Socks Family Farm comprises 30 acres, high in the hills of Cabot VT. We book only one reservation at a time, to give our guests a unique, private experience. Campers can choose from a wide open site with a view of the mountains, or a secluded site in the woods, with the babbling year-round brook in the background. The fields are meadowland, where we pasture our animals, cut hay, and enjoy the company of a diverse cohort of grasses, flowers, insects, and birds. During the day, you can linger in the gardens, visit the sheep and chickens, wade in the pond, hike in the woods, walk the lovely dirt roads, or head out on your bike. If you're ready to range further, we're a short drive to hiking, paddling, fishing, swimming, epic mountain biking, quaint eateries, microbreweries, and more. St Johnsbury and Montpelier are the closest cities (25 and 35 minutes). Burlington is 1.25 hours, and Montreal is 2.5 hours.
We moved to this land in 2007 with our two small children, and began developing a homestead. Over time, we built 2 greenhouses, a large equipment shed, planted and fenced an orchard, berry & perennial patch, & vegetable garden, made several flower gardens, set up systems for pasturing sheep and chickens, planted native shrubs and trees, and completely renovated the farmhouse. We practice organic regenerative agriculture and landscaping, with a deep commitment to strengthening and diversifying ecological systems. We offer free farm tours, and those who want to help and learn are welcome. We love the beauty of this land, and look forward to sharing it with you.

Art classes and materials are available, for pottery [ beginner to advanced.] as well as sketching, fabric dyeing, plen air, or making mandalas. I do have leather tools, sewing machines, and stained glass. Bring your project or try a new one.
Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself!
Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples,
cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.
Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! See you soon!

The Maple Hollow Shelter site is close to a dirt road, very accessible by car or van, yet it offers plenty of privacy. Its sits amid a working Sugarwoods and offers much shade in the summer. There are native ferns growing all around. We have some trails throughout the property, feel free to explore. The shelter is big enough to pitch a tent, hang a hammock, or just sleep under the stars. There is a big firepit and firewood provided. Please no cutting of trees. There is an outhouse on site, but no potable water. The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. This 150-acre property has been in our family for 32 years and now houses three generations.
Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes.
We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams.

Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching.

Kathleen and John’s cabin is a treasure. It’s exactly as cozy and beautiful as the pictures suggest, and well stocked with the essentials for a comfortable stay. I spent 4 days in December there during consistent snow fall and high winds and never suffered for it. There was ample wood for the stove and fresh water. It was an ideal setting for my trip.
And beyond all that, the hosts were extremely thoughtful and caring, even going so far to help me unstuck my car from the unforgiving vermont snowscape.
I can’t recommend it enough. 10/10

Susanna's Pine Cone Cabin experience was everything I could have asked for when booking blind for the first time. The cabin is beautiful and cozy, the location is peaceful and serene, and the available amenities on site and nearby all make this a seamless way to unwind and enjoy the beauty of Vermont.

The cabin was a perfect retreat for my husbands birthday. Our dogs enjoyed all of the outdoor adventures and cozying up with the wood stove. There’s enough creature comforts to feel at ease while also enjoying the simplicity of being in the woods.

2 nights at Vermont Rustic Retreat
The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

This was our second time at Sandy’s property and we can’t decide what our favorite season to visit is! There are so many amazing qualities: privacy, lack of light pollution, views, etc. that already have us planning our next visit. Lovely, secluded campsite in the woods. Potable water and trash (plus recycling and compost) located at the barn, about 300 ft away. The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.

Beautiful location, accommodating and welcoming hosts. Very nice clean bathrooms, showers, and laundry! Best I've ever seen at a camp ground. Sites are pretty private with their own sink and tent. It is in the middle of nowhere but pretty easy to find off the main road. Dog friendly. Wish we could have stayed longer!
