    The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses. The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers. As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing  the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees. For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests).  The property is perfectly geared to groups of friends gathering in a central location between the onset of the Rockies and the termination high desert to the west. Friends or family will reserve both Yurts and the RV Site for a perfect reunion setting!

The tipi is nestled in a cottonwood grove, <10 yards from the North Fork of the Gunnison River.     News: We have a brand new shower house close by for use of Grove and Tipi guests.  The Grove Yurt is a primitive living situation by current "Condo-ified" standards of our 21st century housing. It is furnished in the well appointed farm house style of the 1930s in the Midwest. Most of the furnishing are actually from that time. It is also round, which is seldom seen in our current construction palette. After a stay in the Grove Yurt, you will have become accustomed to its natural flow. After leaving, and returning to the world of forbidding corners, you will feel similar to those who have been at sea and return to walk and stagger upon the dry land. The Grove Yurt is nestled in a grove of Large and Narrow Leaf Cottonwoods with the river situated directly opposite. There is an unobstructed view of the surrounding mountains rising from our valleys organic farmland.(we have more organic farms Per capita of anywhere in the US). Inside the Grove Yurt, you can spin like Julie Andrews on her mountaintop and nothing can impede the 360-degree panorama framed by 8 - 4 x 4 foot windows, glazed Double French doors and an 8' x 8'screened opening. The city townhouses we see on late night movies, are generally 20' wide. The Yurt is 30' in diameter. When crossing the threshold, the Yurts fourteen-foot ceiling terminated by a four-foot tinted Plexiglas dome does have an impact after being at the river. We have a dining table, complete with hanging candelabra leading to certain Gothic overtones. The light, sound and smell waft right through the screened openings, giving the impression of being in the forest, but only slightly removed. The king-size bed is placed next to this opening so that guests' attention is often balanced between the activities beyond the dome and the soundtrack of noises from the forest inches away. Heat is maintained through a well-stocked wood-burning stove and all the necessary tools to maintain a roaring fire late into the night. There is a leather rocking chair in which guests very well might fade into ultimate relaxation. The chandelier of course, reveals the rafters in ever changing lights and shadows of the soaring roof rafters with the morning and evening river breezes. Directly outside, near the entrance, is an outdoor simple kitchen with limited cold water steel sink with prep area, ice refrigerator and gas stove. There is a composting toilet by Everlet in a horse trailer with all the niceties 20 paces from the yurt along a solar-lighted path. There is a four-person teak table directly on the river for outdoor dining. The Grove Yurt is the perfect place for rest, relaxation and a secluded getaway. It is removed on the south end of a 35 acre parcel. Our closest neighbor Delicious Orchards is known for its hard cider and organic fruit, a leisurely walk through the orchard for delicious food, often live music and a tastes of local produce in season. In addition, guests will have access to the rest of the property that stretches for a quarter of a mile along the river’s edge. Guests can expect to see amazing wildlife like elk, deer, eagles, red-tailed hawks, king fisher and blue herons and the sweet river otter family known to make an appearance for the most patient observer.

    In Southwest Colorado 3 miles west of Paonia, is a Yurt nestled on a large wraparound redwood deck anchored by two mature Elms. The building is situatetlyd in close proximity to the North Fork of the Gunnison River. The Yurt is a sanctuary far removed from neighbors and below the sight-line and activity of Highway 133.The property meanders above and below the Yurt for a  quarter of a mile along the river’s edge. There are established wildlife corridors for Elk and Deer. Eagles, Red Tailed Hawks, and Blue Herons nest on the property or directly across the river. Robins routinely inhabit the trees directly above the sheltering Yurt. When entering the 700 square foot Yurt, a 14’ high skylight inset in a mad array of knotty Aspen, draws you to its center. Here the fireplace anchors the middle and the remaining amenities unwind to the outside of the circumference. Here there is full ADA kitchen and ADA bathroom, queen size bed, dining table, and sitting area. The surrounding river, mountains and cultivated farmland can be viewed ten different ways through 8 windows and 2 French doors. Think of a random compass point and there you will find a window framing your gaze. There is an openness seldom seen in standard structures. After rubbernecking for a while, your first coherent thought is, ‘I can relax here’. And the reality is, you can. 'In seed time learn, in harvest teach, in winter enjoy.     The location of George’s land is spot on if you want to be close to town for a full Paonia experience and or music at Big B’s. He has options to choose from that include RV/pitch your own, a Tipi or yurt(s) right along the river! There is even a fantastic little shower house with flushing toilet and sink for the comforts of home while also camping.

    George has created an amazing location. We loved it so much we booked for 5 days in July 2026 while there. RV site has electric and is very close to a great bathroom with hot shower. Great walk along the river and to BigBs next door for food, beer, wine, cider, ice cream and live music!!!!

