The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. This is a beautiful 40 acre ranch on Hastings Mesa with views of Alder Canyon and Hayden’s Peak. You can hear Alder Creek flowing through the canyon from the comfort of your campsite. Many nearby options for bicycling, hiking, kayaking and skiing… even backcountry, in the area. Once you pull out the driveway you are a few minutes from Last Dollar Ranch Road (hike, bike, or 4x4) where True Grit was filmed, and about a 25 minute (weather depending) drive to Telluride, 35 minutes to Ridgway, and 35 minutes to Norwood. Just outside of Ridgway is Orvis Hot Springs, and more hot springs and a vapor cave can be found in Ouray. The property offers access to Alder Creek and our beaver ponds down in the canyon. The fields are blanketed with Iris and clematis flowers in May and June and other wild flowers throughout the summer including pentstemon, larkspur, and wild roses. There are patches of scrub oak and fields with cinquefoil bushes in the camping areas, and as you go down in the canyon there are aspen groves, blue spruce, and ponderosa pines. The backside of the property is up against BLM land, which everyone is welcome to.

The lake is an old gravel pit to make road base for local road construction.
The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June.
We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja.
Our home is off limits for campers as we need to respect the space for our other airbnb guests.
But in an emergence please call, cell service works fine.

Very nice for an RV park! I typically try to avoid these RV parks, but this one is really nice. Not super big. Lots of space between the campers. A special area for vans. The shower and bathroom house is super nice. Great location. Palisade is just gorgeous. Lots to do in the area. There is some train noise, but I did not notice that at night.

I was excited to stay here just from the photos and the description…. Then we pulled up.
It was private, boutique, and romantic. I see why it doubles as a wedding venue.
We were only able to stay one night but it was enough to get us hooked. The host and hostess were communicative, thoughtful and had outfitted the whole property perfectly. It hardly felt like camping. We lucked out and had the whole place to ourselves- the bistro lights, nearby orchards and proximity to town made it easy to unwind after traveling.
We can’t wait to stay again- for a couple of nights.

Nice spot! There were some floodlights across the street shining at us, so something to be aware od if you dont have curtains or a dark tent. Flat and easy to find. No bathrooms. One mile walk to an amazingggg winery and absolutely lovely views! Relatively quiet road nearby. We heard so many meadowlarks in the field around us as the sun set!

It’s pretty rough and rustic, but it’s quite pleasant when you park your rig right on the shore of the lake and focus your views that way. I enjoyed walking around and exploring the property. They’re actually four or five lakes in the vicinity. I’m used to amazing views so I did not find the the views as spectacular as some other others said, but the sunrise and sunsets are very, very pretty and very worthwhile. Peacock’s next-door, which is really fun, also heard sandhill cranes, plus of course, tons of other birds.
My cat had a fabulous time exploring everything.
It was a super convenient location to visit with friends in various parts of Palisade and Grand Junction. The host is super chill, appreciated.Would definitely stay there again.

This place was AMAZING!
Usually we camp on public land but we were coming in super late and didn’t want to search for a spot.
We were in town for a funeral and this place allowed us a comfortable place to sleep, get clean, and be within min of our family.
I will forever be thankful for this place and will be back.
We heard that certain times of the year they do a Friday event. I believe we will be back to camp and experience this.

We booked this spot last minute for a quick stop over on a longer journey. We got in late and left early so we didn’t spend too much time at the property but everything was great. The host met us when we arrived (even though it was late) and was very helpful. The spot was as described, power hookup and nice camp bathroom very close and private. The area is beautiful. We would stay again if we were in the area.

Palisade is such a gem in Colorado. This Hipcamp is well located, easy to find, offers electricity, and a level parking spot in a safe area. The views property are also gorgeous! I was lucky enough to spend a night when the farms trees were just starting to show spring buds. I also enjoyed a lovely wine tasting and charcuterie board just a mile down the street at Talon. I would highly recommend the site and personally can’t wait to stay there again! The host, Dirk was extremely communicative and quick to respond! All in all, a five star stay.
