Starting December 1, or first night below freezing we will be closing down Bath House and only access will be at outhouses. Only sites near outhouses will be open and there will be no access to water. Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space. Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life. All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky. We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays.

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Camper vans are welcome at the main farm! Our farm store includes our Animal Welfare Approved products such as Eggs, Chicken, Beef, Pork, Lamb and Dairy, as well as produce, jams, coffee and other items from our local community. We offer camping essentials, local art, bike rentals, farm experiences and tours. The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries. A few offerings on the farm. Tasting in the 1850s Chestnut log cabin, tubing trips, breakfast and picnic lunches, Animal experiences and Yoga. Go by a local store and buy night crawlers,worms and a pack of 2/0 hooks and you will catch something . Firewood available per request and delivered for$30.00 a load. Accessible by car or canoe, East End at Seven Islands provides endless fun for the whole family, including your well behaved off-leash dogs. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Your site is approximately 2 acres, so you will have your choice of where to pitch a tent or place your camper or trailer. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free On the other side of the river you might hear a train passing by at different times, both, day and night. Safety Notice: Not accessible by boat, canoe, or kayak when the James River level is 6 feet or higher at Scottsville. At 7.5 - 8 feet, there is not much beach to play on and the river is too dangerous to navigate. You can drive in and camp, but please stay clear of all water activities, including fishing, in these dangerous conditions.

101 Acres of forested land in the Draper, Virginia area with scattered clearings that are connected by over 2 miles of cleared roads throughout the property, which are perfect for hiking, cycling, and horseback riding. The property includes a very small creek, several ravines, ridge lines and trails to explore. We frequently encounter deer, rabbits, squirrels, and the occasional turkey, black bear, coyotes and Bigfoot. The thing people seem to enjoy most is the privacy and and quiet that allows you to connect with nature. Each of the 3 sites is hundreds of yards away from each other. Note: there is no bathroom on the premises, however you can book a toilet tent as an extra. 4 Wheel Drive or All wheel drive are helpful during the winter months if there has been a lot of rain or snow/ice. Things to watch out for are deer ticks and poison ivy. Campers are expected to leave the site neat and take all their trash with them. We are located about 5 minutes from I-81 or 15 minutes from I-77 making it an easy place to stop when passing through on your way to other adventures. If you are coming on I-81, use exit 89-A. Don't let Google maps take you to Frog Level Ct near the town of Pulaski (LOL). Nearby attractions include Appalachian Gem and Gold Mine on Route 100 (5 min), New River Trail State Park (10 min), Claytor Lake State Park (20 min) and the Town of Draper has a couple small town shops to explore including The Draper Mercantile and Trading Company and the newly opened Conery where you can get wonderful ice cream cones and more. Also, check out the Draper Mountain overlook on Rt 11, just 10 minutes from our HipCamp. We love hosting campers and are happy to help make accommodations to help you have an enjoyable stay. We have 3 sites but only allow 2 to be in use at a time on the property. This insures that all guests continue to feel complete privacy from others and allows us to always have an alternate site available if campers want to change. Available "Extras" include portable toilet setup, Woodshop class making a cutting board, Bigfoot sitings as well as various camping gear items and games. If there are other extra's you would like to see or something you forgot to bring please let us know and we will see what we can do.

This camping experience takes place on a 200+ year old farm. We currently offer multiple camping options, most of which are only accessible by either all-wheel drive or 4-wheel drive vehicles.  The first location (along the main road) is solely for RVs or travel trailers (TT). The other camping locations are for tent camping, and much smaller/narrower and rugged RV/TT with a 4-wheel drive towing vehicle. Daniel and Cherith Kennedy purchased this 164-acre farm in 2014, and Daniel's parents, Brent Rita Kennedy, purchased the 1800's era farmhouse from Daniel and Cherith a couple years later. Together, we have transformed this farm back into a working farm with hay fields, cattle, donkeys, goats, sheep, chickens and any other critters we buy or rescue. We are currently rehabilitating the 1700's era one room schoolhouse at the front corner of our land as well. This farm is full of memories, hard work, and is absolutely stunning. Your hosts on-site are Brent and Rita Kennedy, and they are famous for spoiling our guests rotten. They can give you tours of the farm, some in-season eggs and veggies as they have available, and even throw in some petting opportunities. Our 35 acre farm is located on a mountainside with beautiful views of the Clinch Mountain. Our location is rural and peaceful with abundant wildlife. Deer, Racoons, Opossums, Bobcats, Bear, Fox, Groundhogs, and Turkey have been spotted on the property. We are a great spot for bird watching as well! Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle.  Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended.  Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property. We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed. You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well. We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest. Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. I offer Forest Bathing and individual retreat support sessions, an quarterly sweat lodge and also vision quest support if people would like to experience a solo nature immersion feast.

