My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, laundry, gas, liquor store/ dispensary, electric car chargers, etc. I have dry, split firewood available for $5 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Mount Snow is 40 minutes away via Routes 9 and 100, and we’re only 45 minutes from the Mass MoCA art museum in North Adams, Mass. The Harriman Reservoir is located 20 minutes away and provides a variety of spaces for boats, kayakers, swimmers, picnic areas with grills and more! Do you want an “off the beaten path” hike or swimming hole with rocks for sunbathing? We can direct you to several secluded spots on our property or within 15 minutes. The Green River covered bridge and log dam is 10 minutes down the road, and you can sample from several farmsteads and art galleries in the area. Interested in homesteading or farming? Would you like a historic walking tour of ancient stone structures on the land? We love to share our expertise — ask about our tours and experiences. Here's some more background about the farm itself: Our farm's site sits near an ancient Abenaki foot trail and crossroads of sorts. Stone cairns and old stone springs speak to centuries if not millennia of human habitation. The land was developed into a farm during Halifax's hey-day in the 1800s. Like many "hill farms" in the region, that farm disappeared into the forest after farmers moved to the Midwest after the Civil War. Thus the land was fully forested when Tristan purchased it in August 2005 — raw acreage, no buildings, no fields. He has been building it into the farm you see around you ever since. Alison joined in 2020, and we had two kids along the way. The land is permanently conserved with the Vermont Land Trust, meaning it cannot be developed. The forest is sustainably managed for wildlife habitat to Forest Stewardship Council standards. The farmland follows organic practices. We both have off-farm jobs (in the sustainability field), leaving the farm as our passion project. What we grow: Our gardens are home to Mandrake (the real-life plant that’s repotted in Harry Potter), dang-shen, Caucasian mountain spinach, sea buckthorn, haskap, teosinte — the wild ancestor of modern corn — and dozens of other edibles and medicinals that have been in relationship with humans for centuries or millennia and have largely vanished from modern gardens. We grow for ourselves and we donate our extra eggs and produce to the Foodworks pantry in Brattleboro.

Try your hand at gold panning in Broad Brook—campers are welcome to borrow equipment and give it a go.
