This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space. Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life. All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky. We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays. We also don't offer longterm rentals as we focus on short term camping.

We do not allow RVs or trailers on our main farm due to our narrow mountain driveway. Wisteria Camp has a private driveway, it can accommodate small RV/Trailers. Camper vans are welcome at the main farm! Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours. The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries. Follow the drive down to the river front campsites.. This is due to a yearly Festival held in Scottsville where Historic river . Smallmouth and catfish are biting. Go by a local store and buy night crawlers,worms and a pack of 2/0 hooks and you will catch something . Firewood available per request and delivered for$30.00 a load. Accessible by car or canoe, East End at Seven Islands provides endless fun for the whole family, including your well behaved off-leash dogs. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free On the other side of the river you might hear a train passing by at different times, both, day and night. Safety Notice: Not accessible by boat, canoe, or kayak when the James River level is 6 feet or higher at Scottsville. At 7.5 - 8 feet, there is not much beach to play on and the river is too dangerous to navigate. You can drive in and camp, but please stay clear of all water activities, including fishing, in these dangerous conditions.

Located conveniently between Richmond and Charlottesville only 3 miles off I-64 but feels like the secluded countryside. 174 Acres of forested land in the Draper, Virginia area with scattered clearings that are connected by over 2 miles of cleared roads throughout the property, which are perfect for hiking, cycling, and horseback riding. The property includes a very small creek, several ravines, ridge lines and trails to explore. We frequently encounter deer, rabbits, squirrels, and the occasional turkey, black bear, coyotes and Bigfoot. The thing people seem to enjoy most is the privacy and and quiet that allows you to connect with nature. Each of the 3 sites is hundreds of yards away from each other. Note: there is no bathroom on the premises, however you can book a toilet tent as an extra. 4 Wheel Drive or All wheel drive are helpful during the winter months if there has been a lot of rain or snow/ice. Things to watch out for are deer ticks and poison ivy. Campers are expected to leave the site neat and take all their trash with them. We are located about 5 minutes from I-81 or 15 minutes from I-77 making it an easy place to stop when passing through on your way to other adventures. If you are coming on I-81, use exit 89-A. Don't let Google maps take you to Frog Level Ct near the town of Pulaski (LOL). Nearby attractions include Appalachian Gem and Gold Mine on Route 100 (5 min), New River Trail State Park (10 min), Claytor Lake State Park (20 min) and the Town of Draper has a couple small town shops to explore including The Draper Mercantile and Trading Company and the newly opened Conery where you can get wonderful ice cream cones and more. Also, check out the Draper Mountain overlook on Rt 11, just 10 minutes from our HipCamp. We love hosting campers and are happy to help make accommodations to help you have an enjoyable stay. We have 3 sites but only allow 2 to be in use at a time on the property. This insures that all guests continue to feel complete privacy from others and allows us to always have an alternate site available if campers want to change. Available "Extras" include portable toilet setup, Woodshop class making a cutting board, Bigfoot sitings as well as various camping gear items and games. If there are other extra's you would like to see or something you forgot to bring please let us know and we will see what we can do.

116 acres of forrest, hills and dells. Miles of hiking trails marked and well maintained. A small pond and beautiful labyrinth. Over 50 acres of deep wilderness woods. General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)

We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed. You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well. We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest. Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. I offer Forest Bathing and individual retreat support sessions, an quarterly sweat lodge and also vision quest support if people would like to experience a solo nature immersion feast.

Deer, Racoons, Opossums, Bobcats, Bear, Fox, Groundhogs, and Turkey have been spotted on the property. We are a great spot for bird watching as well! Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle.  Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended.  Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property. We have traced this farm's history back to the 1750's when a mill was built on Reed Creek. There is a log home that we know that was built in 1840 still on the premises. The white farm house across from the camp sites was built in 1877. The fish hatchery that is still in operation today was built by the Federal Government in 1923. Learn more about this land: Camp site situated along 3 separate creeks connected by one large private 11 acre field. Tate Run/ Reed Creek/ Venrick Run. The farm house is across the road and the whole property comprises of 88 acres of woods and pasature. The farm house was built in 1877 and the Ranch currently operates with 30 head of cattle and a working trout hatchery. We have traced this farm lineage back to the 1750's when a mill was constructed at the meeting of Tate Run and Reed Creek by Swiss Immigrant Henry Grubb. Camping here along Reed Creek is peaceful and quiet. Located just a few short miles from town it is easy to get to ...but a long way from the world at large. In Short, it is lovely and we hope you enjoy it.

Weekend Trip to Southern Revere Vineyard & Farm

We really liked this spot for a quick camping getaway from Richmond! We enjoyed the winery with a nice selection of beers on our first night and drove out the Shenandoah NP for a hike on day two. We felt like privacy was really good at this spot. (We didn’t realize campers were at another site until we were packing up.) The fire pit with built in grate and the picnic table made for a nice set up.

Absolutely wonderful scenic views and it's nice to see all the show horses while walking to the shower and toilet. Once I found my campsite and got settled in at site 3 (I was conveniently upgraded from site 6 which is for tents since I was the only one) it was really accommodating and everyone was so nice. I spoke to Wendy who was feeding the horses. I took my girlfriend out on the canoe and we just talked it was really pleasant. There's a nice little overlook at the pond to climb up and just have a conversation. Honestly felt like something out of a book and will definitely come back.

Traveled with 2 children and two dogs. Loved the privacy, space, river, fishing.... and so much more. The accessibility to get something need is great! The host is super responsive and extremely helpful with anything they can possibly assist with. Reserved and new trip before finishing the 1st. We are planning to visit as much as possible.

1 night at Cornerstone Farm

The site was great for camping of any sort for a self-sufficient camper. I was only there 1 night so I put my tent, etc under a tarp and slept in my SUV. I knew there was an outhouse, and it far surpassed the one I grew up with-no bad smells or bugs! The site itself was straightforward with a picnic table and fire pit. The heavy wooded area to the north contributed to my feeling of being in the forest. There was no noise from traffic to dampen my enthusiasm. I had hoped to get some pictures of the night sky but I had not planned well enough because the moon was full and outshone the stars all night. The map feature from Hipcamp worked well when I was searching for the site and my GPS took me back to civilization when I had to leave.

We had such a great stay at this Hipcamp! It truly feels like you’re completely away from everything—peaceful, quiet, and surrounded by nature—but you’re actually just a few minutes from the interstate, which made getting there and getting around really easy. The host was incredibly kind and welcoming, checking in to make sure we had everything we needed while still giving us plenty of space to relax and enjoy ourselves. You can tell they really care about their guests. We had a little unexpected excitement during our stay, but even that didn’t take away from how much we enjoyed the experience. It’s the perfect spot if you want that “away from it all” feeling without being too far off the grid. We’d definitely stay again

Yet another wonderful stay here. This has become our favorite Hipcamp location in Virginia. I’ve also recommended it to others through various forums. There is nothing quite like the peace and quiet of sitting on the riverbank, listening to the water and the birds, and the breeze through the trees. And the sky at night is dark. Michael keeps the road in excellent condition, so no bottoming out and no tree pinstriping. We will keep coming back as long as they’ll keep having us!

Sam’s communication and hospitality was forefront from the start. Gracious host, clear instructions, and a person who genuinely cares about guests. I do not properly read one instruction, but same answered our call on a Sunday morning, and asked about our stay, and was very kind. Highly recommend.