We have traced this farm's history back to the 1750's when a mill was built on Reed Creek. There is a log home that we know that was built in 1840 still on the premises. The white farm house across from the camp sites was built in 1877. The fish hatchery that is still in operation today was built by the Federal Government in 1923. Learn more about this land: Camp site situated along 3 separate creeks connected by one large private 11 acre field. Tate Run/ Reed Creek/ Venrick Run. The farm house is across the road and the whole property comprises of 88 acres of woods and pasature. The farm house was built in 1877 and the Ranch currently operates with 30 head of cattle and a working trout hatchery. We have traced this farm lineage back to the 1750's when a mill was constructed at the meeting of Tate Run and Reed Creek by Swiss Immigrant Henry Grubb. Camping here along Reed Creek is peaceful and quiet. Located just a few short miles from town it is easy to get to ...but a long way from the world at large. In Short, it is lovely and we hope you enjoy it.

Our farm contains about 400 acres of fields, woodlands, our home and an 18th century home that we restored for nightly rentals. It is quiet here with night skies where you can actually see the stars. Yet we are only 18 miles from the Jamestown Ferry and Colonial Williamsburg and more.

1 night at Private Paradise on Rivers Bend

This is an amazing camp site. I should probably write out a bunch of bad things so people don’t come here but my goodness is this site awesome. 180° surrounded by a small river, large hills and rock outcroppings face one half while the other half is forested farm lands. The campsites to your left and right are far enough away that you don’t have to worry about other people being in your business. I car camped here during the snow storm of 01/2026 so the river was frozen over but I’m sure there are rock bass or even trout. Great spot… highly recommend… definitely coming back in the spring to try some fly fishing!

Weekend Trip to Watercress Inn at Landon Farm

Jennifer and her partner were warm, friendly, responsive, and kind. Our honeymoon was made absolutely poetic by waking to a snow covered ground and a gingerly cared for goose egg wrapped in the warm wool of Josie. The map provided was detailed and offered many a good adventure. The eggs we gifted to our new landlord who enjoyed, and we are still sipping the camp roasted coffee with memories of sweetness dancing us to peace in this crazy world. Thank you for showing up and offering your gifts and talents to the world that we might share in such sweet community.

Weekend Trip to Private Farm Minutes to Cville

This campsite's location is great if you need a place to stay near the city. The campsite itself was spacious and relatively quiet. Unfortunately, one of the days was very rainy-- our tent flooded and we found it difficult leaving the muddy driveway. All in all, would use again, as long as, there is no precipitation in the forecast.

If you are lucky, the host will give a tour of the 100 acre woods.

Graham was an excellent host and all 4 sites here are beautiful! We stayed at site 2 but since no one else was on site we were able to walk the rest of them too. Site 2 is definitely the largest and most wide-open for multiple tents, we had 4, 6-person tents. Graham communicated, brought firewood down twice for us, and all in all we felt like we were the only ones out there! Beautiful spot and will definitely be returning!

Absolutely loved the place, we did a winter camping on site 1. There are total of 4 sites, initially used the directions from the app which actually is misleading, so please update it, use the address and instruction from the owner. Will be a beautiful place, it’s primitive camping, would be a great upgrade to put some toilet facilities. Will be definitely going back in spring to experience the river.

Bob was such a wonderful and gracious host. I lost one of my beagles, and he helped me get the word out quickly, online. Thankfully we found her, none the worse for the wear! In fact I think she had a great time. The camp sites are well laid out and I think this would be a great place for a group.

Weekend Trip to 100 Acre Wood

Our trip back home from GA to WV had a lot of traffic delays and the weather was turning much colder than expected, so we decided to power through and drive straight home. But since this was right on the way home, we decided to stop and check out the site. It's a beautiful spot with trees on three sides, so there's less wind. The site is primitive but well maintained with two nice picnic benches and a good fire pit. Communication was great. We will be back!

4 nights at Private Paradise on Rivers Bend

Private, quiet stream-front site. Our lab loved frolicking in the stream. Site was level and well-sized for my truck and camping trailer. In the summer, it would get a lot of sun over the southern ridge opposite the river, so solar collection would work. In November, sun was in short supply, and the sun angle was pretty low, so we just barely eked by. We bring our own bathroom facilities(Cleanwaste GO), but other campers who don’t want to be digging cat holes should be aware that there are no bathroom facilities if they are staying on site for a long time. Convenient to Old Rag for day hikers, and Montpelier for history buffs. No trouble with raccoons etc, but we kept our food secured just in case. Nice steel fire pit, which made cooking over the fire a breeze.