    Tipi camping with Shower House
    George was the ultimate gracious host. He even brought us fresh cut flowers. The Tipi was spacious and clean with our own BBQ grill and fire pit. Bathroom and shower was a bit of a walk but modern, extremely clean with shower and shampoo supplies.

    George's land is simply magical. They've carefully carved out campsites, trails, and a central shower house to make staying there feel private and convenient. We loved every minute of our stay there and being so close to Big B's is a huge bonus. This is our second time staying on George's land and we'll be back again!

    Love the campsite and George the host was great. Definitely loved having Big B's within walking distance which when they have live music is like going back in time with all the great characters that are there. The highlight was the lightening bugs. Great time and look forward to coming back.

    I stayed at Riverwalk for 3 nights in a small trailer and really enjoyed my time there. Riverwalk is right on the Paonia river and comprises a couple of yurts and RV sites. There is art and sculpture everywhere. The sites are well spaced so I seldom saw anyone else. On Friday and Saturday evening there is live music down the road. George is friendly and helpful. There is a flush toilet and a hot shower, water and electricity. Level shaded site.

    George has created a unique and beautiful camping experience near the river. The shower/bath house was VERY nice and clean; his entire property showed lots of attention to detail. Big B’s is next door and had good food and live music. We would definitely stay again.

    Tipi Weekend Near Black Canyons!!

    Had a great memorial day weekend in the Tipi! The site is MASSIVE, it could easily fit 2 families camping together. Tipi was comfy with a night time breeze and two foam mattress pads. Firewood was provided which was so nice - the campfire on the river was the highlight of my trip. Enjoyed the easy access to shower/toilet and to charge devices. George and his partner are LOVELY hosts. 5 stars.

    Such a peaceful and welcoming spot. The host greeted me upon arrival and made me feel right at home. My site had both water and electric hookups for my RV, and the bathhouse was great—clean, private, with strong water pressure and plenty of hot water. The whole place has a laid-back, relaxing vibe. There’s a short path along the river with lots of cozy spots to sit and read: hammocks and an assortment of charming, mismatched chairs. The site had a fire pit with a cooking grate, and there was also a charcoal BBQ available. It’s also right next door to Big B’s, where you can grab their famous ciders—both alcoholic and non. They have live music on the weekends, which could be super fun to check out. I’ve already booked my next stay—can’t wait to come back!

    First time in Paonia, and we loved it! Our campsite was better than expected. George met us at the entrance and showed us to our spot. We managed to back our camper van into the spot which gave us even more privacy. There was a fire ring and lots of chairs including a sling chair. Sites are large and well spaced. Trash dumping and water hose available. The adorable bathhouse is worth a visit alone. Fully equipped. The temps were a bit chilly to try the outdoor shower, but the indoor shower was large, clean and even provided soap and shampoo. There is a nice path to walk around the grounds and along the river. We enjoyed exploring with our dog, but caution that there were ground burrs which kept getting stuck in our dog’s paws and in the bottoms of our shoes (so make sure to check feet/paws/shoes before going back into your RV/tent/car/etc.). Bit of road noise from Route 133 but quiet for being so close to a town. Paonia has several good restaurants (try Sweetgrass!) and cute shops. Big B’s Orchard next door to campground has fun events (like an Apple Festival held the weekend we were in town). Cell service was very limited for Verizon. Most businesses in town offer wifi so you can connect if necessary or just enjoy being off-net! I would definitely recommend a stop at this historic property!

    We loved staying at the Riverwalk Tipi! It comfortably slept our family of 4 and our dog. It was great to have a camping experience where we could just walk up and not worry about setting up our tents. The privacy was great, amenities a bonus and peacefulness just right.

    The location along the river is great! Beautiful camp sites. We walked to Big B's for live music but avoided the crowded campground by staying with George and Devin. The bathroom was nice and clean.

    Grove Yurt
    We had an amazing time staying at George and Devon's property! The yurt had everything we could possibly need, and they thought of everything which was so appreciated - namely the wood burning fireplace, propane grill and cooktop, coffee and tea, and we'll stocked bathroom where we could take a hot shower and use running water. It was everything we loved about camping with all the luxuries we miss included. George was very helpful with instructions, fun to chat with, and very friendly. They have lots of beautiful land to explore, and we enjoyed being able to go into Paonia and the surrounding areas very easily too to enjoy the wineries and orchards nearby. We had a great time and would love to be back!

    The Grove Yurt at Riverwalk was absolutely perfect! We visited for a fall weekend with our two pups and none of us wanted to leave. Everything I expected and more!

    Beautiful property! George was a wonderful host. The camp site was perfect. We had more than enough space for both our cars. The outdoor shower was absolutely wonderful! The bathroom/shower house was clean and close. We will definitely stay there again. It was close to all our adventures and so peaceful.
