This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Also at your campsite there is a firepit, garden hose,(not available during the winter)and a 8x8 hammock perfect to stargaze in! We are now offering kindling firewood with fire starter and matches. Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

A great spot to come and camp high up on a hill. Pitch a tent and enjoy the solitude of camping in the middle of a hay field, under a huge oak tree. In the middle of farm country. From time to time you may smell a little cow smell or hear/see a tractor drive past.  However, there is nothing greater than the smell of fresh cut hay in the summer breeze. The cabin was the perfect size for my fiancé and me! We enjoyed cooking over the fire pit and hiking down to the river and waterfall. It was quite cold while we were there but the space heater really did the job when turned on to max for a couple hours, we even had to shed a couple blankets! Would definitely return, especially in the warmer months to cross the river and see the waterfall up close. The only heads up is that the bathroom is a short walk up a small hill to a port-a-potty. Amy was helpful and the directions were clear! The free kindling was much appreciated.

Theres something really special about this place! The horses are amazing, the land and trails are beautiful and the people are nice and friendly! My old van made it easily up the hill and the parking was nice and flat and the power hookup very good! My dogs also had a great time! The WiFi worked very well on the iPad but the phones struggled a bit. But really I have to dedicate some words to the horses: oh my, what beautiful animals they are! And they are all rescue! Mama and Lacey stole my heart!

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. 4 nights at Trails Head Tiny House

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Weekend Trip to Terrace Farm Phoenicia

We absolutely loved the Beechwood site!! It was private and well-maintained, complete with firewood, a clean outhouse with composting toilet, a really nice fire pit, and a container of non potable water. A few steps away from the hiking trail that led us to an amazing view at the lookout point, and there is a fresh spring at the base of the trail. Adele is a wonderful host, and her farm is truly beautiful. The 3 camp sites are spaced far apart in the woods behind the farm, and the Beechwood site in particular comfortably accommodates one large tent (there were two of us staying), and also has a picnic table with benches, and a wooden rocking chair by the fire. We had an awesome time, and we’ll will definitely be back!
