1100 acres of gorgeous natural land at the headwaters of the Medina River. Crystal clear and clean spring feed water. Fourth-generation family owners. Remote camping. Very private with plenty of varied terrain for hiking swimming, tubing, biking or just hanging out in a hammock enjoying the breeze and peace and quiet.
About 2 miles as a crow flies from Lost Maples State Park. You drive through a 13,000-acre ranch to get to us. We are at the end of a dead-end road with one way in and one way out.
NO FISHING
As our topo map shows we have a wide variety of terrain ranging from steep cliffs with huge views to shady canyons. The river cuts through the middle of the place and is surrounded by four hills that each have their unique characteristics ranging from flat oak-covered to rocky steep ridges. I guarantee you will find beauty all around.
We do have a couple of fun areas to try your 4-wheel drive out. Please dont make your own....stay on trails.
There are plenty of places to swim. When the Ladder is reserved, you may not swim there. Please be respectful.
We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch.
Every camp spot has access to all the swimming holes except the ladder when it is booked. The main swimming holes are--

. These are unique camping spots along the Guadalupe River. I didn’t exactly understand how unique until I started getting feedback from my campers.
The surrounding scenery will lower your blood pressure and do wonders to let you reconnect with nature. Sit back and close your eyes late in the evening and listen to all the wildlife talking to each other. There is faint traffic noise from 90A about a 1/3 of a mile away but it calms down after 7 or so.
Currently no amenities but I am in the plans for some portable bathrooms. Please be prepared to cover all your bathroom and cooking needs. I do have some good clean well water from a faucet on the way into the campgrounds.
Campfires are permitted.
There is a convenience store (Diamond A) with clean bathrooms and a great bbq just 5 miles to the west on 90A and a Walmart and HEB 10 miles to the east on 90A. (Both Diamond A and Walmart sell fishing licenses if you need one.
Dogs are allowed at sites 3 and 4 but not at 1 or 2 where my livestock guardian dogs have access to. No matter the size or temperament of your pets you are always expected to have them under your control at ALL times. I have very small livestock in the area frequently

Property has been in family since 1987. The land has a rich history of wild boars and other wildlife. There is a live creek that runs along one of the property lines and is 50 ft deep.
Pastures are mowed three times a year and always look beautiful. There is some
terrain that is rough and the land has not been traveled. Bring machetes and a compass (We are not a rescue team). The land is ready to be loved by our visitors.
The llamas will come to greet you and so will many more things in this wonderful place. We are conveniently located in a secluded area, but just a short drive from many local conveniences.

Come escape to a heavily wooded 31 acre pristine wildlife habitat. Only one hour east of Dallas but it feels like another world. At the end of a one lane rock road- this is a very secluded property. It is perfect for tent camping groups and individuals, has a very positive vibe and is more peaceful than most state parks. It adjoins a 950 acre wildlife park with 1200 exotic animals. Many can be seen from the road or you can pay to drive through and feed the animals.
Your host is Randall Oliver. He has been organizing group campouts for years and enjoys hosting, bringing people together and inspiring a love of nature, camping and paddling. Everyone is welcome and campers are treated like family. He can teach your kids to kayak and build a camp fire.
You can fish for largemouth bass, cat, crappy and bluegill in the two ponds and swim, paddle kayaks and paddle boards, hike the jungle trail and socialize around the campfires.
There are no designated campsites. You can camp anywhere except between the green building and the front pond. No vehicles are allowed back on the property. Off road wagons are provided to help haul your gear. Front pond camping areas are 30-100 yards from parking area. The rear pond is more secluded but farther from the parking and outhouse. There are four fire pits around the front pond and one next to the rear pond.
The tiny handcrafted Hummingbird Tree House is perched on an elevated deck overlooking the front pond. and features a queen bed, a bed in the loft for two small kids, electricity, lights, fan, hummingbird stained glass windows, screened operable windows and a screened, operable porthole window in the kids loft. The deck has lights, tables and chairs and outdoor table and chairs and a thatch covered umbrella. There is no heat or AC in the tree house. You must bring your own sleeping bags, blankets and pillows. No food, smoking or pets allowed in the tree house.
There is a rustic outhouse with a modern composting toilet, sink, faucet, lights, soap, etc. and a nearby cold water outdoor shower (no privacy), sink, counter and faucet. Use of firepit and grill, kayaks and paddleboards, rod & reels, hammocks, swinging chair and tire swing is included. Firewood can be purchased $1 per stick

At the designated tent camping sites, you will find oak groves that provide opportunities for shade. The RV sites are in a picturesque field that provides excellent views of the sunset. The field leads down to incredible cypress trees lining the Medina River. We also have a primitive camping area down by the river that requires you to park in a parking area and walk to your preferred camping spot.
If you are looking for solitude and untouched nature, this is the place for you. The comforts of Bandera are conveniently only a 5 minute drive away. We are located less than 2 miles from Bandera City Park!
At this time, all sites are completely dry. We do have porta-potties available. RV sites are boondocking only (no water or electric at this time.) Guests may stay at Memmie’s Farm for a maximum of 6 consecutive nights.
Our slice of land on the Medina River is truly gorgeous! There are beautiful cypress trees that are magical year round, and there are often small rapids. If relaxing in the shade by the river and dipping your feet in is your thing, our property is perfect for that! However, this is not a swimming hole. The Medina River is generally not considered safe in Bandera, TX, due to consistent low flow. Swim at your own risk.

Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare.
The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable.
We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm.
We should have a second bunkhouse up and running by fall of 2025.
If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

Once you start down the driveway you'll see the lake through the trees, making the rough 5-mile ride worth it.

1 night at Good Guad Land Co.
I had to pivot from original plans and ended up here last minute. What an incredible slice of magic. Everything was so clean and straightforward. The outhouse became one of my most favorite photos out on the property. The night sky here will keep you late enough that you’ll miss a good sunrise, and you’ll still be satisfied. The hosts were so kind and prompt.

Randall was an absolutely fantastic host! From the moment we arrived, he made us feel welcome, comfortable, and right at home. He was friendly, attentive, and went above and beyond to make sure everything was just right.
I attended the campsite for my birthday, and Randall helped make the experience truly special. The campsite was a wonderful setting for celebrating, and his hospitality made the whole weekend even more enjoyable. You could tell he genuinely cared about his guests having a great time.
I highly recommend staying at Randall’s campsite. If you’re looking for a beautiful place to relax, celebrate, and make great memories, Randall is the kind of host you hope to have. Five stars all around!

LAF ranch is a magical place that is hard to describe with words. Divine would be my choice.
There aren’t many places in Texas that yield such pristine and untouched property so we will certainly return time and time again.
Fritz is an excellent host who will ensure you have a great trip and provides awesome background on the history of the area and resources for the property.
10/10 stay

Wonderful campsite 5 minutes from
downtown Bandera. Stayed at the riverside camspsite by the beautiful Medina River. Camping was well maintained. 1 minute walk down to the river. I took my 3 biys and we had a great time playing in the river and exploring.

My husband and I had such a relaxing, peaceful time at our campsite. Will was awesome with communication and the property was beautiful! Was it too hot to be tent camping, yes but we took all the precautions to keep cool. There was plenty in shade for our tent and cooking area. We brought a canopy pop up for when we fished and it was perfect to stay out of the sun.
In total we caught 5 gar and one giant blue catfish!
We saw the goats and cows but never close to our camp but they’re so adorable.
Can’t wait to be back in the fall/winter.

Weekend Trip to Good Guad Land Co.
Very nice place, very clean, looks brand-new. Fantastic location, the cabin itself is an absolute attraction. Great idea, transformed the best way possible. A bucket-list level experience. Loved it throughout. Also incredible view onto the mountains and night sky. Milky Way to reach out and touch.
Location easy to access, getting in and out was a breeze. Host instructions and communication exemplary. Definitely will come back!

2 nights at Good Guad Land Co.
My partner and I stayed at Li'l Capitan Cabin for two nights and loved the spot! I had originally booked it as just a place to sleep after a day of exploring the area but every time we got back to camp, instead of going to bed because we were tired, we ended up on the roof, watching the skies, and scoping out desert critters with headlamps. I've never been excited to see a rattlesnake up until now so thanks for that Wes.
I was hesitant to use the outhouse because snakes and other desert crittings but that thing is cleaner than my home bathroom. The walk to it at night might be a little far for some but headlamps are a thing so it shouldn't be an issue.
Finding the location was a little tricky on night one but Wes SPECIFICALLY told me to come before dark on day one. Guess who didn't listen to that? Me. It was me. Once you see it the first time it's impossible to miss after that but that first time you really should heed his warnings.
Will definitely be planning another stay when it's less dry so that I can have a fire on site and kind of just camp out here.

We loved our stay at LAF Ranch! Super relaxing… nice to have a private spot to unwind. The place is beautiful and the river felt amazing. Fritz was incredibly helpful, friendly and all around just a great host. We hope to return soon.

Tent camping was great. The owners are very kind and allow you to get the most out of your trip. Having a functioning bathroom despite being a primitive campsite is nice, and you're not too far away from the town if you need anything. Even was able to order another air mattress after suffering from a leak. Can't wait to come back.

I loved the Ranch House/ Cabin! I brought my 3 teen grandchildren. ALWAYS on phone...so I looked for something remote and open...loved the whole ranch. Got there and we got to look around. It was HOT but kids were okay with that. Went and got some hot dogs and stuff for s'mores. The sunset was beautiful! They couldn't use their phones so we did what I had hoped to do. They started a fire....grilled hot dogs and roasted s'mores...and we talked by the fire! Kids said they truly enjoyed being unplugged! The place itself was large enough to accommodate us 4. I can't wait to do this again. I would definitely recommend to anyone who wants to unplug. No TV was a plus! Lana has the perfect place to just get away. We also got to gaze at the stars. The open sky was just amazing!
