This off-the-grid homestead sits on a quiet dirt road just outside the quaint village of Chester. Spread across 28 acres, the property features streams and trails to explore. The 8' x 14' Studio, complete with an accessible entry ramp, offers an elevated porch overlooking the garden, Adirondack chairs, an outdoor kitchen with table, grill and two-burner camp stove as well as a fire pit. Guests also have access to an accessible bathroom with a clawfoot tub located in the main house, about 250 feet from the Studio. An outdoor shower attached to the main house is also available. A wood-fired barrel sauna can be reserved for an additional charge. Frank, Julie, and their a very chill black Lab, Skye (who roams off-leash) welcome all visitors, from local to international, LGBTQ+, and those of all abilities. Chester itself offers a small grocery store, convenience store, a great coffee/sandwich shop, wine store, and several restaurants. Hiking trails are available both on the property and in the village, while Okemo Mountain, Mount Ascutney, and Lowell Lake State Park are just 20 minutes away. Manchester and Killington are approximately 45 minutes from the property.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. Just minutes from I-87 and the Lake George Region, our A Frame site offers a 120 square foot authentic A-Frame cabin with an open Adirondack Lean-to approach. This 1-4 person A frame comes with 2 to 4 sleeping cots, 2 hammocks (available) with hanging space inside or out and plenty of space to pitch a tent all around, tent included. Down by the runoff stream (sometimes there is no runoff!) you'll find a fire ring with a cooking grill and outdoor seating. Inside the A frame you're provided a lantern, gas cook stove, kitchen ware, food storage cooler and small table and chairs. 14 gallons of potable water is provided. There is a small corner loo inside the A frame with a flushing RV type toilet for the ladies and also a comfortable Adirondack outhouse with an ecological waste removing system. As far as we know, this land has been occupied since shortly after the civil war.  It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well.  All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time.  During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings.  There have been many owners over the years, but we are proud to say it has been with us the longest.  Our family bought it in 1961 and we have been trying to be good stewards ever since.  Come and visit our little patch of wilderness!

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.

INCREDIBLE The cabin is gorgeous, overlooks hills and forests, the wood stove kept us warm all weekend and the overall energy of the cabin is just really welcoming and lovely. Exactly what we needed. We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

We got unlucky that the first night was uniquely cold and windy but the host was so great at trying to accommodate and keep us warm. She was very available and considerate. Our host, Stephanie, was incredibly welcoming and helpful. Grateful Acres is just 25 minutes from great restaurants and coffee shops, and only 5 minutes from the stunning Somerset Reservoir and nearby hiking trails. Staying at the Dome in Know Town is truly one for the bucket list! The hosts are welcoming and so helpful. We stayed for three nights and even in the chillier weather on late October nights, the easy set up made everything a real breeze. The out house is extremely well kept up with and the land around the Dome gives so much to do and explore. If you’re thinking about it, BOOK IT! You won’t regret it 🙂

A former farm now a 150 acre forested retreat. Mt Ascutney, a 3500' monadnock is to the north and view in excess of 60 miles to the south. Phone numbers on the wall of the cabin. The road has gotten quite rough with all the wet weather. 4wd with ground clearance is recommended. Total trip from our house is 320yd if your car is not up to the trip in. Curl up in front of the fire and relax. Marsh Billings farm museum in Woodstock has lots of Vermont Country store is close and Woodstock has unique shopping. Spacious one room camp, bunk bed, dinning table, and chairs. Sweeping view to the South. Swimming pond 5 minute walk. LP burner and some cooking utensils. Wood stove for those chilly nights. No electricity but LED battery lighting. l. Note that we do not charge a cleaning fee like some sites. We appreciate our guest leaving the camp as found. So far so good! Camp has the following: LP 2 burner cook top, pots and pans, dishes, flat ware, some spices and such. Fresh clean water will be at the camp when you arrive. The furnished jugs have been cleaned. If you still wish to bring your own drinking water please do so in reusable jugs. We are trying to limit plastic use. NOTE: Using GPS, Google map, or other device our address may come up as Perkinsville, Ascutney, or even Springfield even though the town is Weathersfield. Check the map and just confirm that Center Grove Rd is shown or called out as off of Weathersfield Center Rd. Firewood for the outside fire pit is available under extras. However if it has rained or raining you may want to bring kindling wood. We now have slab wood for sale if you do not want to rummage for wood in the forest PLEASE BRING YOUR OWN KINDLING WOOD FOR THE STOVE. Chunk wood is furnished for the inside stove. There is a splitting maul, snow shovel, and hatchet Check in and out times are flexible if no one is booked on either side. We have a level 2 EV charger listed under extras. And last but not least if wedding bells are in your future your host is a Justice of the Peace and can perform wedding services!

Located three miles up on Stoney Brook road with a beautiful stretch of the brook passing through the property. Stoney Brook feeds into the White River, which has multiple amazing swimming and fishing holes, and is great for kayaking, canoeing, and tubing. On site activities include fishing, swimming, hiking, and skiing. Situated close to Killington, Woodstock and various local points of interest. Know Town welcomes well mannered pets (2 per site). We are 420 friendly and geared towards hosting those interested in arts, music, meditation, and ecology. We are currently building a Geodesic dome that will be available to rent soon. However it is currently a bit of a construction site, so pardon the appearance. Also, it should be noted that there is currently no Wi-Fi or cell service. Please be aware that Vermont prohibits out-of-state Firewood. In the future we hope to have firewood for sale, until then firewood can be purchased locally. There is also plenty of dead wood on our property to scavenge.

Many options to eat in the area and other events going on throughout the summer and fall months! Or, just find your self getting away from it all to enjoy the quaintness of this rustic cabin. You will find exactly what you will need here to support your glamping adventure! Solar power is set up to power the cabin as well as potable water can be provided onsite for drinking or cleaning the dishes/pots/pans that are also provide within the cabin. There is fire place outside for roasting marshmallows with firewood provided. Or to simply just sit back and enjoy, but feel free to cook your dinner on as well! There is a Full size bed and also two twin beds provided. Linens can be provided but it wouldn’t hurt to bring your sleeping bags just in case! ***During the winter months you will have to hike to the cabin!!*** Don’t be afraid to ask more questions if you are considering booking! Chilly evenings in the hut are easily tempered by a pot belly stove fed by seasoned wood. A built in bunk accommodates two people, but it’s possible to sleep up to four guests.

Surrounded by hundreds of acres of national forest, campers can enjoy the sounds of a swift stream flowing nearby, birds chirping in trees, and the rustling of leaves and branches in the breeze. This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights. The sleeping area offers four generously-sized bunks, a loft area, and a queen futon. Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. In Manchester, guests can enjoy everything from shopping & dining to outdoor classes for ATV driving and fly fishing!
