We are 32728 hwy 149 Creede. 11 miles towards Lake City on hwy 149. Pull all through the Cabins and either turn left up the little hill camping anywhere, but keep the fire pit open for everyone. Or drive through the green gate past cabin #7 and camp in the pasture. Bathhouse is in the middle of the cabins. (No Bathhouse or water after September 15th.) Fire pit and picnic table are on the hill. You can have dogs off leash anywhere away from the cabins and RV sites, just be careful as we have horses, we don't want the pup's getting kicked. Let me know if you need anything.

Our 220 acre historical ranch has been in the family for over 100 years. The property was once a gold mine stop for the Denver South Park and Pacific Railroad and we are still able to enjoy the train depot and telegraph house from the early 1900’s when the train was running through the Quartz Creek Valley. The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). We have a lovely, shady, and quiet property about a mile outside of Paonia- just a 20 minute walk, or a few minutes bike ride into town. The camping spot is shaded and secluded with hookups on site, as well as a flush toilet and sink in rustic out house and is about 150 feet from the main house. There are a lot of birds, squirrels, chipmunks, and foxes around, and we do our best to respect them!

Beavers have moved in so lots of water from the dam and wildlife to watch. The neighbors some times put their horses on the place. The electric tape is not live. Just move it to get in to the place.

In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol
We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days.
In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances.
Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia.

This is a cute older camping site that would be great for a few days to stay at. It's starting to show it's age, but they still keep everything clean. Bathrooms feature clean toilets, sinks, and showers. The camp host and other employees are very nice and helpful, and that is always a plus. My only issue is that there are a handful of RVs that are being stored and it sort of takes away from the wilderness feeling by being a bit of an eyesore. Overall, I would recommend if you happen to be traveling through or want to spend a weekend in Gunnison.

Oasis was a great spot to camp in our travel trailer. We had a great view of Blue Mesa Reservoir and it is relatively close to Black Canyon. The hosts had a great Memorial day with a cook out on Friday and pancake breakfast on Saturday. OMG the huckleberry pancake yum! We would stay here again.

In a rural area near the Grand Valley. Site is level, private, conveniently arranged, as described. The nearby road carries light backcountry and local traffic. Owners are nearby and stopped once during our stay to say hello, nice folks. The firewood bundle is a great value. Very close to the extensive local network of BLM and Colorado Monument trails. We'd stay again.

Absolutely beautiful. The darkest skies you'll find in the area. Wide open field to the east for a beautiful sunrise through the Aspens. Trees are pretty close on the west, which is okay because the road is right there also, but there is not a lot of traffic, I think three trucks and four four side-by-sides went by all day, it is a private community after all. If you walk out into the field you can see North and South pretty good as well. I was there to start gaze so I did not walk around much, but the people that I did see were very nice. I did venture down to evergreen lake, be careful, it gets really, really steep, and there were lots of deer, I think I saw 20 deer in one day.

Our stay at Bristol Mountain/Broken Arrow Ranch was wonderful! We stayed in our 27ft fifth wheel and it was perfect. Plenty of room in our spot. The views were probably my favorite part of staying here. The property was clean, nice and very quiet. The location is great close to a few great hikes and scenery. It was close to Creede you could be to town in about 15 minutes which was perfect. I loved the phone booth lol. We had 2 dogs with us and it was fine for them! I would definitely recommend staying here. I have no doubt we will be back.
