of the highlights of our stay.
We only wish we had more time there and will definitely be coming back.
For food nearby, Whiskey Hill Saloon was a 5 star dinner spot with a great atmosphere and delicious food. We also stopped by Ron’s Treasure, which was such a cool experience full of amazing antiques and history, and the owner is a genuinely sweet guy.
If you don’t mind a short drive, The Nana Peruvian Kitchen is absolutely worth it, some of the best Peruvian food we have had.
Highly recommend this whole experience to anyone looking to unplug, relax, and enjoy a peaceful romantic getaway. ⭐⭐⭐⭐⭐

Comfortable beds, clean cabin, and three bedrooms - one with an en suite bathroom! The location was beautiful and easy to access to the Kingston/ Rhinecliff bridge. We enjoyed our stay and feel lucky to have found this gem.

10/10 u should stay here. i usually dont even like glamping/cabins because i would rather just camp but this was very worth it. the cabin is isolated enough to feel like you are alone you dont even really notice other ppl are staying on the property. its the perfect size for a couple and we stayed with our cat too. the bathtub was so nice and having a covered bbq and pantry outside makes everything really easy. if you want to be outdoors/in nature but straight camping in the northeast winter/cold/stormy season is too much for you this is perfect. Sam is great and was always around if we had a issue or needed help with something. he let us pit fire some ceramics as well which was a blessing.

Weekend Trip to Tryals Park Camp & Obstacle Course
Once I heard that our first warm day of spring was coming up, I knew I had to spend it at the little barn. As usual, Laurel and Mike were amazing during the booking process and were so welcoming. I stayed toasty warm in my hammock and got to watch a lightning storm over the hills through the open hayloft door, which was a highlight of all my years camping. Can't wait to come back!

Sam was an amazing host! We got stuck on the icy road on his property and he came and saved us - with a winch but also humor and understanding! I never imagined a tent in the Catskills in February, surrounded by snow, could be so warm, but it was really comfortable sleeping in the tent. The sound of the waterfall was a beautiful white noise machine to help us sleep and just amazing to look at. The amenities were fantastic but the best thing was the mineral bath - the water was SO WARM and on a cold night that was especially welcomed. I would stay here for 1,000 years if I could!

We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay.
Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

We absolutely loved this A frame house! It was so cozy and magical. Our host Sam was amazing, he is so sweet and had everything set up and ready for us. He was also very quick to respond when we texted him with some questions. The heat inside the house works so well, the fire and hot tub outside were incredible as well. Bath tub!!! Not hot tub!!! (Does have hot water)
The tent was PLENTY warm with the propane heater provided.
Tent kept out the wind, rain, and cold.
20 bucks for a wagon of pre chopped wood on site. wonderful price, great quality wood.
The snow was plowed perfectly but it was very icy. Just be careful.
11/10 would stay again.

2 nights at The Awakening Garden
This was such a cozy and wintery cabin experience. My partner and I stayed over New Years Eve and enjoyed the snow falling, the wood stove firing away, a full moon, and blissfully almost no cell service at all (relief!). It was magical to drop into quiet woods and appreciate an absolutely tranquil experience all around. We decided we want to come back for another round once it warms up this spring/summer!
Tips for future guests: in the cold season, acquire PLENTY of firewood as it takes a lot to stay warm! But once the little cabin heats up, its plenty hot, especially up in the loft. We loved going to Ambrosia Diner down the road too, and bearing witness to the waterfalls of the Catskills.

I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space!

Really peaceful and clarifying time here. I stayed at the Twin Oaks Cabin with the wood stove, which was cozy on the cold winter nights. Lots of trails nearby in the catskills. Friendly host. Would recommend!

Incredible experience! Sam made everything so easy and relaxing, from the pre-arrival instructions to seeing us off when we left. The waterfall is a standout feature and we’d love to return in the warmer months.
